10 McCoy Circle - Key West

If you are looking for a Key West getaway with waterfront views, private dock, newer construction, and located near Old Town, you might want to look at the new listing at 10 McCoy Circle in the Flagler's Landing Condominiums. There are just 13 units at Flagler's Landing which were constructed in 2001. Only a few have changed ownership since the development was built, so you may not have heard of or even known of its existence. The aerial photo above shows the location just off North Roosevelt Boulevard in the Hilton Haven addition to Key West. The Key West Yacht Club is located in the foreground. The condos are located far to the rear on the Gulf of Mexico side.

The two storey unit sits to the west of the development which arcs from northeast to southwest. The main living level is located above covered parking. A large outdoor semi-covered patio faces toward the water. The kitchen, living room and half-bath are on the main level. The west wall is a bank of sliding doors that open onto a deck that overlooks the water.  An intricate custom built wooden spiral staircase winds from the living level to the top floor bedroom level. Each of the two bedrooms has a separate bath. A separate deck on the backside looks toward the community pool and tropical gardens. Unit #10 has 1387 sq ft of interior living space plus the second level decks and generous ground floor patio. There is covered parking which will accommodate two cars.

 
The monthly condo fee here is $565 which includes exterminating, exterior building maintenance, building insurances, common are maintenance, and pool service.
If you are a boater (or want to buy a boat so that you can live your dream on the water) a boat slip is also available for purchase for an additional $25,000. Please note that only owners at Flagler's Landing may own boat slips here.
There have only been a couple of resales of units at Flagler's Landing since the development was built. Most owners live at the property. It was not used as an investment vehicle and did not have the rash of foreclosures or short sales so common in other developments. The condo association is strong and stable.

800 Fleming Street #2A ~ Old Town ~ Key West

 800 Fleming Street #2A in the historic William Fleming Condominiums in Old Town Key West is offered at the asking price of $875,000. The listing Realtor describes this unit as:
"Modern renovation of this late 1800's Historic structure. As you enter you are greeted by soaring ceilings, revealing a spacious living/dining room with French doors that open to a wrap around porch. Two large bedrooms with sleek bathrooms, new kitchen with custom slate counters and stainless steel appliances. Stairs lead to an extra 180 sq.ft. of loft space not included in the square footage, which can be used for sleeping or storage. Located just blocks from Duval and the Waterfront. Beautiful community pool. One off street parking."
The facade at 800 Fleming Street looks much different today than it did during the previous century. I found two old photos showing the building as it looked when the building was known it was the Peacon Grocery and later as Long's Furniture. Mr. Peacon was the owner of the grand house at 712 Eaton Street which was briefly owned by Calvin Klein. (Peacon Lane runs perpendicular to the Calvin Kkein house.) I like the way the developer added balconies around the perimeter of the building, but I doubt that a developer would be able to make such a bold change to a similar building today. Those balconies provide lots of exterior space for the owners to enjoy their homes and to watch the world go by.


The building was updated several years ago and balconies were added to expand the living spaces to the outdoors. I snapped the pics of this wonderful building a couple of weeks before Christmas. A potential buyer seeking a sophisticated second home in Key West ought to consider this lovely condominium which has no homeowner upkeep issues as opposed to the money pits some single family homes can become.

824 Terry Lane - Key West - A Piece of Heaven

I have often written about life on the slow lanes of Key West. The cottage at 824 Terry Lane is a perfect example of space and time: it is a wonderful embodiment of space and time means nothing if you live here.


The cottage is located at the rear of the Terry Lane Court condo compound (which I will describe later). The house itself is 747 sq ft of living space most of which is on the ground floor. (Lot size is 1131 sq ft.) The front door opens into a small foyer that leads forward into the combined kitchen and living room. The kitchen looks like it is brand new and has beautiful cabinets, stainless steel appliances, and rich granite counter-tops and back splash. 

 The laundry area is concealed behind a door and is located in the kitchen.

The living area is stunning. It is so simple, but so grand at the same time. The space seems expansive because of the vaulted ceiling and French doors that open out to the garden and pool.  A coy nook off to the side has a writer's desk that Ebenezer Scrooge would find charming. The floor are real wood (not like much of the product you see in many homes and condos these days. And the floors are beautiful. The steel stairway leads to the second level open bedroom which is currently used as an office.


