Just listed, but not by me, 319 Grinnell Street near the Historic Key West Seaport. This house is Bank Owned. I expect multiple offers on this very interesting property because of its low offering price of just $299,500, and the fact that it has three key features most second home buyers want in a Key West house: (1) style, (2) pool, and off street parking. The listing Realtor describes this house this way:
"Fantastic Location In Key West! Walk To The Water, Water Activities, Shops, And Entertainment. Boasting 944 Sq Ft This Two Bedroom Two Bathroom Single Family Home Sits On A 3220 Sq Ft Lot. Quaint And Cozy. This Fannie Mae Property Is Approved For A Homepath Renovation Mortgage. Owner Occupants Close By October 31 2011 And Request Up To 3.5% In Seller Paid Closing Costs. Restrictions Apply."

The Monroe County Property Appraiser's property card on this house says it was built in 1924 and that it has 944 sq ft of living space. I question both the year of construction and size. This house has design and structural elements that suggest it is much older, probably in the late 1880s. It is located a little over a block away from the seaport near other houses built in the 1880s which have similar features. I did the math and checked the square footage using the Appraiser's house map and found the square footage was actually 1594 sq ft vs the 944 sq ft shown on the property card. If my 'math' on the square footage is correct, the asking price on a sq ft basis would be $187 per sq ft instead of $317. The lot is 40'x80.5' or 3220 sq ft. I mention the size not to question the listing Realtor's data because it is automatically extracted from the Property Appraiser's database. Instead, I use the size to alert Readers that this house is bigger than the data suggests and warrants serious consideration. It was constructed in 1852. (The dormers on 311 William Street are not original to the house. And 311 William Street has been meticulously renovated to the highest of standards. Otherwise, the similarities between the two houses are remarkable.)


Here's the bad news. This house has been screwed around with by some past owner that carved the house into three living units. The main floor has a very interesting Victoriana front room with a kitchen located at the end. The front room and the adjacent bedroom have Dade County Pine walls, ceiling, and floor. A bathroom is tucked off to the side. It has a glass block walled shower and disassociated hippie 'style' elements. Someone created a passage way by removing drywall to enter into a second living space at the rear. This space is one big living area more typical of a studio apartment. It has a large newer kitchen and an open living area with lots of windows and doors that look out to the pool at the rear. Oh, it has a functional toilet that sits in the corner, but there is no sink or shower. Nor is there any walls or partition to provide any privacy. A third living space is accessed from a side doorway located on the north side of the house. The stairway is narrow and steep and probably not constructed to code. It looks like this space was another studio apartment with a mini-kitchen, bath, and bedroom. Two scuttles on either side of the bedroom date this space to pre-1924 vintage construction in my opinion.

I mentioned that this house has a pool. It does. The pool has 'hippie roots' if ever I saw one. It sits out of the ground a bit. I doubt that a building permit was pulled on the pool when it was built. In fact I doubt any permits were pulled when any of the 'renovations' were done to this house when it was carved into three living units. Because of this I suspect much if not all of the electric and plumbing will need to be replaced to bring this house to code. There is no air conditioning. If you think I am suggesting that potential buyers avoid this house the answer is I am not. I think this is a great project house. It needs new windows and doors. The old roof looks great but a new roof would mean lower windstorm insurance rates. The clapboard siding looks pretty solid but needs some repairs. The windows need replaced. And the HVAC needs checked out. I suspect all will need replaced. The front could be dolled up by replacing the odd concrete front porch and adding shutters. A white picket fence and editing the overgrown foliage would sharpen the look of this place. The back yard could be wonderful. I would eliminate the pool and put a new one in but that is a matter of choice. There is an old out building that could become the new laundry room or maybe a pool house bar. There is an old fish pond that looks intriguing as do some huge tropical plants. This space could become something very special. Oh, there is off street parking on the side.

At least a couple of readers have taken exception to properties I have written about or areas that I seem to have intentionally 'neglected', particularly the midtown and newtown areas of Key West. I have been called an 'elitist' and a 'snob'. I am. Sometimes. I admit it. And sometimes I am wrong about houses in Old Town that I decide are not what buyers ought to consider for whatever reason. Such was the case of 920 Terry Lane in Key West. Mea culpa.


I showed 920 Terry Lane for the very first time earlier this week. I was totally surprised and decided immediately upon entering the house that I must write about it. Let me first share how the listing Realtor describes this property:
"No expense spared in this stunning renovation of a Historic three bedroom and three bathroom home with a bonus room. Located o a quiet Old Town lane in the X zone with pool and parking, this property offers the best possible views of the Key West lighthouse. The floor plan flows seamlessly from the living room with high ceilings and beautiul Brazilian hardwood floors into the two ground floor bedrooms, one of which could be used as a master suite. The kitchen offers island breakfast nook, stainless steel appliances, glazed maple cabinetry and buffet serving area. The Master suite encompasses the entire second floor and offers fascinating lighthouse views, tall ceilings with transom windows, and balcony with lpe decking. Must see!"

How could anyone not be impressed by the view of the historic Key West Lighthouse? 920 Terry Lane sits right across from the grounds of the lighthouse. This house has for me at least an almost idealic location akin to houses that line the cemetery because the neighbor is so very quiet at night. And you know that the beautiful view will always be maintained, and that it will never change. That is an intangible benefit that eludes most property owners anyplace. Having it only enhances the property value of nearby property owners-at least that is the way I see it.

