Key West Beach Club Condominiums have been one of the most sought after locations for years because there is no other place like it in Key West. Each unit faces the Atlantic Ocean head on. There are only four floors so the views vary from in perspective a bit as the floors rise. For the uninitiated the Key West Beach Club Condominiums are unlike any other condo development in Key West. Every single unit is located right at the beach front. No more special views for just the very rich. If you had legs long enough, you could dangle them over the edge of the balcony and wiggle your toes in the sand. The coral reefs protect the Florida Keys from roaring waves. So instead of hearing ocean waves crash ashore, you will hear the gentle lapping of the tides. Wouldn't that be a nice sound to put you to sleep each night and to awaken to every morning?

Unit #108 is located on the first level of the eastern building at Key West Beach Club. The listing agent shows that this unit has 1500 sq ft of living space including three bedrooms, two baths, living room, kitchen and dining area. This is one of those Just Listed but not by me blogs. The newly listed property is Unit # 107 at Key West Beach Club Condominiums located at 1500 Atlantic Avenue in Key West. For the uninitiated the Beach Club Condominiums are unlike any other condo development in Key West. The condos are located right at the beach front. If you had legs long enough, you could dangle them over the edge of the balcony and wiggle your toes int the the sand. The coral reefs protect the Keys from roaring waves. Instead of hearing roaring tides crash ashore you will only hear the gentle lapping of the waves. Wouldn't that be a nice sound to put you to sleep by every night.

Unit #107 is located on the first level of the western building at Beach Club. The listing agent shows that this unit has 1550 sq ft of living space including two bedrooms, two baths, a remodeled kitchen, living room and dining area. The living room and master bedroom each have dead-on killer views of the Atlantic. The master bedroom with en-suite bath is extra large and extra nice.

The Beach Club was built to be and became the premiere condominium development in Key West. Most of the original owners that purchased when the buildings were built in 1987 still own their units. There has been little unit turnover during the past twenty odd years unlike most other condominium developments in Key West. That is important to consider because it means the condo association has a solid financial foundation. The buildings and grounds are professionally managed and very well maintained. (Some places in Key West have hit the skids. The buildings and the grounds in some developments are showing the signs of financial strain.)

It used to be that there was never a unit for sale at the Beach Club. There just has not been a big turn-0ver of units like there are at other developments. So when a new unit goes on the market it is cause for attention. Unit #107 is offered at $1,250,000. Unit # 107 has been rented as a vacation rental. Besides being located directly on the Atlantic Ocean (as opposed to having a view), this 1500 square foot three bedroom two bath unit has a Transient License. That means you can legally rent the unit everyday of the year to help defray costs. Unit No. 108 is offered at $895,000 or $597 per sq ft.

Even though our office does property management, I always tell buyers that want to purchase an income property that they should keep the property with the current property management company unless they feel that company is not doing an adequate job or the personalities don't mesh. This unit is managed by another company that does a good job. I have recommended this company to other buyers. This is how the property manager describes Unit No. 108. "Unique oceanfront living sitting 65 feet from the Atlantic. Listen to the water as ocean breezes cool you. This elegant 3 bedroom/ 2 bath unit features a huge oceanfront balcony accessed from both the living/dining area and master bedroom. The unit features central heat/air, cable TV, washer/dryer, well equipped kitchens, 2 baths, security entry, and elevator access. There is one reserved parking space. Rents on all transient properties in Key West vary depending on date and length of stay. Unit No. 108 rents from $340 to $520 per day and $2310 to $3640 per week. Experienced property managers have repeatedly told me that three bedroom units (such as this) tend to rent more quickly than two bedroom units because they can accommodate more people more easily.

Every time I take prospective buyers into a unit at the Key West Beach Club they are awed by the view. Each unit is located directly on the water. None of the units have a partial water view. Every unit has a dead-on up close view of the Atlantic Ocean. The beach is just below. The neighboring units do not have views of the balcony unlike many other condos in Key West. And the ocean view at night is just magical with the twinkle of little lights on boats far away.

