3343 Flagler Avenue - Bank Owned - Key West


First Off: That is not my pic above. I recently had a buyer in town who thought the black and white photo above was of me when I was in high school.  I know I'm getting old, but that guy might be "in the home" by now...

This property was built in 1996. It has 1618 sq ft of living space divided between the first and second floors plus a large rear covered deck plus a second floor rear balcony. There is a large two car off street parking space at front plus additional off street parking on the side. The 3230 sq ft lot (an irregular 115' x 33.15')  is enclosed with a tall privacy wall landscaped with swaying palms to provide a buffer from the street.


Here is the best part: this place is super clean.  I was totally surprised to see that this place is so sharp and clean on the inside and well maintained on the outside. The house has a formal main floor entry that leads toward the rear of the house where the living room is located. There is a pass through from the kitchen that looks into the living area. Glass sliders at the rear open out to the large rear wood deck.  All of these spaces were recently tiled and look to be in great condition. The third bedroom or den is located at the front of the house. It has newish wall to wall carpet. This room could also function as a home office or den. The room has immediate access to the third bath which can also be accessed from the main entry hall.

Preferred Properties Key West just listed the landmark building at 829 Simonton Street in Old Town Key West.  I wrote about this property several months ago when it was a short sale that, well, didn't sell.  Now the building is Bank Owned and Offered at $935,000.

The building was originally built circa 1874 and was significantly updated  in 2002. The building sold in 2004 for $1,600,000. The building was updated again when the last commercial tenant customized the offices which occupy the main floor, or about 2858 sq ft. The offices have been divided into two separate office units but can be easily combined into one large space as was the most recent use. Upstairs there are two apartments. The upstairs is made up of two residential units. One unit is a 2br/2ba with 1678 square feet. The other is a 1br/1ba affordable housing unit with 463 square feet. There is off street parking to accommodate seven vehicles and the building has both handicapped access and handicapped bathroom facilities.

I distinctly remember going inside the old building at 829 Simonton Street on Superbowl Sunday (January 25, 1987). The place was a sandwich shop called "La Bodega". I had spent the afternoon at Atlantic Shores and wanted to grab a sandwich. The place was near and the food was good. My needs were met. Fast forward 25 years and the building looks pretty much the same.


The unpainted facade looks pretty much today like it did when the two photos below were taken.

The building was called The Square Deal Market when the photo above was taken in 1965 by the Monroe County Property Appraiser. The appraiser says the building was built circa 1974. The sign at the street advertises "STEAK 89 cents lb." and "Homo Milk".

The 4662 square foot building is located on a 51' x 106' (5353 sq ft) lot near the top of Solares Hill and just one block south of Truman Avenue.

If you are a local Key West resident or if you are hoping to here to live full time and aren't a member of the lucky buyers that have uber dollars, the new Bank Owned family home at 2533 Patterson Avenue in Key West just might interest you. In the words of the listing Realtor, not me, read about this new Key West property:

This house was built new and completed in 2005. It was not damaged by Wilma. The house has 1944 sq ft of living space on two floors. Inside you will find a large living room with adjacent fourth bedroom (or office or den) plus a large dining room and generous kitchen (and even a separate laundry room) at the rear. Upstairs the master suite occupies the front half of the home. There is an en suite bath with two vanities plus separate shower and bath. The master suite opens onto the second floor deck where you can catch the breezes and they flow across the island. Two more good sized bedrooms, each with its own en suite bath complete the second floor. No dinky little pretend rooms in this home. As your kids grow up, you won't need to find a new place to move.

The lot is a generous 5,000 sq ft (50'x100'). The yard is sodded, but there is no actual landscaping. There is a privacy on the west and north sides. A new owner will likely add a fence in the front and on the west side to provide privacy for the back yard where I would add big pool. The back yard is very large and is aching for a pool where the kids can have fun in the Key West sun.

The house has two tiered porches on the front and a rear porch overlooking the area where the pool could be added. The siding is in great shape and the trim appears in equally good condition. The house has the necessary storm shutters and ought to qualify for maximum windstorm mitigation credits. (I don't sell insurance so please don't ask how much it will cost to insure this puppy.)

The best thing about this Bank Owned property is its price - $328,680 or just $168 per sq ft. That is less than the cost of a building lot in the Old Town or Casa Marina area. And the new owner gets to breath the same wonderful air and enjoy the wonderful year around climate as the folks who have to pay so much more to live in Paradise. Bank Owned "Fixer" with Huge Upside - Key West

Just listed, but not by me, 627 Southard Street in Old Town Key West. This property is priced at just $399,000 and it will spark a bidding war because it has so much potential and because of its prime location. The listing Realtor describes the property as:
"Historic Property In Old Town. Prime Location In Need Of Complete Renovation. All Cash Offers Only. Proof Of Funds Required With All Offers."

The original house was built in 1899. I dug into the old shoebox and found the photo below that shows the house as it appeared in 1965. Compare that to the way it looks today. The trim (and that ugly carport are still in place. The trim is great. The carport is not.

The Monroe County Property Appraiser shows this house as having 2010 sq ft of living space divided between two floors. The front has first and second floor front porches for watching the continual people parade as locals and tourists go to and from the various haunts in Key West. There is a main level wrap-around rear deck that has ample room for expansion. The rear yard has plenty of room for a pool. I guesstimate the space between the house and the rear property line to be about 30 feet. The lot is good sized for Old Town: 40'x90' or 3497 sq ft. An ugly car port is currently attached to the house. That should go but the off street parking should definitely stay. (See how nice the next door neighbor's driveway is in a photo below.)


I was in this house several months ago when it became Bank Owned. I took a lot of pics at that time when a prior resident's property remained in the house. The downstairs area has been pretty much stripped to bare walls. Most of the interior is gone. You won't find much "Dade County Pine" here. And if memory serves me right, you won't find interior wiring or plumbing on this floor. That means a new owner can create new living spaces and put electric, plumbing, HVAC where that owner wants. The demolition work on this floor is over. It is pretty much ready for design and execution. The rear end on this level currently has sets of double hung windows that look out to the rear where a new pool would be located. I would put French doors here that would open out to a new expanded deck and pool. I would enlarge the current covered deck area on the east side to expand the outdoor living area.

The second floor appears to have been renovated in the past decade. There are new bath fixtures, new drywall, and new central air. It might make good sense to demolish all that was done and rebuild anew. This place has been abused. If you look at the photos, you will understand exactly what I mean.
Upon seeing the house earlier today I would suggest a new buyer remove the existing hardwood floors on both levels to get rid of any lingering pet odors.
