I had no clue this was even still for sale. Doesn't appear on realtor.com and, of course, can't see anything on the mls. This must be the bane of your existence Gary. Love your blog!

I voted against the new mls and predicted a lot of problems. There were a couple of well connected realtors that promoted this mess. they promised all kinds of great things - AMAZING THINGS! Where have I heard that before?

The whole mess started when both systems were promoted to all three Boards about 12-13 years ago and Key West went with against the others. That is a great story to tell about the corruption of the Board at that time and who received a kickback for their vote. Anyway the Key West Board bought into a system that while good wasn't able to expand and was becoming antiquated so in order to move forward they decided by membership vote to go with the exact system they should have picked originally and now all 3 use are together under the same. The problem is support and lack of understanding by agents in how to use the IDX and marketing features like everyone everywhere else does. Time and patience but it is not the best of systems but I don't see a change in the next 10-15 years so live with it - this is why you need an a Realtor instead of relying on your own research.

Oh, so that is the reason for the MLS change. Some realtors believe that by limiting access to MLS it will make them more needed? I think that most people recognize the value of a good realtor. But most people still want to do their own initial research first. Having knowlegeble buyers and sellers is good for all buyers, sellers and realtors. I would think that all honest realtors would want buyers and sellers to have direct access to MLS. But I am quite sure that the dishonest realtors out there like this new set up.

This listing can be found on Zillow. I find Zillow to be the most comperhensive on-line site out there. I have often seen a listing show up on Zillow before MLS. The only caution of course is that while Zillow is great for listings, its analysis information is limited in value especially for an eclectic location like Key West. Also, Zillow listings ususally do not let you know when a property is under agreement.

That's the exact reason for the new mls. Now you need to sign up for new listing notifications from a realtor. Once you get that then that realtor can say he/she marketed it to you first and thus gets their cut even if you call another realtor to do the deal. Keep in mind often these Realtors don't even see the new listing when you get it sent to you because it's all computer generated. This is a complete joke and I can't wait for the day Realtors meet their own version of "Uber doom". I can promise whoever is working on that idea isn't sitting back being useless while a computer generates all the ideas for them. What a scam this is.

Also...to the obvious lazy realtor that posted about needing a realtor...riddle me this:

Would you be able to name even one single service you provide that a buyer can't do on their own or hire someone else to do? Give me just one and I'll drop this forever. I'd love to know exactly what unique skill sets your two week course taught that nobody else possesses on this earth.

And Gary is one of the good ones. Lots of time and effort go into this blog and I've always appreciated and respected the effort he puts into his work. Now I'm still waiting for that lazy agent to answer my question. Maybe when he/she finds the time on a Sunday. I'm sure we'll hear something along the lines of "It's Sunday and I was busy running my open house". Which is also something that Zillow allows anyone who puts a home up for sale to schedule and advertise to the public. Well lookey there, another thing Realtors do that anyone can also do. Make the MLS public again. I suppose that's one thing we the buyers really could use your "help" with these days.
