1214 16th Ter Key West, FL


The home at 1214 16th Terrace in the new town area of Key West will likely appeal to a local buyer or a purchaser relocating to Key West who is looking for a family home. The three bedroom house was built in 1965 and has 1348 sq ft of living space. It sits on a 5700 sq ft (57'x100') lot on a quiet suburban street near the eastern edge of Key West.  Most of the houses in the area are of similar age and original construction. And most of the houses have been updated.


This home is listed by Preferred Properties Key West, that is where I work, but this is not my listing.  The listing Realtor describes the property like this:
" This is a spacious 3 bedroom, 1 bath home located in a quiet, residential neighborhood. The Florida room opens onto a large yard. Off-street parking and convenient to shopping, movie theater and schools."

1214 16th Terrace is offered at just $399,000 or $266 per sq ft which makes it one of the least expensive single family homes for sale in Key West on a price per sq ft basis. 410 Porter Court - Truman Annex - Key West


Just listed, but not by me, 410 Porter Court in the Truman Annex in Key West, Florida. This property is offered at $749,000. The listing Realtor describes this property this way:
"Quiet and secluded Porter Court is a gated community within the exclusive Truman Annex resort. Enjoy the largest unit in the complex, with a great open floor plan and huge first floor great room. Beautifully renovated and decorated with a bright nautical theme that evokes a relaxing and fun vibe. Large master suite and second floor porch with great views of the expansive pool and grounds. Porter Court was the first development built in Truman Annex. (This unit was built in 1999.) The Porter Court Condominium units are a bit larger in size than nearby Presidents Walk townhomes and much larger than Shipyard Condominiums.  And Porter Court has only 19 units versus the much larger associations at either Presidents Walk or Shipyard. That means, to me at least, fewer potential people lounging around the pool at any one time and probably a more relaxing time all of the time.

410 Porter Court is an 1175 sq ft two story condominium with two bedrooms on the second floor each of which has an en-suite bath. The master bedroom also has a balcony that overlooks the pool below. 904 Washington Street - Casa Marina Area - Key West


I have previously written about 904 Washington Street which is located in the Casa Marina Area of Key West. The above aerial photo was taken in 1999. The hotel and grounds underwent a significant makeover a few years later. The Casa Marina Area itself has long been reason so many locals and potential buyers have elected to buy in this part of Key West as opposed to Old Town.  The proximity to the beach is obvious. But locals know that life in this area is a little more laid back and quieter than most parts of Old Town. Beside public tennis courts, the area has a wonderful new playground for children and even segregated doggie parks based on size of one's pooch. There are bike lanes and jogging paths for those who want to keep fit. Most of the gyms in Key West are located within a few blocks of this area.

904 Washington Street is will appeal to the buyer who seeks a large and elegantly designed home with three bedrooms and baths, a den, chef's kitchen, breakfast room, covered and open outdoor living areas, a wonderful pool, a rooftop deck, plus a gated courtyard entry and a carport. As I was writing that sentence, the phrase "country club casual" popped into my head.  Except we don't have a country club in Key West. But we do have a lot of casual living.  Here, however, casualness is taken to higher level.

Everything in this home reflects the owners sense of style and easy living. From the crown molding at ceiling to the Brazilian cherry floors, the home is gracious without being pretentious. Paladin windows are featured above the multiple sets of French doors on the front and rear of the home. When you walk into the formal entry your eyes are immediately drawn through the elegant living room to the sunny pool area beyond.


The chef's kitchen features Viking appliances and custom cabinetry topped with granite counter tops. A lovely breakfast room is located just off the kitchen. Sets of French doors open out to the pool or covered outdoor dining area from there.


The master bedroom is located on the east side of the house. It, too, has French doors topped by paladin windows the look out to the pool. There is a den up front which has a view of the front courtyard.

32 Seaside Drive - Bank Owned - Key West

 Just listed, but not by me, a sharp and ready to move three story Bank Owned property at 32 Seaside Drive in Key West, Florida.  The listing Realtor describes this 1824 sq ft townhome this way:
"Ready to move in! This townhouse comes with many upgrades; the designer 2 bedroom/2 and one half bath three level townhouse also has its own private elevator,custom built-ins, two car garage, hurricane protection doors/windows and a private roof top deck with water view of Key West's famous sunsets!"

The Seaside community is located on the far east side of Key West just off South Roosevelt Boulevard as it winds its way from US1 in a southwesterly direction around the Atlantic Ocean side of Key West.

This property has 1824 sq ft of living space on three levels. You will find the double garage, spacious laundry, and storage on the ground floor plus a screen enclosed patio with tile floor and an outdoor courtyard space which you might use as a private garden.


This unit is located near the far western side of this development so you would not likely hear much noise from South Roosevelt Blvd while on the balconies.  You cannot hear anything inside of the unit. There are dual balconies on the east and west side of this unit on the second and third floors. And then there is that private rooftop sundeck where only God and people in low flying airplanes can see you.


The master bedroom is located on the west side of the second floor. It is a very spacious room with a large closet and a very large en-suite master bath.  The master bedroom has a terrific balcony.  The second bedroom is on the east side and, like the master bedroom, has an en-suite bath (not as opulent, however) and its own balcony.



The kitchen is on the top level on the west side. It has a vaulted ceiling and sunset views. The kitchen is quiet large and has plenty of room for informal dining area.  There is also a pantry which has been outfitted with lots of storage options.



The living room is on he east side of the property and has partial views of the water to the east. Unfortunately, most of the views are of the trees that help buffer the development from the road. However, the living room has plenty to look at inside the room itself. There is a custom built-in media center (minus the media), but the space is very attractive nonetheless. This room has a coved ceiling which adds a bit of dramatic effect to the space.



The building is poured concrete construction and has Category 5 hurricane rated windows and doors. The building was built to the highest building code standards as of the date constructed which should result in less expensive insurance for wind, fire, and casualty coverage. The unit has an internal laundry shoot from each floor that ends on the ground level where the spacious laundry room is located. The unit has an individual elevator (which could work well when an owner reaches the age when stairs become a problem) plus internal stairway between each floor.


32 Seaside Drive is bank owned and offered at $449,000 or $246 per sq ft.  Value shoppers should compare this unit with more expensive units at President's Walk in the Truman Annex or some condo units at 1800 Atlantic Blvd which are a bit smaller in size.  CLICK HERE to view a slide show of more photos that depict this bank owned Key West property.



The common areas include private roads, parking, and a large sunny pool. All areas are meticulously maintained from what I can see (and have always been maintained that way).   The hoa fees are $622 per month and include building exterior maintenance, common area and pool maintenance, security and management.
