2312 N. Roosevelt Blvd. Key West, Florida - Waterfront Commercial

I wrote about 2312 North Roosevelt Boulevard in Key West soon after it was listed in April. It's time for a second look as this interesting commercial property with terrific US 1 frontage remains unsold. This nearly 20,000 sq ft lot (102' X 194')  lot is located opposite the Key West Yacht Club. There is a traffic study available to prospective buyers to study the tremendous traffic flow that passes this location each day as tourists and locals make their way into the Old Town just a few blocks to the west.
I dug into my old shoebox and found an aerial photo from the not too distant pass taken by Ty Symroski and Wendy Tucker.  I have added arrows to point out the location of 2312 N. Roosevelt which is shown just opposite the Yacht Club. The small Hilton Haven residential enclave is located on the backside of the Yacht Club.

The two year long widening and enhancement of  US 1 from its entrance onto the Island of Key West to White Street was completed in 2014. Within the couple of months the renovation of the four large hotels at the US1 gateway onto to the island of Key West will be compete. They will join in the renaissance that is transforming North Roosevelt Boulevard as it winds its way alongside the Gulf of Mexico toward Old Town. The black and white photo above was taken back in 1965. It shows nearby 1704 N. Roosevelt Blvd. back in 1964. The old Dairy Freeze is history now. Today there is a modern office building in that location. The vast open area behind it is now the athletic field at the Horace O'Bryant School.  I point out the old so that prospective buyers can understand that what was in the past does not mean that an existing use must stay that way in the future. Some smart buyer will purchase 2312 N. Roosevelt and may totally change the present use to something quite different.. 
I walked the entire lot while taking photos for this blog. The width and depth of the space is much larger in person than it appears in these photos.  The 102' ft depth is equal to two large modular homes. The frontage is equal to nearly four modular homes. If you are a developer you'll appreciate the size of the lot.  The lot is located opposite the Yacht Club. The existing building could be razed and a new structure built. With hotel rooms in the Key West core hitting $400 per night, this space might work well for a new small boutique hotel of maybe 20 rooms with yacht club views but more moderate prices. Or maybe a new owner would build quality retail or office space down and create several long term residential units on the second floor. Today's blog has nothing to do about the charming little cottages nor grand conch homes of Key West. Instead, I decided to write about a very large commercial property located five minutes east of Key West on US 1. (I timed the drive by the way.)

99 Calle Uno Street fronts on US Highway 1 and is located at Mile Marker 9 or just a bit east of the entrance to the Boca Chica Naval Air Station. According to the mls listing the 17,862 sq ft metal building was built in 1982, and it sits on an irregular 87,119 sq ft lot.

The building has 18 Ft. high free span with dock height floors and 3 roll up doors. Offices have acoustical ceilings and are carpeted and air-conditioned with 2 bathrooms. Thee is a 1600 sq ft loading dock, 43 paved, striped, and lighted parking spaces. The entire south side is fenced and landscaped.

We don't have a lot of commercial buildings like this in the Key West area. Nor do we have a lot of warehouse space. A new owner might consider creating individual storage units located inside the larger space. The listing agent (who is also the owner) states "Creative opportunity abounds! Great US1 frontage. Empty and ready! Building was high and dry during hurricane Wilma. Some owner financing, in terms of a second, possible for the right situation."

The snazzy Key West Yacht Club is located across the street to the east.

Several years ago this property was a very successful locals bar and restaurant. I was told the lower level was also a drive-thru liquor store. That owner sold the property and went on to other ventures.

The most recent venture as a bait & tackle shop and restaurant was not the best "concept" I have heard of. A new owner may want to change the usage from restaurant to something quite different. The asking price of $995,000 or $259 per sq ft makes this property worthy of consideration as a potential renovation and conversion to a different use. I am not sure the existing "ramps" work for a restaurant or any other venture. If the property were converted to offices or mixed use, an internal elevator could be installed and that would permit ADA compliance and also clean up the cluttered exterior appearance.

There is additional parking in the rear where there is also a storage area with garage door.

Bank Owned - Office Building - Key West




Just listed, but not by me, a Bank Owned Office Building located at the very entrance to Old Town Key West. The listing agent describes the property this way:
"Bank Owned Property priced to sell! First Building to be seen from US Hwy 1 driving West into Old Town Key West. Highly visible office building with parking on Truman Ave (US Hwy 1). Property was renovated in 2002. Reception, private offices, kitchen area, ADA compliant bathrooms."


1511 Truman Avenue is located at the intersection of Eisenhower Drive and Truman Avenue. Bayview Park (Key West's main city park) is located across the street. While the building has four parking spaces, there is abundant on street parking across the street which could me most helpful for a busy office or retail location. Patients, clients or customers could use park facilities while waiting to see doctor, business professional, or whoever. If the interior partition walls were removed, this would be an excellent building and location for a gym. The view from the inside looking toward the park should make working there a joy.

The listing agent says the building has 3354 sq ft of interior space that sits on a 101' x 42' lot (3963 sq ft lot-numbers taken directly from Property Appraiser's website).

The reception area is exceptional. Any business professional would love to have a reception area like this. No renovation money needed here. There are several existing offices and meeting rooms that could work well for many business types without requiring much remodeling. There is one very large uni-sex bathroom; somebody should have thought better about that! Even though this building was remodeled only a few years ago, it has two problems that a buyer should consider. First, there are several noticeable stains in ceiling tiles which indicates the roof has problems. I noticed one huge problem in a conference room. (See photo below.) Second, there is a bit a spauling on the outside. That is a common occurrence in poured concrete buildings in Key West. A building inspector can advise a potential buyer as whether this warrants concern. A new owner might want to tone down the exterior paint colors, but otherwise, this is a very attractive office building. There is lots of space and abundant daylight.

is a Bank Owned property that is priced to sell at $574,500 or $171 per sq ft. This is a property definitely worth looking at quickly.
