2619 Guflview Drive, Key West - Waterfront Property


Just Listed, but not by me, 2619 Gulfview Drive located in the Gulf View Point waterfront community in Key West. I got a chance to take some photos of this new listing today. This is a Bank Owned property. That ought to appeal to a lot of potential buyers.  
This planned community was development in 1999 by Pritam Shingh who also developed Truman Annex, the Key West Golf Club Community, Parrot Key Resort, and numerous other communities and resorts in the Florida Keys. Each single family home and town home in this development have direct water views.  Gulfview Point is the crown jewel of the Singh communities.


Each of the residential communities Singh created have the look and feel of small town America. After you pass the gated entry the private drive winds through the friendly neighborhood. 2619 Gulfview Drive is nestled in little alcove at the northwest corner where two homes have incomparable sunset views. 
This particular house is similar in size and layout to the larger homes in The Sanctuary at the Key West Golf Club Community. The home has two story porches at the front and rear of the home which is a modified temple design. The home was built new in 1999 as were the rest of the homes in this community. This home has had only one owner. The first floor opens into a semi-formal entry hall which leads to the great room. The kitchen is on the immediate right.  The guest bath is on the left. The dining area and living area follow. Sets for French doors open out to the covered rear deck. 
Pocket doors disappear into walls to reveal the den or office which could also be used as a fourth bedroom. Remember there is a first floor guest bath. This home looks pretty Plain-Jane compared to many having the same configuration.  I think replacing the tile floors with nice modern wood floors and repainting the interiors would jazz up the interiors big time. The kitchen is nearly 18 years old. It, too, would benefit with a new and updated look.
I sold a town home at the far east end of this development a few years ago. Those owners absolutely loved being able to open the rear gate and walk their dogs along the common area behind the homes.  This water is fairly shallow near shore but opens into navigable water not too far out.  A few owners have added temporary floating docks behind their homes to which they attach the small water craft. 
Just about six weeks ago Key West was impacted by Hurricane Irma. While most of our island homes had no damage, the trees were not so lucky including the trees at Gulfview Point. The trees behind this home and adjoining homes got a haircut during the storm. Those trees will fill back in within a matter of a few months. The privacy trees provide will return as well. I am always taken by the beauty of the Gulf of Mexico waters. If you were the owner of a small watercraft, you could spend sunset on your little boat sipping cocktails just about every night of the year.
This single family home has 1720 sq ft of living space divided between two floors plus lots of covered porches at the front and rear of the first and second floors. There are three bedrooms, two and one-half baths, the den, and laundry closet both located off the first floor great room. The home needs some TLC but most of the work will be related to clean-up and painting.  The irregular rectangular lot measures 4337 sq ft ( 37.76' X 120.24') located almost at water's edge. The park like setting will surely entice some buyer located up in the soon-to-be frozen north to take notice of this buying opportunity.