Some Recent Key West Real Estate Sales of Note!



There were a few sales earlier this week that are worth mentioning. I'll tell you why that is so at the end of this blog entry.

1513 Pine Street The Meadows CLICK HERE sold for $925,000 or $484 per sq ft. This is the first of eight units in The Meadows to close. Preferred Properties is now the listing broker for the units now on the market. The remaining units are priced between $925,000 and $975,000.

503 Noah Lane in Truman Annex CLICK HERE was listed by Preferred Properties at $2,695,000 and sold at $2,325.000 or $668 per sq ft. This elegant property was listed listed in February 2005 for $3,800,000 or $1,232,000 per sq ft. Do the math!

The sale at 503 Noah Lane is interesting because a nearby house at 522 Emma Street CLICK HERE was just listed as a short sale for $2,100,000 or $681 per sq. ft. An even larger and much more expensive house down the road a bit is in foreclosure and is listed for sale, but it is not offered as a short sale.

The Beach Club Condominiums at 1500 Atlantic Boulevard has been one of the best addresses in Key West because each unit fronts directly onto the Atlantic Ocean. The sagging economy resulted in several units to be put up for sale and just sat there for months and months. Preferred Properties represented the buyer in the purchase of a luxury unit that closed this week CLICK HERE for $1,550,000 or $719 per sq ft. Interestingly, another unit (which was offered in 2007 for $2,395,000) was just reduced a couple of days ago to $1,900,000 or $826 per sq ft.

I wrote about 31 Seaside South several months ago when it was offered as a short sale for the asking price of $985,000. As the market declined, the asking price followed suit. This unit is the first re-sale in the complex and also the first short sale there. It sold for $599,000 or $313 per sq ft.CLICK HERE 31 Seaside South was beautifully appointed There are at least seven similarly sized units also on the market today. One of those is bank owned and six are short sales. This is just my opinion, but the units currently on the market cannot compare to the pizazz 31 Seaside South offered. Five of the units have Formica counter tops in the bathrooms. One place has the nastiest blue walls and smelly carpets you have ever seen. Another unit has a bad mold problem that somebody better fix.

101 Front Street Unit #18 CLICK HERE was listed at $695,000 and sold for $600,000 or $545 per sq ft. This three story unit is located in the Foundry Town homes in Truman Annex. It has a special transient rental license. Two similar units (both short sales) are under contract. One unit not listed as a short sale is offered at $669,000 and it also has a transient license.

According to the National Association of Realtors (NAR) "August 21, 2009 - For the first time in five years, existing-home sales have increased for four months in a row, and the monthly increase is the largest in 23 years." CLICK HERE to read the entire article. Lawrence Yun, chief economist for the NAR, was quoted as saying “Because price-to-income ratios have fallen below historical trends, there are more all-cash offers. In some recovering markets like San Diego, Las Vegas, Phoenix, and Orlando, the demand for foreclosed and lower priced homes has spiked, and a lack of inventory is becoming a common complaint.”

The summer is always the worst time to sell property in Key West. But we had a robust market this summer. And guess what, the people who were saying they wouldn't buy in Key West because we had a glut of houses are now complaining that there is no inventory. I really don't think those talkers were buyers. They were right about the glut. But a lot of the glut is under contract. Some of the houses, condos, and townhomes in the "contingent" or under contract category will not close either because the lender will not accept the price offered or the buyer gets tired of waiting and goes away. But many will and when they do close, the inventory will shrink even more.

You can make of the sales I cited what you will. I think the recent sales show that our market has corrected itself from the excesses of a few years ago (of course there are exceptions). I think the new listing in Truman Annex and dramatic price reduction at The Beach Club unit I cited are further evidence of my assertion.

There are homes, condos, and townhomes in all price ranges. If you wait until it is too late, you will have waited too long. You will have missed the opportunity a second time. Remember what Mr. Yu said about the demand for foreclosed properties and lower priced homes spiking sales that has now created a lack of inventory.

