627 Elizabeth Street - OldTown - Key West

The bright and cheery Cigar Maker Cottage at 627 Elizabeth Street sits near the tippy-top of Solares Hill, the highest spot on the Island of Key West. The home was meticulously renovated and received a Certificate of Excellence and a Silver Star for Renovation in 2010. I have written before about this lovely home and do so again now that it has been recently re listed. The listing Realtor describes the property this way:

The renovation included major structural improvements that will outlast all of us. Those improvements permitted the owners to edit the traditional approach of room configuration and ceiling heights in cigar maker homes. So what you think you know about a house that looks like this probably is not what you will actually see. The living room is at the rear and has a large vaulted ceiling and wonderful built-ins. The stairway to the second floor master bed and bath is dainty and ever-so-charming.

The home has a very elegant but not overstated feel once you enter. Every detail has been attended to but not in such a way as to make you feel uncomfortable. Some houses come across as being so "done" that you don't fell you can sit down. Not here. This home was made for sophisticated but also relaxed living.

Two bedrooms with a shared Jack and Jill bath are located at the front of the house. A guest bath is tucked in the hallway just off the living room with its vaulted two story ceiling. Oh boy - not this one again. This house may be nice but it has been on and off and on and off the market so many times I can't count. I saw it back in 2008 when it had been just completed and it was listed over 1.2M. I also remember it listed a while back at about 850K. Gary this one is just overpriced. It may be cute and on Elizabeth Street but something is wrong here if it hasn't sold yet. Is it listed by the same agent? It may be time for a new one if so or atleast a new marketing idea. Hey, if I remember this property you better believe others will too and think there is either a problem, overpriced or just stale on the market.

Yep, it's back. And yes it has been priced at various prices. The owner has been the listing agent. (Disclosed in mls if you looked there.)

I still think it's time to re-think the owner as listing agent. I may be wrong but I would want my home the best possible person to sell for me especially in today's market. I would be too close to it to be impartial. An attorney will usually not represent themself nor a doctor treat themself so why should real estate be any different? I would think another agent could offer a different marketing approach and perspective. Or we could be wrong and they are just testing the waters without really wanting to sell at all.

I used to be an attorney. When I need legal counsel, I hire a practicing attorney despite what I think I know about the law.

Yes, I remember the old saying about a lawyer who represents himself has a fool for a client.
I think a realtor who represents his own house ... well you know the outcome!

I saw this property during an open house last spring and it is lovely. I think it is a good time to re list this property but the price increase might be a mistake. Although this price increase is not as bad as another old town property that has been on the market forever at 800K and just increased its price by 200K after adding a 25K pool.

Nothing to warrant a price increase is correct - too old on the market. I saw it too and yes, it is nice, but there are other properties in Old Town that are just as nice and not as pricey. Are they really out to sell or just out to see if the market will justifiy such a price increase?
