Buying Spree at the Key West Golf Club Community


I have written numerous blogs about particular listings at the Key West Golf Club Community over the years including many during and after the Great Recession when there were so many short sales and bank owned units for sale. I estimate I have sold over 41 of the 390 homes in this planned unit development built around 46.5 acres located just five miles east of Old Town Key West. Amenities include a huge community pool, a smaller pool, community room including fitness center, a butterfly garden, and playground.  The Reese Jones 18 hole golf course is open to the public.


The golf club community was started in 1996 and built out over the next four years. All of the units are referred to as town homes as that permitted construction of units on lots smaller than required by Key West building code. Sizes of the homes vary from 780 Sq Ft  for "bungalows" to 1,800 Sq Ft for stand alone homes with private pools in The Sanctuary.

I started to notice a significant increase in the number golf course homes going under contract over the the summer - much more so than in previous years. And during the past week or so I saw the MLS explode with new properties going under contract or closing. During the month of September nine homes sold. Seven of the "bungalow" units sold at an average price of $454,143 and a price per Sq Ft of $456 per Sq Ft. There were also two single family homes located in The Sanctuary that sold for an average sales price of $777,000 or $440 per Sq Ft. I consider this many sales in one month during a world wide pandemic a buying spree.

As of this morning there are only eight active listings listed for sale. The least expensive is 780 Sq FT 2/1 at $393,000 and the most expensive is a Spa Home located in The Sanctuary offered at $625,000. The average asking price on all units is $450,000 or $512 per Sq Ft. 

Compare the average asking for golf club homes to the rest of Key West for homes priced under $625,000. There are 16 such homes available at an average asking price of $524,738 or $494 per Sq Ft. While some of these homes have been updated, most are much older and many are less desirable because of location.

265 Golf Club Drive, Key West - Just Listed

Image driving home after a long day on the water boating, fishing, diving for lobsters, or alternatively working again. This is the view you will have when entering The Sanctuary at the Key West Golf Club Community. I just listed 265 Golf Club Drive, the largest single family home in The Sanctuary.
This four bedroom home is the largest single family home available with 1816 square feet of living space plus 200 square feet of bonus space off the master bedroom. Let's take a look inside.
Upon entering the front door you are immediately impressed by the size of the main floor and how different it is from the smaller homes in The Sanctuary. There are new floors throughout the house including the dark wood floors on the main level.The new kitchen has cabinetry that extends to the ceiling, stainless steel appliances, and granite counters. The elevated breakfast bar extends out into the open plan living area.

As you make your way through the living area toward the screened lanai, you notice a first floor bedroom located off to the right. Plantation shutters here and throughout the house allow light flow to be adjusted in a classy way. The crown molding, high baseboards, and trim is painted bright white which contrasts to the dark wood floors. But it is the sunshine filtering through the lanai that begs our further attention.
The screened lanai offers protection from the blazing sun. Believe me, most sane people can only take 30 minutes or so of direct sun. The space is wired for TV and cocktails. You can get wired with cocktails. New TREX decks were added at the front entry and the entire back area. There is a spa plus outdoor shower with multi-level shower sprays.  The tropical foliage behind the pool provides a buffer from the golfers on the other side. 
The new master bath has dual vanities with mirrors that illuminate upon touch. The oversized shower has another multi-head shower sprays. Thee is a small window in the room as well. The current owners use the side room as a home office.
Almost all of The Sanctuary homes are two story. This home has first and second floor covered porches with sitting areas. Each of the two front guest bedrooms open out to the porch. The vaulted ceilings add to the spatial feel for each room. The share a newly renovated bath.
The Key West Golf Club Community has two pools including the resort sized pool shown above. There is a small gym located in the clubhouse. And there is even a butterfly garden located on the far side of the clubhouse. I don't recall ever seeing a living person there. Nor a dead one.---

I have sold many town homes and single family homes at the Key West Golf Club. I continue to believe these are among the best values in Key West based on construction, size, location, amenities, and price. Some potential buyers resist even looking citing the fact they don't play golf. There are no rules in life that you have to play golf to enjoy the sunset views over the course nor that you must swim in either of the two pools or use the community gym or watch butterflies in the butterfly garden.
The smaller of the two pools is located within a five minute walk of 16 Kingfisher Lane which is near the security gate where all incoming traffic is monitored. The larger pool, butterfly garden, and community center is located a couple of blocks into the community. 
HOA fees are395 per month and include common area and pool maintenance (the streets and grounds are very well maintained), basic cable, and security.
