920 Terry Lane Key West - Priced to Sell

The asking price on the award winning three bedroom home at 920 Terry Lane in Key West was just reduced to $819,000.

The house sits across the street from the Historic Key West Lighthouse which is now a museum. A small enclosed park surrounds the old lighthouse and that is the view one has from the front porch at 920 Terry Lane. I must tell you I have sat in a chair on the front porch and envied whoever gets to buy this home. You cannot ask for a more serene view in our little town. And you know that the beautiful view will always be maintained - and that it will never change. That is an intangible benefit that eludes most property owners anyplace.

This home is listed by Preferred Properties, but this is not my listing. The listing Realtor describes the home this way:
"A Million Dollar House with a Million Dollar view in one of the best locations of Old Town Key West. Just 1 block from the Hemingway House and 2 blocks from Duval,is this Historic three bedroom 3 bath home with a cocktail pool and off street parking. No expense was spared in this renovation. On the first level there are 2 bedrooms, one of which can be used as a master, vaulted ceilings, Brazilian Hardwood flooring, and a great open living/dining area. The kitchen has glazed maple cabinetry with granite countertops and stainless steel appliances, large pantry with washer and dryer. Down a few steps is a great family room which opens to the pool. The master suite on the second level is the entire second floor with fabulous lighthouse views."

The old house with an incredible location has been updated and expanded to meet the needs of modern day living. Gone are the small one-purpose rooms. Instead, the first floor has an open great room with soaring ceiling. The kitchen is a big open area with rich custom wood cabinets and large windows that let sun shine in to brighten the space. Off to the rear and down a step is the family room with a set of French doors that open out to the small garden and pool. Two large bedrooms complete the main floor. As the listing Realtor points out, one could use the down stairs bedroom as the master suite. Potential older buyers need to consider options like that. As we get older, stairs can become more challenging.

View off wrap-around deck off the master bedroom

If you are not yet challenged by stairs (lucky you!) the view and the geometry of the master suite on the second floor is unlike any other house in Key West. The owner designed this space so one could lay in bed and still have a view of the old light house. He built wrap-around decks that provide that stunning view of the light house as well as neighbors in some of the pristine little renovations that surround the property.

920 Terry Lane has 1856 sq ft of living space and sits on a 41'x79' (3212) sq ft lot. The living space is nicely divided by room function. The main living area provides access to the bedrooms on the main level. The kitchen area double functions as a core living area and as access to the stairway to the second floor and lower level family room or access to the pool.  This home has every feature necessary to make it a great vacation rental as well.   CLICK HERE to view the Key West Association of Realtors mls datasheet and to see listing photos.

920 Terry Lane - Old Town - Key West

920 Terry Lane - Old Town - Key West

Just listed by Preferred Properties (that's where I work, but this is not my listing) 920 Terry Lane in Old Town Key West. This house sits opposite the foot of the Historic Key West Lighthouse. I doubt that the view from 920 Terry Lane will change within the lifetime of anyone reading this blog. And that ought to mean long term neighborhood stability for any buyer of this property.

I found a photo of the property taken in 1965, above. Compare the facade in 1965 to the way the house looks today.

920 Terry Lane - Old Town - Key West

920 Terry Lane - Old Town - Key West
At least a couple of readers have taken exception to properties I have written about or areas that I seem to have intentionally 'neglected', particularly the midtown and newtown areas of Key West. I have been called an 'elitist' and a 'snob'. I am. Sometimes. I admit it. And sometimes I am wrong about houses in Old Town that I decide are not what buyers ought to consider for whatever reason. Such was the case of 920 Terry Lane in Key West. Mea culpa.

I showed 920 Terry Lane for the very first time earlier this week. I was totally surprised and decided immediately upon entering the house that I must write about it. Let me first share how the listing Realtor describes this property:
"No expense spared in this stunning renovation of a Historic three bedroom and three bathroom home with a bonus room. Located o a quiet Old Town lane in the X zone with pool and parking, this property offers the best possible views of the Key West lighthouse. The floor plan flows seamlessly from the living room with high ceilings and beautiul Brazilian hardwood floors into the two ground floor bedrooms, one of which could be used as a master suite. The kitchen offers island breakfast nook, stainless steel appliances, glazed maple cabinetry and buffet serving area. The Master suite encompasses the entire second floor and offers fascinating lighthouse views, tall ceilings with transom windows, and balcony with lpe decking. Must see!"

How could anyone not be impressed by the view of the historic Key West Lighthouse? 920 Terry Lane sits right across from the grounds of the lighthouse. This house has for me at least an almost idealic location akin to houses that line the cemetery because the neighbor is so very quiet at night. And you know that the beautiful view will always be maintained, and that it will never change. That is an intangible benefit that eludes most property owners anyplace. Having it only enhances the property value of nearby property owners-at least that is the way I see it.

920 Terry Lane as it appeared in 1965

920 Terry Lane in 2011

I dug into the old shoe box and found a photo of 920 Terry Lane that dates back to 1965 (black & white photo above). Compare that to the color photo immediately above. The current owner did a total renovation of the property and received an historic preservation award.

810 Terry Lane - Short Sale - Key West

The guess work is over. The bank has disclosed the short sale price it will accept on 810 Terry Lane is $610,000 or $323 per sq ft.

Our office had the listing on this house a year ago when it was offered at $1,249,000. It did not sell. It still has not sold. A different office now lists the property. CLICK HERE to see the current mls listing info. But read below for a few more details that the current agent has omitted. (Not pointing fingers!)

Gorgeous, brand new home located one block from the lighthouse in the heart of Old Town. This home offers 2000 sq. ft. of luxury living loaded with top of the line finishes. Three large bedrooms, three fabulous baths, a gourmet kitchen featuring a Thermadore 6-burner, stainless gas range top with hood and matching appliances. The floors are oak, the ceilings tall and the home drenched with natural light from the large windows and French doors. The master suite is spacious and boasts huge walk-in closets, private balcony, bathrooms with double vanity, granite counter top, slate tile floors and good storage. Click on each photo to see room or space: LIVINGROOM, KITCHEN, BEDROOM-1, BEDROOM-2, BATHROOM, POOL, POOL VIEW.

810 Terry Lane is located two blocks west of Duval Street and just south of Petronia Street. I took a couple of exterior photos this morning so you could see the neighboring houses. The house next door to the south with the Avanti in the driveway CLICK HERE is a duplicate of 810 Terry Lane. There is a real cute cottage across Terry Lane to the east CLICK HERE. The Key West lighthouse is one block to the south CLICK HERE - but not my photo.

This house in my opinion is a lot of house for not a lot of money. I remember a year ago I had some buyers that wanted to buy a bank owned property in the same neighborhood (only a few blocks south). That house had no parking; it had been remodeled and not remodeled very well. Let's say it still had issues. 810 Terry Lane is new in 2007 construction. Now that we know the price the bank will accept, the guess work is gone and all you need to do is write the offer.