Did you notice the photo of an airplane approaching Key West at night? I'll bet you and I get that same feeling of excitement every time we first spot that little island I call home and you dream of making your home - someday. I've done lots of flying and I have been lots of places. There is no place like home and there is no feeling like landing in Key West and getting out of that small little place and smelling our island air. It doesn't get any better than that.

Key West Beach Club Condos





Not everybody wants to own a place directly on the ocean where you can wake up in the morning to the sound of gentle surf rolling ashore just below your bedroom window. But a whole lot of people would love the opportunity to own such a property. Especially if it were affordably priced and located in Key West, Florida. Well this is your opportunity.

I have written before about the desirability of the Shipyard Condos in Old Town and the much larger units at 1800 Atlantic Blvd. to second home owners. The location, size, and creature comforts of each has made both projects very popular second home choices.

Until the market decline over the past three years the units at the Key West Beach Club have been an even more popular choice to the few who had the opportunity to even buy a unit. Historically, very few units at Key West Beach Club went on the market and when a unit was offered for sale, it would sell very quickly. If you have ever been to the Key West Beach Club you know the reason why. Each unit is located directly on the Atlantic Ocean. Each unit has a spectacular right-in-your-face ocean view. Most of the units are two bedroom and two baths, but there are a few three bedroom units and a couple of spectacular penthouses. As with other projects of similar age, there is some price variation among units based on remodels and upgrades and floor level. But all units share the same view, the same tennis courts, the use of the gym, the pools, the covered parking. And most of all they share the distinction of being the only condos located directly on the ocean in Key West.

Unit 104 is a 2/2 built in 1985 and is priced at $775,000 or $553 per sq ft. And it has a valuable Transient License which means you can rent it on a daily basis to help defray the cost of purchase. Unit 115 is the largest unit offered. It has three bedrooms and two baths. It is located at the far east end of the east building. It is offered at the price of $1,200,000 or $766 per sq. ft. Edifice Rx




Perhaps I have been sounding like the prophet of doom and gloom. That is not my intent. I think there are some really good values available in Key West right now--especially in the mid-range, but also some very nice big homes that are priced very well.

I decided to show you two photos of a neighbor's house. The house is two blocks from mine. That means that house is two blocks closer to the beach. It is located on one of the best blocks in the Casa Marina area. In fact it is a short two block walk west to the Casa Marina Resort or a two block walk south to the Atlantic Ocean.

The previous owner of the property (when it was a mid century ranch) was a dear friend. He passed away a few years ago, and his estate sold the corner lot to an investor for $1.4 million in January 2004. The investor resold it in February 2005 for $1.850 million. The lot is 11,441 square feet. The present owner paid about $162 per sq ft for a buildable lot in a prime location.

Then the new owner built an edifice. I'm not griping. I like it. It just dwarfs most of the nearby houses--most of which are also big. It is just bigger. Decide for yourself. In a years time the trees and shrubs that look so small will be giants. I don't know how it happens, but plants and trees thrive in Key West.

I have no idea how large the new house is. The tax records don't even show that a house exists yet. Lucky owner! I think the construction of such a large edifice is a testament to the belief the new owner has in the long term viability and value real estate in Key West. I boo-hoo about declining property values and foreclosures. I wouldn't touch a lot of 'em. But there are some real deals right now. There is still a lot of building going on in Key West. But there is not as much as there was in 2005-2006.

The Casa Marina area is a very friendly neighborhood. Everybody walks their dogs. We even have a beach for the dogs--doggie beach CLICK HERE. You can join the Casa Marina Beach and Gym. I told you so!




Several of the Key West homes that I have suggested potential buyers should consider have sold. So I thought it would be interesting to look at the asking price and the sold price on those properties. If you are in the market to purchase a house in Key West this little exercise may give you some insight into how much individual houses have been selling for during the past few months.

