405 Olivia Street - Old Town - Key West

I came to Key West in 1984 for a vacation. Town was much different back then. There were not nearly as many tourists, or cars, or motor scooters, or trolleys, or delivery trucks. Dogs could nap in the street.  More houses were broken than were fixed, especially in Old Town.  I remember walking back the guesthouse late one night after a night on Duval Street.  I passed under an old giant Mahogany tree and stepped on a palmetto bug on the cracked sidewalk. Back then most of the sidewalks were cracked and heaving. Palmetto bugs were plentiful. Key West had an eerie feel in the dark of the night. I remember being on guard - not knowing what to expect.  Creepy walks in this foreign land with so many broken down houses and buildings made me suspicious of everything..
Many of the old houses appeared to have sat broken or neglected for years. Nearly thirty years later I would hazard a guess that maybe 20 to 25 per cent of the old houses remain untouched compared to back in 1984 when perhaps 10 percent had been updated. The real numbers don't matter to me that much. I have been able to watch this very quite little town change. I appreciate the changes to the old houses.  Some have been done much better than others. For the most part I like the houses that have been updated, but I don't like a lot of what has happened to our town. But that is for another blog on another day.
The house at 405 Olivia Street (above) is one of the houses that was broken down and pretty sad.  To use Hemingway's phrase, the place was smashed. Some prior owner attached a hideous lean-to carport against the house. The interior was "updated" with saltillo tile years ago - that's the tile they use in New Mexico, California, and Texas. Not Key West!  The floor on the main living level was not level.  The rooms were choppy. There was no "flow" between living areas. The updated kitchen (with cheap cabinets and cheap appliances was located at the back of the house. Unfortunately, the only bathroom in the house was located right off the kitchen.  The three bedrooms were located upstairs.  There was one saving grace to this house, however.  The house was and still is located across the street from the Ernest Hemingway House. 
405 Olivia Street has appeared in my blog a couple of times. It became a bank owned property (no surprise about that). The new owner hired a very well respected general contractor to renovate the property that is now available for purchase at the asking price of $1,295,000. The listing Realtor, not me, describes this property thus:
"Even Hemingway would have loved this place!! Amazing renovation from top to bottom on this mid-1800's historic home located across from the Ernest Hemingway Home and Museum."
I checked the 1889 Sanborn Fire Map for the City of Key West and found what I believe to be 405 Olivia Street. The 1892 Sanborn Map shows a rear addition. In more recent times a shed addition was added at the very rear. Today, the entire house has been totally rebuilt from foundation to the roof, from the second and first floor front porches to the shed at the rear, from the removal of the lean-to carport to the addition bricked off street parking for two cars and pool with adjacent cabana. Please look at the photos below that show the totally renovated property.
The front room could easily function as an alternative guest room. The main living area, kitchen and dining area follow at the rear.
There are now just two bedrooms plus a very nice bath located on the second floor. The front bedroom has access to the front balcony that has views of the Hemingway House.  The trees and tropical foliage at the old writer's house prevent Hemingway's ghost from peering into the second floor windows at 405 Olivia Street.
 
Both bedrooms now have separate en-suite baths. The old second floor hallway has new windows that allow more light into what was previously a mostly dim hallway. The front bathroom even has a stained glass window that provides diffused light during daytime hours off of the hallway. I've seen this done in some other houses. It works especially well here. The stained glass window turns a somewhat bland hallway into an interesting space and it certainly adds a lot of pizazz to the bathroom.  It is, however, the view out the second floor window that will make you feel mighty proud as you look down to your pool below. There's nothing so fine as looking down to see something nobody else, no matter how much money they have, can own.
If you buy this home you will need to understand that thousands of people will walk by your house over the course of each year. Some passersby will probably stop and take photos of Hemingway's neighbor (your home). Accept that. But remember you are the lucky one that gets be be the neighbor with the front porch that looks over to the Hemingway House. CLICK HERE to view more photos I took of 405 Olivia Street.
405 Olivia Street was built in the 19th Century. It was smashed and mishandled in the 20th Century. Now at the beginning of the 21st Century the old house has new life. It offers 1380 sq ft of comfortable living space that includes 3 bedrooms, 3 baths, a bright great room and kitchen area, a beautiful pool, and off street parking that is located one block off Duval Street. This property would make a great second home. And I am confident 405 Olivia Street would could become a very successful vacation rental. Don't let the rusty roof on the front part of 820 Whitehead Street in Old Town Key West fool you. The historic part of the property (that under the rusty roof) was totally renovated from piers to interior roof and wall to wall in 2005. The rear two story addition is totally new.

