623 Fleming Street - Old Town - Key West







It had to happen. The "For Sale By Owner" attempt did not work. The house located at 623 Fleming Street was offered for sale by the owner for the better part of last year. The house won the Debbie Award in 2004 for Rehabilitation (Tom Pope was the architect). I showed it several times during the year. I like the house and the location a lot. It does not have off street parking. It does not have a pool, but the owner told me he had HARC approved plans (which may have expired) that would permit a small pool. Nothing in Key West is assured unless it is in writing! And then it may be negotiable.

Here is how the new listing Realtor describes this Key West property: "Great Old Town location! Renovated two bedroom and two and one half bath Conch house. Loaded with coveted Dade Co. pine and also featuring many modern details such as a beautiful kitchen with granite counter tops, crown molding and a central vacuum. Awarded the HARC Excellence Award in 2000. The exterior features the quintessential front porch, a side yard, and decked back yard."

The house has a really attractive street presence. There is a big grand old dame of a house located just next door to the east that is currently on the market. This property was developed in the early 1990s and is a mix of renovation and new construction. The Ambrosia Guest House is located directly across the street. And The Marquesa Hotel is located at the corner of Fleming and Simonton Streets. I mention the neighbors to help the reader appreciate the prime location.

623 Fleming Street is offered at $895,000 or $509 per sq ft. The house is a 2 bedroom 2 bath with a generous 1760 sq ft of living space -- all in good condition and very livable. You know the house because of its unique design. You know the house because of its prime location. And know you know it is a deal waiting to be had. The seller just reduced the asking pirce on this unique property to only $879,000 or $443 per sq ft.

This is how the listing broker describes this property: "Live at the highest point in Key West, atop Solares Hill, a premier Old Town location. The main home includes 2 bedrooms, 2 baths, river recovered heart pine floors and 10 foot ceilings. Beautiful French doors lead out to your private deck, heated pool and outdoor shower. The second floor boasts cathedral ceilings creating a soaring master bedroom. The over sized windows feature louvered shutters adding to the architectural features of the home. This custom home also includes parking and a guest apartment featuring 1 bedroom and 1 bath with kitchen, laundry, French doors and deck. A quality home designed by Tom Pope and built by Erik DeBoer." What he does not tell you is that Tom Pope is one of Key West's most noted architects. He also does not mention that Pope and de Boer collaborated on several major Key West projects including the Marquesa Hotel. The pool area of the Elizabeth house was later adapted to the new rooms added to the Marquesa Hotel in 1995. Pope & deBoer used similar louvered shutters on several projects including major homes in the Truman Annex and The Meadows Area.

There is a legal three story one bed one bath duplex unit that could be incorported into the main part of the house. That unit has an opening that soars from the ground floor all the way to the ceiling of the third floor and could become a dramatic foyer into the house.

No need to worry about flooding here. This house sits at the highest point on the Island of Key West. Speaking of which, the views from the second floor are really great. And there is off street parking.This house ws built in 1984. Some features may seem a little dated. Everything works. Maybe in our new economy we will learn to use rather than replace things that work.

This is a very nice house in a very good location that was built thoughtfully by a good contractor. It has what most second home owners want in a Key West property. I have been eyeing the remodeling of this house for about 3 years. I live a block away and had the opportunity to watch the daily progress.

The original house was a one story arts and crafts home from the 1920s. The owner is a local appraiser and his wife, a realtor. They announced they were remodeling and adding a second floor. They hired Tom Pope--a noted Key West architect to design the project and Bird Construction to build it.

It is located on a corner in the Casa Marina area of Key West. It is a short 5 minute car ride to Old Town or the shopping centers on North Roosevelt or the airport on South Roosevelt. And you can walk to the beach in 5 minutes as well. It is not near any tourist destination. One of the streets does get quite a bit of daytime traffic, but like most Key West streets, it is very quiet at night.

The exterior colors are are sea foam green and white, and they blend nicely with the lush palms and the mini-estate that is located immediately south of the home. The pics of the home to the right do not do justice to the beauty of this home. There are 5 bedrooms, 7 bathrooms, an interior and pool kitchen, a child's playroom or study (it is officially counted as a bedroom), and an inviting great room that overlooks the pool and park-like grounds to the south.

The second floor master suite has vaulted ceilings and finishes that transport you to a south seas isle. And there is a large walk-in closet with quality built-ins for superior storage. Every room is finished to the "T". Nothing has been overlooked. Nothing. It is, without a doubt, the most beautiful home I have seen in Key West.
