617 Fleming Street #9 Key West - Just Listed

Just Listed by Preferred Properties Key West, 617 Fleming Street #9. This Eyebrow Cottage dates back to around 1890, but it just nearing completion of a new interior restoration that adds current designer touches plus updates that include all new A/C (with heat), plumbing fixtures, and so on. What's more, this cottage is situated of the Campbell Courtyard Condominiums which means you can lock and leave this little home and go back up north knowing that your property will be well cared for. There are just nine units at Campbell Courtyard, some of which are rented as vacation rentals. Unit #9 is just one of five units that have private off street parking.
The original eyebrow house sits deep inside the long lot that is 617 Fleming Street. I dug into the hold shoebox and found a photo the the eyebrow house taken nearly 50 years ago. Compare the look back then with the way it looks in 2014 - nearly the same.
The interior of unit #9 is nearly complete. When finished the two story two bedroom two bath unit will have new porcelain tile floors throughout. The living room has a new SOMY Bravia TV built into one wall. Crown molding and new baseboards have been added to this area.
The kitchen is getting a total over-haul as well. New Martha Stewart Cabinets have been added to the kitchen and both bathrooms. Quartz solid surfaces have been added to the kitchen and bathrooms. Stainless steel appliances including a counter depth French refrigerator will give the completed kitchen a look that is sleek and refined. There's even room for a dining set in the kitchen.
The downstairs bedroom has been updated with the addition of a drama wall which will be whitewashed and sealed. The wall has ground level and mid-level electric outlets and cable tv outlets. French doors open out to the private rear deck. The main floor bath was totally renovated with the addition of tiled shower with glass shower doors, Martha Steward Cabinets and quartz solid surfaces.
The second floor bedroom has been reconfigured to provide more bedroom space and enlarge the bathroom where the shower has been rebuilt as well. Here, too, double glass shower doors will be added to the space. Martha Stewart cabinets up here as well.

If you buy this sweet newly renovated eyebrow cottage you can sit on your front porch and look out to beautiful courtyard and serene pool. You can walk a little over one block to enjoy the great restaurants and hotspots people from all over the world come to enjoy. For you, it's home. For them, it's a dream vacation.

617 Fleming Street #2 - Key West

617 Fleming Street
The Campbell Courtyard Condominiums  are located at 617 Fleming Street just a little over one block east of Duval Street. The location is close enough to Duval Street and the Historic Key West Seaport that you can be in either place in about five minutes or less. But they are far enough away from the hooting and hollering that happens from time to time. Many of the neighboring properties are among the finest examples of the grand architecture for which Key West is known. And there are still some untouched houses that make our Old Town area so appealing. The area is chic but not too chic. CLICK HERE to view a Google aerial view of the location.

The Campbell Courtyard Condos were "developed" or assembled from a group of unrelated buildings into a cluster which share an incredibly inviting pool and garden. The nine units quickly sold, and there has been a slow turnover of ownership since then. The main building shown above was built in the 1920s and the eyebrow cottage (just below) was built in the 1890s. All buildings were thoroughly renovated during the condo conversion.

Unit #2 was just listed, but not by me, at the asking price of $449,000. This two bedroom, two bath unit has 840 sq ft of living space under air plus a private semi-enclosed patio located adjacent to the inviting pool.  The unit has an assigned off street parking spot and is also offered furnished.

I think this unit would make a wonderfull Key West getaway place or a full time residence for the person or couple who has dreamed of owning a cute little place in the Old Town area. Remember I said this place is furnished - from the furniture to the pots and pans. You need only bring  your toothbrush(s)!  The covered patio is probably where you will spend much of your time. It is located just off the living room. It has a curved lattice privacy wall that permits you to see out to the pool and garden but offers privacy as well.

The unit has two full bedrooms and two full baths. The master bedroom has a wrap around windows of a sort that permits diffused light from the east into the bedroom. The kitchen has windows that look out to the pool. What a pleasant view that is. CLICK HERE to view a slideshow of photos of this unit and the compound.

Notable Neighbors include:  Cafe Marquesa at 600 Fleming Street, Sarabeth's at 530 Simonton Street, Eaton Street Seafood Company at 801 Eaton Street, and Monroe County Library at 700 Fleming Street.

617 Fleming Street #4 - Old Town - Key West

617 Fleming Street - Old Town - Key West 2010

617 Fleming Street - Old Town - Key West circa 1965

The Campbell Courtyard Condominiums have one of the best locations in Old Town. They are close enough to Duval Street and the Historic Key West Seaport that you can be in either place in five minutes or less. But they are far enough away that you do not hear the frenzy on Duval. Many of the neighboring properties are among the highest priced homes in Old Town. There are still some untouched houses that make Old Town so appealing. The area is chic but not too chic. CLICK HERE to view a Google aerial view of the location.

The Campbell Courtyard Condos were "developed" or assembled from a group of unrelated buildings into the compound with a shared location, identity, and an incredibly inviting pool in the late 1990s . The nine units quickly sold and there has not been a large turnover of ownership since then. The main building shown above was built in the 1920s and the eyebrow cottage (just below) was built in the 1890s. All buildings were totally renovated during the condo conversion.

The Eyebrow Cottage and Pool at Campbell Courtyard

Campbell Courtyard Condominium #4 was just listed, but not by me, at the asking price of $499,000. This two bedroom and two bath unit has 1000 sq ft of interior living space plus front balcony. The listing broker describes this unique Old Town property this way:
" Beautiful Old Town Campbell Courtyard condominium. Contemporary two bedroom and two bath unit with a balcony overlooking Old Town. Small private compound with only nine units. Enjoy the shared pool with mature and lush landscaped grounds."
Kinda 'inviting' isn't it?

Look at the above photo and notice the second floor balcony. That is the main level of this unit. The living room is on the left (west side) and the kitchen is on the right (east side). There is a spiral staircase that leads to the third floor where there are two good sized bedrooms and two baths. The doors open onto the balcony where you can sip your morning coffee or early evening martini and watch the people on parade forever. But every Friday during the last week of October, you will have the ringside seat to watch the official Fantasy Fest "People's Parade".

This place, Dear Reader, is worth looking at if you are looking for a very well located second home in a great Key West location. Please call me, Gary Thomas, 305-766-2642, to schedule your own private showing. I am a full time Realtor at Preferred Properties Coastal Realty, Inc. in Key West.

The developer that did the condo conversion retained a unit and that unit was just listed, but not by me, at the asking price of $529,000 and who describes the unit like this:

"Enjoy all Key West has to offer when you live at Campbell Courtyard in Old Town. This contemporary two story condominium offers two bedrooms and two bathrooms with a balcony overlooking the neighborhood. The common areas are beautifully maintained lush gardens surrounding the pool. Walk to galleries, shops, clubs, and more from this central location. Furnishings are negotiable so you can move right in!"

Look up to the very top photo and you will notice a wide balcony on second floor. That is the main level of this unit. The living room is on the left (west side) and the kitchen is on the right (east side).