2317 Fogarty Avenue, Key West - Bank Owned - Buying Opportunity

Just listed but not by me 2317 Fogarty Avenue, Key West. I selected the logo photo above because I consider this Bank Owned home a buying opportunity for one of my Dear Readers looking for an affordable home in Key West.  Too many local buyers have been priced out of our market. This home appears to be in pretty good shape and is basic move-in condition. This home was built in the mid-town area of Key West in 1958. This little subdivision was typical of many such subdivisions that sprang up across America after the GIs returned home after World War II. The post war housing was simple and affordable. There were big lots for the kids and dogs to play and the family to enjoy hamburgers on the bar-b-que.
I dug into my old shoebox and found the above black and white photo taken of 2311 Fogarty Avenue just as the subdivision was announced. Fogarty Avenue is located behind the two men in the photo.  The one story cinder block structure on the right side is the base of what will become the Fifth Street Baptist Church which takes up most of the south side of the 2300 block of Fogarty. The house behind the men still exists and it is a part of the church complex.
The above aerial photo shows 2317 Fogarty Avenue when photographed in 1999. I added an arrow to show this home which has 1111 square feet of interior living space and sits on a 50'X 111' (5500) sq ft lot. Nearly sixty years have elapsed since this house was built. Most of the homes in the area have been enlarged or remodeled to some extent. I will point out the changes made to this property.
The front exterior looks really nice. It is simple and not overdone. There is paved off street parking on both sides of the front. A new owner could easily remove one pad to expand the greenery in front.
The Monroe County Property Appraiser card shows many updates were added to this home in 1996.  The doors and windows have been replaced. (There are Miami Dade approved shutters for all windows and French doors.) The kitchen appears more recent than 1996 as do the stainless steel appliances. The central air was not working when I photographed the house but window AC units were working. The floor tiles in the kitchen and family room appeared to be more recent than 1996 as well. I added notations to the living room photo to point out the crown molding and recessed lighting which are repeated in other rooms as well.
This house looked to have been lovingly maintained. The inside was clean. I saw a couple of minor things that need repair but the house as a whole is in near move-in condition. You'll need to buy a mirror and shower head for the bathroom, but that's a heck of a lot cheaper than having to redo the thing.
The front bedroom has an en-suite bath. The rear bedroom has French doors which open out to the wrap-around rear deck. The room sizes are nearly identical. The back bedroom does not have a private bath. The hall bath appears to have been updated and expanded as it looks nothing like a mid-century bath.
I was totally taken by the back yard and sideyards. This home sits on a really big lot. There is room for a pool, but more important there is room for the family to have nice private outdoor living area. The canvas awnings need replaced, but the shaded deck area will make a great place to watch the kids or grandchildren play and thrive. The side yards have a lot of space for storage for bikes and adult toys. This is a nice house. Don't let it slip by. It will go quickly. CLICK HERE to view more photos I took.

Just listed but not by me 3029 North Roosevelt Blvd #35, Key West. This 1400 square foot town home is Bank Owned and in move-in condition. This home end unit has lovely unobstructed water views to the east and partial views of the Gulf of Mexico where the small cove separates this development from land located two blocks to the east. The community pool is located across the winding interior road which can be seen from the front first and second floor balconies.
 This home has two covered under building parking spaces accessed by remote control plus abundant storage for bikes and small water craft which may come in useful as this home is located at waters edge.
The listing Realtor describes the Key Cove town home this way:
"This end townhome located in Key Cove has peaceful waterfront views from both rear balconies. 1,400 square feet of living space with an open floor plan and updated kitchen. Each bedroom upstairs are quality en suits with their own balcony. This 2 bedroom and 2.5 bath home will not last."
I am in agreement with the listing agent on this one. I checked the current MLS to find a stand alone home or equally large condo to town home that offered this much space, utility, and amenities as this Key Cove town home and I could not find anything remotely comparable. That is not realtor hyperbole. The trade for space to live and thrive is the willingness not be located in near proximity to Old Town. This unit is located a good five to ten minute drive depending on the time of day  But this place has something nobody in Old Town has - a water view. There is something so relaxing about sitting on the back deck watching the sunrise or the moon in ascension over water. There are a couple of very expensive town homes located on the Garrison Bight which have water views. They are priced at $3,000,000. That is the difference in location and fancier amenities. 
This is an end unit which means it has one neighbor on one side. The southwest view is pretty much unobstructed. The nearest neighbor is located across the winding interior road. The community pool is located in front of that property - far enough away to muffle the sounds of kids playing and enjoying their young lives. That bothers some people. Others love hearing kids enjoying life. No matter here because the noise is there. Not here to hear.

The second bedroom is located at the front of this home. The bedroom also has a vaulted ceiling a full en-suite bath and large closet. The covered balcony looks toward the southwest where the community pool is located, but sunsets can also be seen nightly looking toward the west. The home laundry is located on this floor as well, but there are no appliances there now.
