Seems every town has its share of local real estate 'stars'. These agents will list anything at any price so they can plant the 'For Sale' sign in the front yard. Trying to illustrate to a potential seller the long-term damage an overpriced listing has on the sale of their home (not to mention their neighbors) is a daunting task.
