1709 Washington Street, Key West


The listing agent at Preferred Properties Key West, that's where I work but this is not my listing, describes 1709 Washington Street this way:
"You will fall in love with this beautiful conch house located on Washington Street. From the wraparound porch to the the 16' ceilings, Dade County pine and stunning original crown molding, this house is full of historic character but also virtually brand new inside. The last time I showed this home to potential buyers I said something like it is located in the country.  Up north in America the term country evokes visions of wheat fields, farm animals, and a pastoral lifestyle.  Down here in Key West country conjures up an older Key West conch style house located outside of Old Town - out in the boonies where the lot sizes are larger and where there are fewer homes and more open spaces. This particular property is located six blocks east of White Street and two blocks north of Flagler Avenue in an area where most of the neighboring houses were built in the middle part of the last century.  It's an extra minute drive from the higher priced homes in the Casa Marina area. This home sticks out not like a sore thumb but more like a wonderful reminder of what once was. It's a quiet reminder of diverse historic Key West architecture that makes our island home so appealing to folks from around the world.
The single story home at 1709 Washington Street has 1017 sq ft of living space under air. It sits on a 52' x 94' (4862 sq ft) lot near the corner of Ashby Street. (That's about the same size lot as you will find in the Casa Marina area and twice the size you'd expect in Old Town.)  This is the general area where Mid Town Key West begins. Most of the homes in this area are single family residences and most of these homes are owner occupied.You won't find many vacation rentals in this area as vacationers tend to prefer to be closed to Duval.
The front porch wraps around this home on either side. You will really appreciate the joy of having a covered porch on any day we have a huge rainstorm. If you have ever stayed in a Shipyard condo and have had to run from your care to your condo through the maze of  gravel walkways, you'll appreciate what I mean. Plus the covered porch looks great the rest of the time. Not all houses have these porches but those that do usually look terrific. The formal entry is actually located midway on the east side of the house which opens into the newly renovated kitchen. A hallway leads to the living room at the front of the house. A crisply updated Dade County Pine wall is set off by three pastel walls.  White trim on the windows, door, and crown molding punctuate the simple architectural elements.
I had shown this home a few years ago before the current owner purchased it. I was pleasantly surprised to see how beautifully this house had been renovated. Each room looks freshly updated. The colors and architectural elements are all crisp and clean as if poised for a new owner to take over the property. 
This home has a really nice semi-enclosed covered deck area located just off the newly renovated kitchen.  As a new owner you will probably spend most of your time in this area where there is a mini-fridge and wine cooler and television.  The pool is located just steps away from the covered deck. The pool ought to stay sunny during most of the day. Buyers who like to actually swim will love this pool. And there is even an outdoor shower. Move to Key West and you will love taking showers under the sun or moon. Or even in the rain - you just turn up the temperature a little bit to get the shower of your life. Also note the small adjacent building. The listing agent told me the space is large enough to be used as a small office or studio. I have not been inside so I don't know from personal knowledge how large a space exists.

The Interview is coming to the Tropic in Key West

The lead story in today's KEY WEST CITIZEN reads 'The Interview' coming to Tropic.  That headline got me so excited I had to go down to the Tropic Cinema in the wee hours of this morning to take a photo of the theater, the Marilyn Monroe statute, and "The Interview' movie poster, each of which is symbolic of what is right with America.
I often write about Key West being located out in the middle of the ocean far from the mainland. You have to fly, sail, or intentionally drive three hours or more to get here. Key West is so far removed from the mainland that people unfamiliar with Key West often wonder how we survive. As far removed from civilization as we may seem, we are an incredibly connected society nonetheless. So it came as no surprise that the Tropic Cinema joined other independent theaters across America that petitioned Sony Pictures to let them show the movie the big chains were afraid to show.

While being interviewed by The Citizen Matthew Helmerich, executive director the non-profit theater, said the decision to show the controversial movie is really a matter of "free speech". And it is. Like many Americans I was outraged that a group of hackers made SONY seemingly walk away from a multimillion dollar investment over threats by mad man.  Helmerich said "The Tropic Cinema has a long history of speaking our minds." 

Marilyn Monroe is an icon - maybe the biggest icon of the 20th Century. She became not only a sex symbol but also a symbol of America. We export culture to the rest of the world. What better a model of what is right about America than a beautiful and talented woman. And in Key West we will celebrate our right to free speech by watching a comedy about an evil man.

Just over Marilyn's right shoulder is the movie poster for "The Interview'.  I don't recall having ever paid money to watch a Seth Rogen or James Franco movie, but I'm gonna watch this movie. The thing I appreciate about living in my adopted hometown is that you can be whoever you want to be in Key West. You can live the life you want to live here. Most of us that came here left someplace else that wasn't where we want to spend the rest of our lives. I for one have never taken well to having some other person tell me what I had to do or what I could not do. I hope people from all across America show up at their hometown theaters to give notice to the hackers and the North Koreans that we are free to decide for ourselves whether to watch a silly movie.

Just Listed, but not by me, 1017 Thomas Street which is located in the Bahama Village Area of Key West. The listing Realtor describes this charmer this way:

The black and white photo above was taken about fifty years ago. I know all things change over the years and many change for the worse. But if you ask me, this place looks so much better today than it did back then. In fact it looks much better today than it did a couple of years ago when it was first offered for sale.
This remodeled home offers sits on a 50' X 41.9' lot (2095 sf) lot with off street parking and a white picket fence. Once you pass the gate and step through the very low maintenance yard you arrive at the cute front porch. Note the unique wood shutters and contrast the blazing white of the house. This place is a standout! Once inside your eyes continue to be awed by the simplicity of design. Sometimes less is more and that is certainly the case here. Key West Vacation Rental Scam

I received an email inquiry a couple of days ago from a lady who feared she may have been the victim of Craigslist vacation rental internet scam. She asked me about 1022 Packer Street in Key West, a property that I wrote about in my blog when it was for sale. I didn't know if the new owner was renting the house or not so I contacted the buyers agent to ask him to let the lady know if the owner is renting the property. The answer was no, the property is not being rented.

