1301 Flager Avenue, Key West - Picture Perfect and Move-in Ready

I had the opportunity to show 1301 Flagler Avenue this past week and fell in love with the house. It has been professionally renovated and is in picture perfect condition. The furnishings are included in the purchase price. It is move-in ready. So what you see is what you get. Let's take a look.
I probably have been inside more than half of the homes in the Old Town and Casa Marina districts over the years, but I was never inside this particular house. My potential buyer had selected this house because of the size and price (1800 square foot home offered at $691 per sq ft - furnished). I was impressed from the moment I walked into the expansive entry hall which flows into the great room.
There were numerous features that popped into view including the all new hand-scraped solid white oak floors; the Dade County Pine walls and ceiling painted in cool tropical tones contrasted by the crisp white window casements, trim, and crown molding; new windows; French doors with clerestory windows above; and the brand new kitchen. 
The kitchen features include solid wood knotty alder lower cabinets, white maple alder upper cabinets, natural counter-tops, and Kitchen Aide commercial grade stainless steel appliances. The chef or bottle washer can look out the kitchen window to see the pool.

Second floor east bedroom is a large room. French doors open out to the covered front porch. This and the other bedrooms all have painted Dade County Pine walls and ceilings. The door knobs and trim are black.
The second floor west bedroom is a bit smaller but not small.  It also has French doors that open out the front porch.
The master suite takes up the back end of the house. The bedroom has a high pitched ceiling that enhances the already large space. French doors open out to the second floor rear covered porch which looks down to the pool.

Now that I have your attention, let me tell you how I host Open Houses. First, I don't ask anybody to give me their names or contact information.  I hate that. I do give guests an information sheet and let them take themselves on a self-guided tour. If a person asks a question, I will answer it. 1500 Atlantic Boulevard Unit 415, Key West - Beach Club Condominiums Premiere Penthouse

Key West is a little island located at the tail end of America - the southernmost point in the continental United States. Since Key West is an island, you'd think a lot homes would be located on or have direct views of the ocean. The fact of the matter is that very few are - perhaps a dozen or so. The condominiums at the Key West Beach Club are the only condominiums where each unit has a direct ocean view. The views from Unit 415 are particularly unique as explained by the listing Realtor who says:

I showed that top floor east end unit last week. My eyes were drawn to the ocean view as soon as I stepped inside.  Every other unit I have been inside is laid out with the living room and adjacent master bedroom facing the Atlantic Ocean and which share a large open terrace. All of the other penthouse units have glass panel doors with glass panel windows over the sliding panel doors.The owner of Unit 415 removed the wall separating the two rooms to create a stunning new living room that runs the breadth of the space. The owner then installed floor to ceiling impact glass doors that provide astounding views of the ever changing horizon. The view is magnetic. It is dynamic. It is one-of-a-kind that so far has not been duplicated. 
The Beach Club Condominiums were built around 1986. They quickly became and the remain the premiere waterfront community in Key West. Several of the original owners still own homes there today. There has historically been a low turnover of units. These units were second homes to wealthy owners and not treated as investments like no many other condominiums in town.
The Key West Beach Club is not a resort, but living there makes it seem like it is one. There are two heated ocean front swimming pools for those who don't like the icky feeling of salt water all over their skin and in their hair.There is, however, a private sandy beach plus oceanfront lounges to get a Key West tan. There are covered grilling and dining cabanas and restrooms by each poo. And there is private gym and private tennis court. There is gated entry and under building parking and storage plus abundant guest parking (unlike to of the places over at Truman Annex.)
This unit has 2012 square feet of living space which includes two bedrooms and one bath on the fourth floor and a third bedroom and bath on the fifth floor loft. The listing Realtor tells me only this and one other unit are as large and this is the only unit with unobstructed views to the east. There are two nature preserves to the east. These prevent any new residential or commercial development on those sites. The view you see today will remain - unobstructed.

3010 Flagler Avenue, Key West - A Less Expensive Alternative to More Expensive Old Town

Just about all potential buyer who call me to discuss the desire to start looking for a home in Key West says they want a place in Old Town close to Duval Street so that they can walk to the restaurants and do all the things they do when they visit as tourists. They tell me how many bedrooms and baths they want, whether they require a pool and parking. It's when I tell them how much it may cost to find a place that is in tip-top shape that reality often sets in as the cost of paradise seems out of the reach for some. I often quiz these potential buyers to ask if they have considered mid-town and new-town areas. Most are unaware of the areas or the value of homes located there.
3010 Flagler Avenue is a viable and less expensive alternative to the more expensive homes in Old Town and Casa Marina areas. This three bedroom home also includes a pool, guest cottage with bath, and carport. The 1,602 sq ft home was built in 1958 and sits on a 6,360 sq ft lot. (Imagine how much that would cost in Old Town.)
The home has been tastefully updated and is in move-in condition. I looked for but did not find anything that needs to be brought up to date. That means a new owner won't have to live through months of contractors not showing up to fix things or countless homeowner trips to Home Depot or Ace Hardware looking for stuff and then paying for stuff.
The master bedroom has a pretty chill view of the cool pool. Who wouldn't want a view like that each morning?  There is a large guest bedroom (with bath) in the main house plus a guest cottage (with bath) in the rear which the current owner uses as an office.
Last week I mentioned that I made by first visit to Key West in March 1984. I drove down from Miami and turned left on A-1-A and started toward Old Town, or so I thought. Instead I ended up on the eastern end of Flagler Avenue which had block after block of mid-century homes. This wasn't the Key West I anticipated.
I dug into my old shoebox and found the above black and white photo taken at where I think 2900 to 3100 block of Flagler Avenue. I think I see commercial buildings a couple of blocks to the east. The blond house on the right side of the photo looks much like 3010 Flagler does. The house definitely has a carport, a trademark of mid-century homes.  3010 Flagler Avenue today has a semi-circular drive and plantings which give the house privacy from the street. Additionally, the home has new windows and doors courtesy of the FAA's airport noise abatement program. While every home owner can hear plane loads of tourists arriving at some point, only a few homes got the expensive and effective replacement windows. 
This home should be workable with a family with one or two children. The guest bedroom is good sized or to a gay couple who want a slice of paradise that won't break the bank. The new Poinciana School is only a couple of blocks away as is the new Anytime Fitness.  Our three large shopping centers are five minutes by car.
