916 Eisenhower Drive - The Meadows Area - Key West, Florida


Just listed by yours truly, 916 Eisenhower Drive which is located in the Meadows Area of Key West. The home was originally built in the late 1890s.  It was owned by Sally Rand, the fan dancer, after World War II.  Later owners in the early 2000s undertook a significant restoration and addition to the property for which they were awarded the 2005 Florida Keys Foundation's Preservation Award, a ceramic star, which is displayed on the front porch.  The award is given to exemplary properties in recognition of their method of preserving the existing historic fabric and new construction that exits compatibly within an historic neighborhood. A lot of houses get updated or remodeled each year. Only the best get this award.

The house itself exudes Key West charm from the classic revival front, the gingerbread that adorns the two tiered front porches, and the lush tropical setting. Inside, the home has a formal entry hall which denotes a house of importance. To the left is the large living room with two sets of French doors that open to a side porch. A floor to ceiling bookcase was added by the prior owner as part of the renovation. That bookcase later appeared as a focal point when the house and its owners were featured in a New York Times piece.  A photo from that article appears below along with a photo that shows the same area today.

The hallway features Dade Count Pine walls and crown molding. A small oil painting of 916 Eisenhower Drive graces the entry way.  Ancient windows with glass that ripples accentuate each room. Upstairs you will find two bedrooms and a bath. Both bedrooms have access to second floor porches.

The kitchen is located in a sawtooth addition behind the main part of the house. This room has a vaulted ceiling and Dade County Pine Walls which seamlessly blend with the new modern cabinets, stainless steel appliances, and marble counter tops to create a warm "homey" feeling. The star of this room is the wide windows that open out to the outdoor living room. The chef and the family or friends are never separated. And what a view the chef has by the way.

 

Just beyond the dining area you will find an open living area as well. That's the perfect place to sit and contemplate how Congress is going to fix the debt crisis. The master bedroom with en-suite bath plus an outdoor shower deluxe is located to the right of the outdoor living area shown just above. French doors on two sides of the room open out to the fresh Key West air.  The current owners are sharing the bedroom space with two precious little girls. I found a photo that shows how the master bedroom looked when the former owners had it photographed.

Gary, I know the KW market has come back, but a 66% increase in 27months?

Sold 10/15/2010 for $570K.

I noticed the same thing, but one observation I've had from my mls "stalking" is the 500k-1mil market seemed to have been hit as hard or harder in the collapse and, more so, is the price point that has taken longer to rebound (DOM/CDOM, percent of increase YOY). Below 500k and above 1 mil have been consistent in 10-12% YOY returns and decreasing DOM/CDOM.

Maybe 2013 is the year for that market to fall in line? Either way, a nice property for a reasonable price will sell.

Personally, I think this was a steal in 2010.

We looked at this property in 2010 and agree that it was a steal in 2010. I'm surprised to see it back on the market so soon. I have to agree with the first comment the jump in price from $570,000 to $949,000 seems pretty large. Were a large number of updates made to this property?

Sometimes, some people ask a lot of prying questions.

The owners have purchased a new home in Key West where their two very small children can have their own room and will not have to share the bedroom with their parents. The childrens' rooms in Eisenhower are located in the main house on the second floor which is a long way away. That is the reason the house is being sold.

The owners added a new roof, had the exterior professionally painted, installed new air conditioning, revamped the master bath, redid the outside shower, installed new marble kitchen counter tops, installed new pool equipment, etc.

The fact is the market has gone up. The per sq ft asking price on this home is $590 compared to the average of $620 per sq ft for the 28 other single family homes with 3 bedrooms, 2 and 1/2 baths with a pool in the Old Town or Meadows area (only one of which got a ceramic star for historic renovation as did 916 Eisenhower). I did not include any Truman Annex or Casa Marina houses.

I forgot to add the current owners added new metal windstorm panels to qualify for the maximum windstorm mitigation credits.

Plus, when these owners purchased the house it was in pretty sorry shape after being bank owned for more than a year, if memory serves. It is a gorgeous house.
