Key West Beach Club Condominiums have been one of the most sought after locations for years because there is no other place like it in Key West. Each unit faces the Atlantic Ocean head on. There are only four floors so the views vary from in perspective a bit as the floors rise. The units located on the first floor enjoy the soft sounds of gentle waves as they lap the shore from sunrise to sunset and beyond. It's almost like you could hang your legs over the balcony and wiggle your toes in the sand. You can't, of course, but you get my meaning.

1500 Atlantic (BEACH CLUB) Unit No. A 105 is offered for sale, but not by me, at the asking price of $832,000. The listing broker describes this unit thus:

Domestic Tranquility in Key West







I wrote about the new listing at 3632 Sunrise Drive in Key West last year when it was then offered for sale at the asking price of $1,395,000. It did not sell and now the property is Bank Owned.

First let me tell you that this house has been maintained and has not sat uncared for. The inside is nice and clean. The gardens are verdant. And the pool invites you to drop trousers and dive in. The guy at the bank did go and removed the smoke detector batteries, however. You can't have a bank owned property without hearing the incessant chirp of unappreciated smoke detectors.

3632 Sunrise Drive sits at the eastern edge of Key West. MAP (The map incorrectly identifies Sunrise Dive as Riviera and it places this house in the wrong location. But trust me. Google is wrong and Gary [on this point] is correct but the general location is accurate otherwise.

The canal provides boating access to the Atlantic Ocean right from your backyard. And the backyard here is just beautiful. The 30' x 15' pool is the focal point. A lovey pool house with wet bar (and shower behind) sits to the west of the pool. Tastefully landscaped gardens are located to the east (irrigated and lighted). Some large palms flank either side of the pool. And lush mangroves sit on the opposite side of the canal. The setting is just like out of a David Hockney painting except his ain't L.A. Thank God!


The listing Realtor describes the house this way:
"Very Private And Secluded Waterfront Home With Approx. 98 Ft Of Dockage, Pool And Landscaped Grounds. Screen Porch Off Great Room. Tile And Wood Floors. Kitchen With Pantry. The living and dining areas have great views of the pool, the canal and the mangroves beyond. The kitchen has those same inviting views. I don't know how the cook could manage to stay inside and work when the outside is so inviting. There is lots of room for a grill just in case the outside proves too tempting.

This house has a very nice master suite on the second floor and at least three additional bedrooms on the main level. An additional bedroom and separate bath are located near the kitchen. This are might work well for a live-in.

3632 Sunrise Drive is a 2448 sq ft ranch with 4 beds and 3 baths situated on a 9794 sq ft lot (97.5'[canal frontage] x 100.48'). I think this is one incredible home and it is priced to sell quickly at $749,000 or $306 per sq ft. CLICK HERE to compare this property to similarly priced homes in Key West.

The Bank Owned home at 3334 Riviera Drive was just listed for sale at the asking price of $750,000 or $$265,000 per sq ft for this large 2833 sq ft home that sits on a 11,062 sq ft lot in a great Key West location. Even though Key West is an island there are not that many homes that actually have water access. This property is one that does.

The listing Realtor describes this property this way:
"Nice one level ranch style home located on Riviera Canal being sold as-is. Open floor plan with large family room, eat-in kitchen, separate laundry room and wonderful master bedroom with oversized master bath. Additional features include covered off street parking, storm shutters, canal front pool and easy boating access to the Atlantic Ocean."

Riviera Canal runs east - west for about a mile on the north side of the Key West International Airport. The Riviera Canal was historically "the location" for the Key West elite. Many of the upwardly mobile professionals moved to that area in the 1960s and onward. Homes that actually abut the canal have always been in high demand by locals as the canal provides quick access to the Atlantic Ocean. Mangroves line the opposite side of the canal so canal life here is different than other locations where neighbors can see everything that goes on at the rear of the each others homes. Since this is an active canal people do pass by from time to time, but it's not quite the same thing as getting to watch your neighbors on a daily basis.

When I first moved to Key West a home on the Riviera Canal was a part of the Key West Christmas Homes tour. I was awed by the total privacy that home had and the nature views across the brief water span. So private and enchanting, it was. I immediately understood why some buyers would prefer that setting to an old house in Old Town.

The house at 3334 Riviera was built in 1963. So it has many of the architectural features that were in vogue then. That roof line is unmistakable. When this home was listed for sale three years ago the listing agent then wrote "4-bedrooms, 2.5 baths, pool, off-street parking, quick access to the Atlantic. Every detail is attended to ... 200 sqft master bath/spa, waterfall faucets. Eat-in kitchen with Sub-Zero, JennAir, corian counter-tops. Huge family room w/surround-sound, laundry room, high-end amenities. Pella blinds-in-glass hurricane shield French doors, shutters, solid mahogany doors. " The asking price then was $1,649,000. It did not sell. But the house is pretty much the same; the view is the same; and the asking price today is much more affordable.

I have written about this particular property twice before. I think this particular condominium has a lot to offer a potential second home buyer looking for a place that can be legally rented to help defray part of the cost of ownership.

