1223 Margaret Street - Key West

Sitting Pretty at 1223 Margaret Street in Key West

The charming Conch style home at 1223 Margaret Street is now availble at the asking price of $895,000. This three story home was built new (not remodeled) in 1999 by Lauramar Development. That developer built several "in-fill" properties in various Old Town neighborhoods around that same time period. Each of the projects quickly sold out because the houses had the desirable architectural look of "look" of historic Key West homes. The houses, however, were built to rigid new building codes and used modern building materials. The resultant homes are easier to maintain on the outside and much more livable on the inside (compared to some historic homes with numerous small one-purpose rooms).

The listing Realtor describes this home thus:
"Spacious Conch style home built in 1999, located on the edge of Old Towne and just 5 blocks from Higgs beach. This home is extremely bright with 4 large en-suite bedrooms and a half bath on the lower level. As you enter you are greeted by a very large open living/dining area with sliding glass doors leading to a great pool and spa. There is also a small artist studio on the otherside of the pool with a mini kitchen that can easily be used for a guest..Upstairs and downstairs have wonderful covered porches surrounded by lush tropical landscaping. One off street parking space."
1223 Margaret Street has 2412 sq ft of living space on three floors and sits on a slightly irregular rectangular lot 34'x98' (3292) sq ft located at the corner of Margaret and United Street. A white picket fence encloses the small minimal maintenance front yard. There is a two story front porch with sitting spaces on both levels. There is a small entry hall that offers direct access to the great room to the right and the pool and guest house to the rear. Or you can ascend the first of two tiers of stairs leading to any of the four bedrooms.

The living space is really inviting. The current owner has the space brightly painted in Caribbean colors. Plantation shutters filter sunlight for all of the windows. There is a half bath on the first floor as well. There is a two story rear porch which provides a nice shaded area on the ground level and an open sky view on the second level that is located just off the master bedroom.

You will find the master bedroom with en suite bath at the rear of the second floor. You'll be able to sit on the balcony that overlooks the pool and drink your morning coffee or sip that last glass of wine before bed. A second bedroom is at the front on this level and it, too, has an en suite bath. It has access to the front porch (see photo below).

Sitting Pretty on the Second Floor Front Porch

The third bedroom is appropriately located on the third floor. The bedroom are is centered in this space and is flanked by the large en suite bath to the front and a smaller room to the rear which the current owner uses as an artist studio.

This space is just beautiful and it is so comfortably laid out. I think this space could be easily adapted to the needs and design sense of any new owner.

Master suite is located on second floor and has wonderful pool views

Just off the covered rear veranda you will find a free form pool and spa. A small guest house is located on the far side of the pool It has a half bath and very mini-kitchen with enough space to be used as a guest bedroom. The off street parking is located to the rear. The parking is part of a limited common area for this and the other homes that were built in 1999. The use of this common area allowed the developer to create much larger homes than would have been permitted by code since the buildings themselves are legally characterized as condominiums. The sole function of the condo association is to own and maintain the rear driveway that provides access to the rear parking places. The association has no control over the usage of individual homes.

Gary Thomas in a Nutshell

My Photo
Key West, Florida, United States
I first read about Key West in a magazine called "After Dark" sometime in the mid 1970's. But it wasn't until March 1984 that I made my first visit to the island that would become my home. I had two weeks for a vacation and reserved a room at Colours Guesthouse (now Marrero's Guest House) for one week. I thought that if I didn't like Key West, I could always go back to Miami or Ft. Lauderdale for the rest of my trip. But after a couple of days in Key West, that was no longer a consideration. But when I wanted to extend my stay for the extra week I found there was no room at the inn. The guesthouse owner did find me a room at LaTeDa, the infamous guesthouse/restaurant. That's a story I'll write another day. But those two weeks in Key West gave me the realization that I had found Paradise. Key West has been my home since 1993 and my only regret is that it took me so long to get here. I am a full time Realtor at Preferred Properties CRI. Let me help you find your new home or business in Paradise. Living in Paradise is not a slogan, it's a way of life.
