626 Grinnell Street - Old Town - Key West

626 Grinnell Street - Old Town - Key West

The home at 626 Grinnell Street sits on one of the prettiest blocks in Old Town Key West. The home dates back to 1906.  Of course like most of the older homes in Key West, this property has been expanded a bit and updated over the years. One of the darling Key West pocket parks is located across the street. The park is a nice respite for thinking or walking the doggies.

I don't often discuss houses on a price per sq ft basis because our housing supply is so diverse and that it is difficult to compare the value of an older home like this with its large rooms, features like the ornate tin ceilings and intricate woodwork found in the main level rooms to other properties. I'll make this exception. I just searched our mls and found only ten single family homes in the Old Town area that are 2500 sq ft or large. The average square foot asking price is $754. This property is the lowest priced home on a per sq basis of any of the ten houses.

Are you making a list and check it twice, trying to find a place that's comfy and nice? If so, consider 626 Grinnell Street which the the listing Realtor at Preferred Properties describes this way:

I dug deep into the old shoe box and found a photo of 626 Grinnell Street as it appeared in 1965. Compare the historic black and white photo with the current color pic and you will see that not much has changed. The house has newer windows and doors, shutters, and a white picket fence has also been added. But the house, otherwise, looks pretty much the same.

The house from the street appears deceptively small. It is not. This house as 2928 sq ft of living space divided between first and second floor. Inside, the house has been updated and expanded with renovations to the kitchen and bathrooms. There is a a pool in the rear and a second floor sundeck was added off the master bedroom suite. The house has a genuine old house feel and I mean that in the nicest of terms. This property is offered at $1,248,000, or just $426 per sq ft. Just listed, but not by me, 626 Grinnell Street in Old Town Key West. This is one of those great eclectic and cheerful Key West houses that has so much too offer. This home has nearly 3000 sq ft of living space with a very friendly front porch for people watching, an old fashioned formal living room at the front of the house followed by a formal dining room at the rear. There is a newer kitchen with very tall wood cabinets and great natural light. There are high ceilings, crown molding, and lots of Victorian charm that you do not see in a lot of Key West "conch style" homes. Much of the original house has Dade County Pine. There is a huge second floor master suite with great outdoor views from rear porch. The master bath is very large and sunny. The house has three bedrooms in total. (The mater bed and bath area is a later addition and can be seen in the photo below.) The rear yard has a heated pool, mature trees, and privacy.

626 Grinnell Street is located one house in from the corner of Angela Street. (Angela is a one lane, one way street that runs from west to east on the north side of the Key West cemetery.) Conch Trains and Trolleys can't drive on either street so this is one of the quieter locations in Old Town. A small Key West Pocket Park (see photo) is located across the street. Five Brothers Coffee Shop is located at the end of the block on Southard Street. The Historic Seaport is three blocks further to the north and Duval Street is a five minute walk to the west. The White Street arts district is a five minute walk to the east and south.

This house shows very well. It does not have off street parking and that is a put off to a lot of potential buyers. But almost all of the houses in this block are single family residences, and there is not a lot of competition for on street parking. Remember the cemetery is only about 40 feet to the south so the area is very quiet at night and there are not a lot of cars at any time of the day.
