Hey Gary, hope all is going well. Is it just my imagination or has your focus lately been restricted to big ticket properties only? Maybe it is one of your new years resolutions to stay away from anything under $700,000? I understand that by doing so you end up dealing with a different class of customer (usually with money and the intent to buy!)but please don't forget that many readers of your blog are not interested in the $1 - 2 million + range, other than looking at the pictures and dreaming.

Most of my buyers are normal people who work for a living and know the value of every dollar they earned.

Flipper, very insightful comment. I was starting to think the same thing, especially when Gary was referring to himself as "the Realtor to the Dreamers." (12/10/08). But he's denying it so we'll have to take him at his word.

As far as the properties in this post, I would like to comment about the 2 on United. For those who don't know Key West, United is a fairly busy and therefore noisy street. A block or so to the west are commercial properties and mobile homes. Also, 917 United, a nicely redone 3/2 with a pool, sold in September 2008 for $650k after originally being listed for $1,749,000. My point: 927 and 929United, as nice as they appear, still have a ways to drop in price.

Captain, Both houses are done to the Nines. If the houses were located in the heart of Old Town they would be priced much higher and deservedly so.

Everybody's looking for a bargain. Asking prices are still high on many, many properties. That doesn't stop buyers and agents from looking and making offers at prices that the buyers feel are the present market.

The market sets the price. Not the seller. And not the listing Realtor.

One more thing: If you are a buyer and liked some of the recent posts on individual houses, go back and re-read the new prices. I have edited some of the recent posts to change the the current and reduced prices.

It's like Walmart here somedays.
