1509 Pine Street, Key West - Price Reduction


1509 Pine Street is located in the quiet Meadows Area of Key West. It is located a couple of blocks north of Bayview Park, the main city park in our little town. Many of the homes in this area were built around the turn of the Twentieth Century. While 1509 Pine may look like one of the historic older homes, it was built in 2008. It was built to the State of Florida's rigid building code and offers substantial reduced costs for insurance, maintenance, and power consumption. The asking price was just reduced to $1,299,000 or $797 per sq ft.  Read on and compare the price and features to other much higher priced and less affordable to maintain homes in Old Town. I am certain when any potential buyer sits on the front porch they will immediately and deeply fall in love with this location and this home because it is the epitome of what a Key West house ought to be.

The Meadows of Key West was designed to be and is the epitome of design and high-end construction in Key West. The homes were built to withstand the challenges of our sub-tropical climate and sunny days. The Hardiboard siding and impact windows and doors will keep long term maintenance and insurance costs down as opposed to other stick built homes in our area. Each home has a private pool and carport which is accessed via private rear driveway. The home owner association maintains the driveway and water retention area on Eisenhower Drive keeping the HOA fees to a minimum. Homeowners are responsible for the upkeep and maintenance of their individual homes and yards.
Like many of the Grand Conch Houses of Old Town, this home has a covered front porch located off the master suite.  The ceiling in the master bedroom is vaulted which really adds dimension to this space that includes a large walk-in closet and en-suite bath. Readers should study the architectural detain in the second floor porch. You just won't find this kind of detailed architecture and quality in similarly sized historic home in Old Town at this price.
There are two additional bedrooms on the second floor both of which have private en-suite baths and ample closets. The rear bedroom (pictured above) is located above the carport. I guess you could refer to it as a carriage house of sorts. Note that both guest bedrooms have tray ceilings, crown molding, recessed lighting, and many more design feature.

This compact home was on our Realtor Caravan last week. There were a lot of ooh's and aah's as Realtors walked thru this adorable home. I was skeptical at first because I had seen another unit years ago when it was offered as a bank foreclosure. That place had been ignored. But this place has been
"adored". Let's look at the inside.
The living area is compact. No doubt about that. But it has all the essentials packed into a very attractive space. The place is offered fully furnished. There is nothing for a new home owner to do except, maybe, replace the dinosaur television sets.
The bedroom is a delight. It's large enough to accommodate a king size bed and still move about the room. The bathroom is clean as a whistle. The tiled shower is pristine. But it is the door in the bedroom that will pique your interest in this place. It opens out to the pool at the rear which is shared by just the two ground level units. They share the cost of maintenance which is not included in the very affordable condo fees of $211 per month which includes all insurances.
815 Pearl Street is located two blocks north of Bayview Park, Key West's main city park. This is where the city hosts several civic events each year. There are tennis courts, a baseball field, lots of trees including several spectacular Royal Poincianas which are about to bloom. The hustle and bustle of Duval is a ten to twelve minute walk or a short bike ride.

1400 Virginia Street, Key West, Florida


The listing broker describes 1400 Virginia Street in Key West as an:

Before I visited the house I went through my old shoebox and found photos of both houses that date back fifty years. The first photo below shows 1400 Virginia Street as it appeared then and obviously before it was renovated and expanded. The color photo shows the house as it exists today. The next black and white photo shows the rear cottage (known then as 1310 Florida  Street) as it appeared in 1965. The color photo shows it in 2015. Both places have been thoroughly renovated from top to bottom, inside and outside. All new electric, plumbing, HVAC, roofs, and pool and gardens were added. Today the two houses offer first class amenities in an utterly charming setting.
The current owners created a "bridge" which connects the two cottages which they use as the main entry to the  property. The front porch on Virginia Street now exists a a place to people watch. Today's blog will, however, work our way through the property using the Virginia Street as our starting point.

Let me point out from the start that the rustic appearance of the exterior siding looks like it has not been painted in years. Well, that is partially true, but the appearance is entirely intentional and the siding is maintained every two years to preserve the patina.
The front porch provides the perfect perch for people watching. The corner location is across the street from the Bayview Park, the largest city park in Key West. The cottage has a shotgun style front hallway that leads from front to the rear. Just off to the left of the front entrace is a guest bedroom with French doors which open out to the pool. This bedroom and adjacent bath are located far from the master suite. This gives the occasional guest or long term resident plenty of separation from the master suite.
The entry hall terminates in the new living room with vaulted ceiling. A set of doors open out to the covered outdoor dining area and then on to the pool, deck, and compact garden.  A small bar sink at the edge of the living room perks our interest and draws us in to see the comfy kitchen. The space comes alive when we see two sets of windows which open at the corner. The impact rated windows retract back to make the entire area open to the pool and garden area. A portion of the kitchen counter is counter-levered to the outside and creates a breakfast bar. The owner told me the windows and doors remain open much of January through May when our temperatures are at their best while temperatures up north are often horrendous.  CLICK HERE to view more photos I took of the entire property.
The rear cottage comes into view as we see the doors from the master bedroom welcome us into that space. It was cloudy on the day I took photos of the house. The weather was a bit cool for this time of year - it was wonderful! The owners' two dogs guarded the bedroom space (or more appropriately "lounged intently") as I snapped some photos. The bedroom space takes up about fifty per cent of this building. There is a third bedroom with private entry from Florida Street if desired. This owner uses that space for an office. There is a large walk-in closet plus two additional closets and a wall of bookshelves to provide lots of storage. This place has it all!
The owner advised me that everything that you see except the dogs and a couple of pieces of art can be purchased separately from the home.
