2312 N. Roosevelt Blvd. Key West, Florida - Waterfront Commercial

I wrote about 2312 North Roosevelt Boulevard in Key West soon after it was listed in April. It's time for a second look as this interesting commercial property with terrific US 1 frontage remains unsold. This nearly 20,000 sq ft lot (102' X 194')  lot is located opposite the Key West Yacht Club. There is a traffic study available to prospective buyers to study the tremendous traffic flow that passes this location each day as tourists and locals make their way into the Old Town just a few blocks to the west.
I dug into my old shoebox and found an aerial photo from the not too distant pass taken by Ty Symroski and Wendy Tucker.  I have added arrows to point out the location of 2312 N. Roosevelt which is shown just opposite the Yacht Club. The small Hilton Haven residential enclave is located on the backside of the Yacht Club.

The two year long widening and enhancement of  US 1 from its entrance onto the Island of Key West to White Street was completed in 2014. Within the couple of months the renovation of the four large hotels at the US1 gateway onto to the island of Key West will be compete. They will join in the renaissance that is transforming North Roosevelt Boulevard as it winds its way alongside the Gulf of Mexico toward Old Town. The black and white photo above was taken back in 1965. It shows nearby 1704 N. Roosevelt Blvd. back in 1964. The old Dairy Freeze is history now. Today there is a modern office building in that location. The vast open area behind it is now the athletic field at the Horace O'Bryant School.  I point out the old so that prospective buyers can understand that what was in the past does not mean that an existing use must stay that way in the future. Some smart buyer will purchase 2312 N. Roosevelt and may totally change the present use to something quite different.. 
I walked the entire lot while taking photos for this blog. The width and depth of the space is much larger in person than it appears in these photos.  The 102' ft depth is equal to two large modular homes. The frontage is equal to nearly four modular homes. If you are a developer you'll appreciate the size of the lot.  The lot is located opposite the Yacht Club. The existing building could be razed and a new structure built. With hotel rooms in the Key West core hitting $400 per night, this space might work well for a new small boutique hotel of maybe 20 rooms with yacht club views but more moderate prices. Or maybe a new owner would build quality retail or office space down and create several long term residential units on the second floor. 80 Bay Drive, Summerland Key, Florida


Just Listed by Preferred Properties Key West 80 Bay Drive at Bay Point, just a few miles east of Key West. The listing Realtor, not me, describes this 1892 sq ft home this way:

80 Bay Drive was built new in 2003 and purchased by the current owner in 2006. The current owner renovated the nearly new house by making substantial upgrades to the 1892 sq ft home which was already a beautiful property. One of the more notable upgrades was the new custom crafted kitchen by a Mennonite cabinet maker. Note also the extensive use of crown and dentil moldings, wainscoting, and milled real wood floors. The intricate coffered ceilings include hidden HVAC. The ceilings are also wood.
The balance of the first floor is divided between a large sitting area, a combination formal dining area with a Murphy Bed tucked away in the corner, plus a large bath. In my opinion this unique floor plan would work well for empty nesters who need extra sleeping accommodations on rare occasions.

The entire second floor is devoted to the master suite which includes the sitting area, luxurious spa-like bath, and romantic bed chamber with ocean views off the balcony. The wainscoting from the first floor continues up the staircase and wraps the bedroom and bath areas. The crown molding continues as well, but here the HVAC is hidden behind Victorian era metal grills.
French doors open from the master suite out onto the second floor deck which provides the perfect perch to watch the earth, the sky, and the water perform a kaleidoscope of images from dawn to dusk. French doors on the main level open out to a covered IPE deck that wraps around the house. Note the crown and dentil molding evident inside the house was brought outside as well. Here the moldings partially cover the hurricane shutters.
The house sits on a 10,900 sq ft lot fronting toward the northwest with an ocean view. The control depth of the water is three feet. The listing agent said deep ocean water is just ten minutes away and deep Gulf water is only fifteen minutes away. Or move a kayak out to the water and just play for a while. 2645 Gulfview Drive, Key West Waterfront Property

2645 Gulfview Drive is a smart looking 1600 square foot home located at Gulfview Point (formerly Roosevelt Annex) in Key West where each of the 25 single-family homes and town homes  are located on the water and sited for exquisite views of the setting sun over the Gulf of Mexico. Gulfpoint Annex continues to be an exclusive community with a neighborhood of homes surrounded by water on three sides.  This is the only place of this kind in Key West! This development was built by Pritam Shingh who also developed Truman Annex, the Key West Golf Club Community, Parrot Key Resort, and the new Marker Hotel in Old Town Key West. Each of the developments has the look and feel of small town America. After you pass the gated entry the road winds through the friendly neighborhood. Many but not all of the homes have covered off street parking (this one does). 2645 Gulfpoint Drive is located near the far end of the drive.
The main living level provides a lot of living space both indoors and outdoors. The family chef will have water views from the kitchen as he or she looks through the living area and out to the gulf. There is a spare room tucked off to the right side of the living room which has pocket doors to provide privacy when needed.  An owner might use that space as a dining room, home office, den, or maybe as a guest bedroom. (There is a half bath on this floor as well.) There is an expansive covered deck with steps that lead down to the larger open deck at pool side. Just beyond the picket fence is a walking trail that wraps around all three sides of the development. This is a great place to walk the family dog.