 I dug into the old shoe box and found a photo of the property taken in 1965.  If you compare the old to the new photos you will see the porch has been modified and the door moved from the right side to the left. The old concrete block wall has been replaced by a white picket fence. The front porch is now just that, a porch. The formal entry has been moved to the north side of the house.



The renovation of this house was done in concert with the renovation of two other small historic cottage homes and the construction to three other new cottages. 820 Whitehead Street and the five other cottage homes are part of a small condominium association that have a shared use agreement to use the pool and landscaped walkways between the properties.



The main floor provides an open living area with French doors that open outto the covered terrace that overlooks the pool.



The open kitchen is located just to the left of the main entry. The front of the house currently houses a law office (legally permissible as the property is zoned HMDR in case a new owner might want to live and work in the same location. (Cuts down on travel time for sure.)  That room does have access to the front porch from which you can see the Ernest Hemingway House across the street. The main floor bath is located between the kitchen and the main floor bedroom.


The floors in the living area are a beautiful grayish marble that is almost reminiscent of Cuban tile. The floors are stunning in their simplicity.


The master bedroom is located on the second floor. This space is a total surprise to first time viewers. Wow! The space is large and open. This room has a feeling of being much larger than it actually is. A set of French doors open onto a Romeo and Juliet balcony that overlooks the pool below.  What a view that is! The master bath adjoins. The floors on this level (and the stairway) are new rich oak - the real thing.


820 Whitehead Street is located just one block off Duval Street and across the street from Hemingway House. The Southernmost Point is located a few blocks south on Whitehead. The current entrance to Ft Zachary Taylor State Park and Beach is located just a couple of blocks to the north.  This is a great tourist location. I believe this property would make a great vacation rental. Four of the adjacent cottage homes are currently also available for purchase. None of the properties have been rented as vacation rental.

820 Whitehead Street has 970 sq ft under air and is offered at $449,900. Your Second Chance to Become Hemingway's Neigbor

You don't get many second chances in life. So when one pops up, consider it and then act if you regret a previous procrastination that cost you something you truly wanted. If you are among the several potential buyers who called me about the house across the street from the Ernest Hemingway House in Key West, you just got a second chance to become Hemingway's neighbor. I am here to report that the Bank Owned house at 405 Olivia Street is back on the market and available for purchase. The asking price is $450,000.

The two story house was built around 1890. The county records show the house has 1380 sq ft of living area, however, I looked at the building map and it appears the house actually has 1740 sq ft of living area. (A proper measurement is recommend!) The lot is almost a rectangle of 89' (length) X 55' (wide) with a small cutout at the left rear. 405 Olivia Street has a big lot with room for a good sized pool, more gardens on the west, north, and east side. In my opinion the existing carport is an eyesore. The space could easily be redone and made attractive and useful.

I was very disappointed with the inside space. It has been "updated" but poorly so in my opinion. There are saltillo tile floors down (totally WRONG!) and acoustic tile ceilings (WRONG again). There is just one bath located downstairs at the rear of the kitchen. The three bedrooms upstairs are oddly configured. The saving grace in the house is its size. Key West houses are easily (if not cheaply) renovated. There is lots of room to be creative. And the second story front porch has a view of Papa's former home. If you buy this property your neighbors will include the Ernest Hemingway House (museum) which has thousands of visitors all year long. The entrance to the museum is on Whitehead so most of the visitors won't be passing your doorway. A parking lot is located immediately adjacent to the west and a simple Key West cottage is the neighbor to the east. The Six Towed Cat cafe is located at the rear. The Lighthouse Court guesthouse is located on the far side of Whitehead Street and a small public housing structure is on the opposite corner. Ft Zach Beach

The tourists normally head north to Mallory Square in the late afternoon so they can view sunset. They don't return to the area until mid morning. The area turns into a regular neighborhood to the extent possible during that time. Yes, tourists bring people walking down the sidewalks with cameras and cellphones. And lots of money, too.

Ft. Zach Taylor is just a few blocks walk. So are the restaurants, bars, shops galleries, and other hangouts on Duval Street. I can see why someone paid over a million dollars for this house and this location. Today you can buy it for less than half the recent sales price.

You don't get many second chances in real estate. If you missed this before, don't miss it now.