I have suggested the Shipyard Condominiums at Truman Annex as a good property to consider purchasing because of the units are easy to rent year after year. There were 9 sales during the past year. The least expensive sale was listed at $500,000 and sold for $475,000. The median sale was listed at $590,000 and sold at $520,000.

The condos at 1800 Atlantic is another excellent property for second home buyers because the property has so many amenities and features that other properties do not have or that cost so much more. Many of the condos in 1800 Atlantic have transient rental licenses so they can be legally rented on a nightly basis. The property is 20 years old, so many of the units have been remodeled or upgraded. But not all. That means there is a disparity among the units offered for sale. And some units have transient licenses, and others do not. The existence of licenses and the location of the unit in the building do affect the sales price. There were 5 sales with the least expensive

603 Angela Street. This property has not sold yet, but the price has been reduced from $799,000 to $749,000. I think this is a very good buy somewhere in the low $700s. The owners really want to sell, and I believe a strong cash offer with a quick closing date might receive a favorable reply.

On February 14th I wrote about falling prices and suggested several houses to consider. 1191 Oliva was $610,000 and now reduced again to $575,000; 716 Olivia is unchanged; 814 Ashe unchanged; 804 Elizabeth has been reduced again and now priced at $1,495,000; 916 Washington (originally priced at $3.75 million and reduced to $2,999,000 on Feb 11 went contingent on Feb 25th--smart buy at whatever price); 727 Waddell unchanged; 1800 Atlantic C229 reduced from $404,00 to $350,000 on March 6th.

On February 12th I wrote about a wonderful home at 724 Ashe originally sold for $1,265,000 and listed as a short sale at $995,000. This house went contingent on March 3rd. This was a deal!!!

On February 9th I wrote about units at the Key West Beach Club. I showed 3 of the units last Friday. The next day the owner of one of the units received a very good offer but it required the sale of another property. The Beach Club owner did not accept the offer, but it is being negotiated. The unit was reduced in price and the new price is very competitive.

The grand old dame at 625 Eaton ( February 5th)is our listing and we received a very good offer last week, but terms could not be finalized. This is a property that could sell quickly to a buyer ready to close the deal. Call me.

301 Peacon Lane was listed at $1,349,000 when I wrote about it on February 1st. It has been reduced to $1,295,000. It is a sweet deal in the making.

On January 25 I wrote about a short sale at 627 Southard. It was a new listing and the seller immediately received a very attractive offer. He responded by increasing the asking price from $1,500,000 to $1,700,000. Several sellers have done the same in the past couple of months. Some think the market has corrected too far and that prices are on the upswing.

709 Windsor Lane was another short sale I wrote about on January 22. It is now contingent.

Back on January 15th I wrote about 630 Eaton which is a commercial property right in the heart of Old Town. It went contingent February 19th. Don't think that buyers are not buying. They are.

1236 Washington was my subject on January 13. It was priced at $1,649,000 and now is reduced to $1,499,000. Beautiful home!

710 Caroline was priced at $1,795,000 when listed in January 2007. It was reduced to $760,000 on February 28. Somebody buy this house. Terrific location overlooking the Key West waterfront.

On January 9th I wrote about a beauty located at 1108 Southard. It was listed at $1,495,000. The price was reduced to $1,385,000 and went pending on February 25. Another sweet deal I am sure. The house is sweet and the asking price was realistic.

I wrote about 1101 Fleming several times. It was listed March 1, 2007 for $850,000 by a realtor who did not understand the market in my opinion. The house is very nice, very good location, but it was way overpriced. She thought the location warranted the excessive price. She was wrong and I think she did her client a disservice in listing the property too high for too long. The absentee owner engaged a new realtor who listed the house for $599,000 on January 4, 2008. It sold for $570,000 on March 4th. That was the best deal on a 2 bed, 2 bath house in Old Town with a pool and a great location. Ya'll should shoot yourselves for missing this one. I told you so!