This is how the listing broker describes Unit 201 at Coconut Mallory Resort and Marina, a condominium located on the eastern edge of Key West:
" Boat slip & transient license! Second floor unit boasting an open floor plan with water views. Elevator access from pool area to private wrap around balcony accessed from living area and bedrooms. Recently renovated kitchen and baths. Offered fully furnished ready to move in today or start earning rental income. Dock Fees associated with the boat slip are $1,140.00 paid one time annually. Condominium Fees paid monthly include all utilities, electric, water, sewer garbage & cable along with exterior insurance and building/common area maintenance.

This unit sits on the top floor and has water views of the Cow Key Channel that separates Key
West from its nearest neighbor, Stock Island. This channel provides instant deep water access to boaters and fishermen. There are only two units on the second floor and they each have large wraparound balconies on three sides. The views from this unit include the adults only pool to the north, the water to the east, and the timeshare units to the south. There is a second family pool and spa plus a really cute playground for the kids on the opposite side of the timeshare buildings. There are two units on the floor below and covered designated parking at ground level.
Coconut Mallory has 1126 square feet of newly remodeled interior space and wrap around covered lanais. The living room and both bedrooms have immediate access to the lanais and this makes the interior spaces seem even larger. The are no neighbors across the courtyard or next door to watch your every move. The only "neighbor" occupies the west one-half of the floor and that unit has no view. That means you do not need to get beat up by the occasional rainstorm or blistering heat when you are bringing in the groceries. There are no bowling alley long hallways or tourists to dodge on scooters zooming around the parking lot. When you are home, you are home.

Waterfront - Transient Licensed - Key West






The Coconut Mallory Condominiums are located at the far east end of the Island of Key West. They sit at the edge of Cow Key Channel and provide immediate deep water access.
There are three units left unsold. Two of the units are one bedrooms that are priced at $250,000 and $260,000. Each has a transient license and a boat slip. But the one I want to tell you about is a two bedroom two bath unit on the top floor (the building only has two floors). It occupies one-half of that floor and has the premium water view. This unit is offered at $450,000 or $400 per sq. ft. Like the other condominiums at Coconut Mallory, it has a transient license and a boat slip. It comes fully furnished and ready perhaps to turn Cow Key Channel into a cash cow for the new owner.

The listing Realtor describes Unit 201 this way:
"Boat slip & transient license! Second floor unit boasting an open floor plan with water views. Elevator access from pol area to private wrap around balcony accessed from living area and bedrooms. There are many condos offered for sale right now in Key West that have transient licenses that are priced similarly to this unit. You might be able to buy a Shipyard Unit in Truman Annex with two bedrooms and one bath unit with 680 square feet for around $450,000. Shipyard is very popular with returning vacationers because of its easy walking access to everything in Old Town. The units with transient licenses have some restrictions not applicable to Coconut Mallory. The Shipyard location is a valuable asset indeed. On the other hand, you might be able to purchase a 1380 square foot unit with two bedrooms and two baths with a transient license at 1800 Atlantic. 1800 Atlantic is located directly on the ocean and has beach access, tennis courts, a huge spa, and a huge pool. Many returning vacationers prefer the 1800 Atlantic location over Old Town because of the waterfront amenities and larger sized units. Units with transient licenses at 1800 Atlantic do not have any restriction on the number of days per year a unit may be rented.

The covered lanais greatly expand the perceived living areas be cause they are so well done. And that pool is just killer. The entire property is enclosed so the grounds are very private. But the house is within an easy walk of either Smathers Beach to the east (about three blocks) or the Higgs Beaches to the west (about six blocks). The three shopping centers are less than five minutes by car as is the world famous and now painfully dull Key West International Airport.

I created a quick list of other three bedroom single family homes with a pool under priced $600,000. I think comparison shopping is a good thing. CLICK HERE to shop and compare. I have shown several of the comparison properties. I would advise any smart shopped to look beyond price and how dazzling the pool may look. I suggest that you checkout square footage (under air), outdoor living space, and try to determine how recent any improvements to the house may have been made. 3810 Flagler Avenue Key West




Just Listed and located far from the madding crowd: 3810 Flagler Avenue Key West. This 4 bedroom 3 1/2 baths home is a very spacious 3207 sq ft that is situated on a massive 14,175 sq ft lot (105' frontage X 135' depth). The rear of the property is located on the Vista Del Mar Canal and has 100' feet of dock space with an open water view of the salt ponds.

The property is considered to be one of the best canal/open water view properties on the Island of Key West. And the location provides nearly immediate deep water access via the Riviera Canal. Imagine coming home at night grabbing a brew and heading out to the ocean to watch sunset far away from the magicians, sword swallowers, and God love them "tourists".

I went out to the property this morning and snapped some pics. The listing agent only has one photo in the mls at this time. The house and driveway were just painted and the front nicely primped. I took some photos from A1A looking west down the canal. I really think this is a deal for someone looking for a waterfront property. I did a quick search of our mls and came up with 28 homes priced between $1,250,000 and $1,499,000 with a minimum of 3 bedrooms and 2 baths. I have also written above several of the houses on the list. I still like them. Most are in Old Town or Casa Marina and are good buys at their respective prices. But they are not on the water, and they do not have the amount of house or amount of land that Flagler does. That is why this house is such a good deal, especially in this market.