I dug into the old shoe box and found a photo of 920 Terry Lane that dates back to 1965 (black & white photo above). Compare that to the color photo immediately above. The current owner did a total renovation of the property and received an historic preservation award.

The Great Room

The old house with an incredible location has been updated and expanded to meet the needs of modern day living. Gone are the small one-purpose rooms. Instead, the first floor has an open great room with soaring ceiling. The kitchen is a big open area with rich custom wood cabinets and large windows that let sun shine in to brighten the space. Off to the rear and down a step is the family room with a set of French doors that open out to the small garden and pool. Two large bedrooms complete the main floor. As the listing Realtor points out, one could use the down stairs bedroom as the master suite. Potential older buyers need to consider options like that. As we get older, stairs can become more challenging.

If you are not yet challenged by stairs (lucky you!) the view and the geometry of the master suite on the second floor is unlike any other house in Key West. The owner designed this space so one could lay in bed and still have a view of the old light house. He built wrap-around decks that provide that stunning view of the light house as well as neighbors in some of the pristine little renovations that surround the property.


920 Terry Lane has 1856 sq ft of living space and sits on a 41'x79' (3212) sq ft lot. The living space is nicely divided by room function. The main living area provides access to the bedrooms on the main level. The kitchen area double functions as a core living area and as access to the stairway to the second floor and lower level family room or access to the pool. The very cute little house at 213 Truman Avenue #C sits to the rear of the white picket fence in a compound of four Key West houses that share a simple gated pathway. 213 Truman Avenue #C was built new in 2007. Now it is Bank Owned and looking for new owners. The listing Realtor describes this little charmer like this:
"Brand new in 2007. The home is in great condition. Two bdrms and two full baths up. 1/2 bath down with open kitchen/living area opening to a wonderful large private deck. Wood floors through out. The house sits at the rear of a four unit compound. This property is the largest of the four units, and it is the only two bedroom unit. Each house is owned in fee simple (owner owns the house and land upon which the house is located. They share only a common walkway.) The three other units are one bedroom homes with approximately 580 sq ft of living space in each unit. The houses are basically arranged two up front and two to the rear. This property sits at the left rear. The neighbor to the rear is the Hutchinson Lane Compound, a compound of four Old Key West houses that share a combined common area. The rear deck is large and spacious. The neighbors to the rear are further removed from the property than the photo below shows. I took the photo of the front porch last Saturday. I guess a cat burglar removed the rocking chair, but the bistro table is ready for action. What a great place to sit and watch Key West come alive right after dawn and go to sleep late at night. The unit itself is quite inviting. The large combined living and kitchen area is user friendly. Dade County Pine walls and rich new wood floors give the space a very crisp look. The bedroom is located in the middle of the unit just off the side hallway that leads to the large bathroom at the rear. The shower is beautifully tiled and large enough for doubles scrubbing to eliminate unnecessary water waste among other things.

Two revival style Conch houses were renovated a few years back and later condominiumized into five units. Notice the second level "bridge" between the two houses. That bridge exists today and provides access to the upper level units. Today a white picket fence separateS the building from the sidewalk. The front gardens welcome owners and guests to the property. A bricked walkway between the buildings leads to the pool and garden area that is shared by the five units. All of the units have transient licenses and all units are actively rented. Of course owners use their units as well. I have written about this charming house that is located on one of the very best streets in Old Town Key West for several years-yes, years. It has been listed on and off since 2007 when it was offered at $909,000. The asking price decreased a bit as listing agents changed. It wasn't the agent that prevented the house from selling. It wasn't the house that stopped it from selling. It was the price. The asking price is now $499,000. I expect it will sell within a matter of a few of days.

You Could've Done That - But You Didn't!

I wrote about the little house located near the busy corner of White and Eaton Streets and across the street from Strunk Ace Hardware and Manley deBoer Lumber. CLICK HERE to read what I wrote about the little house when it was Bank Owned and offered for sale at just $158,400. I had several potential buyers call me or email me on this house. I told them they needed to act quickly because the price was so low that someone would grab it up right away. I remember one guy asking me how much lower he could bid to get the property. I told him it would likely sell for more than the asking price. It did. 1124 Eaton Street was on the market only 3 days and sold for $175,000 or $16,600 over the asking price.

I have been watching progress on the house and noticed that it is nearly complete. The landscaping has not been installed yet. Otherwise, the place looks just great. When I blogged about the house I suggested:
The house is bigger on the inside than it appears from the outside. Or so it seemed to me. I have no idea as to the condition of the plumbing, electrical, or anything else except I can say without equivocation the house needs tented. Termites have worked their way around this house over many years. The place needs HARC approved windows and door installed. The outside needs scraped, cleaned, and a new coat of paint applied. The roof should probably be replaced and with HARC's approval, the ugly lean-to carport replaced with something a little more suitable. I would add brick pavers and some landscaping and re do the front porch.
My suggestions were the kinds of things most owners would have done. This owner chose a simple color pallet and didn't do anything goofy. The result is understated elegance.