A proper powder room is located just off the entry and opposite the entry into the ground floor bedroom. The bright and cheery is quite large and has extra tall ceilings which are made more prominent by the woven thatched ceiling. The bedroom accommodates a king size bed - not something you see in most Key West cottages where space is minimal.  The main bathroom is extra large as well. It is bright and cheerful.


The little compound is composed of six old homes that were originally located on this portion of Terry Lane. Each house is owned in fee simple, just like a traditional house in just about any town anywhere in America. Only here, the owners share a common area that includes the long meandering pool that is located at the rear of the other homes. Each home looks different from the rest. Some are as cute as a button and one was a bank foreclosure last year that still needs some reinvention. But all work in this little piece of heaven. The condo fees are $200 monthly which pays common area and pool maintenance. Each homeowner pays his own home insurance and home maintenance cost.   But all owners share the use of the pool and common areas. See photos below.

Just listed, but not by me, a Bank Owned condo located at 1075 Duval Street in Duval Square.  This property will certainly attract a lot of potential buyers very quickly because it has a Transient Rental License and it is a 3 bedroom unit. Both of these features mean that a new owner could rent this property on a daily basis throughout the year and make a potential fortune over a period of years. Read on, Dear Readers.


This property was previously managed by a local property management company that described this unit this way:
"Located in Duval Square (between Duval Street and Simonton Street) where fine and varied dining abounds (Square One, Origami Sushi Restaurant and New York Garden Cafe), Casa Key West is a second story, well priced unit sitting atop New York Cafe and is just steps from the sights, sounds and excitement of world-famous Duval Street.

The place is vacant.  Not to fret, however, as this gives a new owner the chance to go in and re-outfit the place the way he, or she, or they, or you want.  Below you will see photos from the former property management website that show how the unit was previously furnished.  Then look at the photos I have added that show the unit as it sits today.  Figure how you could improve this place, make it your own, and make it make you a bunch of moo la.

The previous property management company rented the unit between $318-$428 per night depending on the date and the number of people using the unit. I always encourage potential buyers to look at numerous property management websites to checkout the rental prices of similar units to one they are considering to purchase.  A new owner might want to go back to the prior property management company which probably has a database of previous happy vacationers who would like to stay in the same unit again. People are creatures of habit. Many return to stay in the same condo year after year because they feel comfortable. This is an intangible value often overlooked by prospective buyers.


I am a big fan of small spaces and tiny places, but sometimes, let's face it, bigger is better. If you and your family have traveled to Key West and have stayed in a Shipyard Condominium, for example,  you would have likely stayed in a two bedroom unit with one bath because that is how most were built.  A typical unit there is about 680 sq ft.  Compare an average Shipyard unit to this unit which is 1492 sq ft on one level.

This unit has three bedroom and two baths as opposed to two bedrooms and one bath at Shipyard.  Families traveling together can often accommodate the tighter quarters because they typically live together back home. But friends or extended families may not appreciate the noises and cramped quarters associated with smaller spaces. And, there is a private balcony located off of each bedroom.

 Also consider the size of the pool and number of people who you might likely have to share  with. Finally, the transient licensed units at Shipyard may only be rented as transient units for 25 weeks per year. This unit at Duval Square can be rented to a different person 365 days a year.  That's not practical but it points out the money making potential of this unit over Shipyard as just one example. I like Shipyard, don't get me wrong. This place just has more income potential in my opinion.

This town home unit is part of the condominium association. An owner must pay $489.95 in monthly fees which covers cable, trash removal, exterior maintenance and building insurance, and common area and pool maintenance.


Duval Square has a nice rooftop pool, covered parking, and a great location which is within easy walking distance to most of Old Town. It is located on the quieter side of the Island but close enough that you can be where you want within a matter of minutes during most of the year.  There are a couple of nice restaurants at the Square and a lot more within a couple of blocks including Among my favorites are world famous La Te Da, 915 Restaurant,  and many more. South Beach is an easy jaunt to the south. Ft. Zach Taylor Beach is a good hike, but you'll enjoy the walk or bike ride to get there.  Mallory Square and the pubs of lower Duval Street are there for those who have a passion for crowds. And then there all those T Shirt Shops, galleries, and places for cheap eats where you can enjoy all that Key West has to offer.

I would watch new groups of tourists arrive daily to take up residence at one of the units located there.  This place draws a lot of vacationers. It is convenient. This is a property you really ought to consider. And you need to act quickly because this place will not last long, especially at this price.