The lady then sent me a copy of the purported Transient Rental License for 1022 Packer Street. I copied it and added some red letter markings to help potential renters compare if they receive a similar license. The City of Key West has a very short list of very specific houses and condos that have a transient rental license. Most of those properties are located within two blocks of Duval Street, but not all properties within that area have transient licenses.

Last week I received a phone call just as I was about to eat dinner. The lady who called started the conversation by saying "We're here." To which I responded who are you and where are you? She said 510 Frances Street to which I instinctively said I wrote about that property a few years ago when it was for sale. She asked when I would meet her at the property with the key. I repeated I wrote about the property in my blog. She then said I was the contact person on the internet. I assume she Googled the address and saw my name and number and assumed I was the person she sent money to when she rented the house. I told her again I had nothing to do with the rental. I waited a couple of minutes and then decided I better check the address.  Once I did that I knew the property and really doubted that it was a rental. But I did not know for a fact whether it was being rented or not. 

Shortly thereafter I got a phone call from a different phone number. This time a man was on the phone who asked about 510 Frances Street in a less strident tone. I told him I only wrote a blog about the house but did know what house it is. I told him I doubted it was being rented and said it could not be rented as a weekly rental.  I asked him the name of the company he rented the house from. He did not know. I suggested he find out and contact the property management company if in fact he rented the place from a real company.

Several agents in my office have had similar phone calls from people who show up expecting to check into homes they rented using Craigslist or VRBO. 

CLICK HERE TO SEE THE ACTUAL SCAM WEBSITE.   Other scam addresses this company uses include 517 Margaret Street Key West, 1023 Packer Street Key West (note the license misidentifies the street address), 1409 Reynolds Street Key West, 2105 Dlophin Drive, Marathon.  I looked at the photos for a couple of the houses to see if they were of the actual houses. The photos for 510 Frances Street are actually photos of a Meadows Condominium on Pine Street or Petronia Street. Last Key Realty in Key West rents a 3 bedroom home there. Last Key Realty is a well known and legitimate company. The photos of 517 Margaret Street are actually photos of the interior of a ground level one bedroom apartment on Amelia Street and the pool is of a "cocktail pool" on Virginia Street.

If you want to have a great vacation in Key West, rent your house from a licensed real estate company or property management company. Don't be a victim.

Happy Birthday Key West Properties Blog!


I was driving around Key West earlier today and remembered that I started my little blog about Key West real estate around Christmastime in 2006. I told myself that I needed to check the first entry to see when it all began. I did. The first blog was actually dated December 18, 2006 or eight years ago today.

A couple of years into writing my blog I added a counter to determine how many people were actually reading my blog. As of today there have been 1,000,430 page views. (I have no idea how many page views there may have been before the counter was added.)  I have written 2172 blogs. 2281 people have written comments most of which are still on the blog. I strongly believe in free speech and have only deleted a couple of comments over the years. I have deleted spam, however. There is some person in India or Bangladesh that has made comments praising my blog trying to get other readers to consider the option of buying over there instead of down here. People complain how long it takes to get here. Imagine how long it would take to get to India. A couple of years in to writing the blog I began to copy and put it on Activerain as well. Activerain is a blog platform used by Realtors to discuss real estate issues. I have 490,015 page views on Activerain.

One of the first calls I got of my blog was from a gentleman in the Carolinas. He had read a blog about a really cute house. We talked about the place a couple of times. I took more photos for him. We talked some more and then he made a cash offer, sight unseen. He bought the house.  A couple of years ago he showed up at an open house I held and introduced himself. That was our first meeting. I actually sold that house last year to a nice young couple from the midwest. And I have sold several houses the same way - sight unseen.

I learned I had a bit of a fan base. People have called me up just to talk. Some people have dropped by my office to meet me. A couple of couples took me to lunch or dinner (I'm not soliciting - I promise!)  A few years ago I drove a couple from Colorado (my home until I moved to Key West) around looking at houses. They didn't buy anything, but promised when the time was right, they would buy a house from me. They came back this spring and did just that. They bought their little dream home in Old Town. And there are many other readers who called me or wrote me and who have bought their dream home from me.  Thank you, all!

I have a few kids under my belt as well. I had a gay couple that used a surrogate. I see them and their daughter Millie often. I worked with a local couple who had a boy less than a year old when we started to look for a house. He was walking and talking by the time we finally got their home. I think he is now seven. He got to become a big brother last year. His dad told me he is a very good big brother. Good going, Owen! I have coffee dates with a buyer from Massachusetts when she comes to town. Her son is now seven as well. He went with us on one date and spent the whole time on his iphone playing games. The grandson of another couple referred to me as Grandpa's friend.  I have watched these kids grow up. Time seems to fly. It warms my heart to see these families now have second homes here and know that I have been a part of that process.

My internet skills are pretty limited. I figured out how this blogging thing works. Thank goodness that Google and Activerain have made the process easy to figure out.

And thank you to my Dear Readers who come back to this little blog to see what is offered for sale on the Island of Key West and to read the occasional reminiscing about my earlier life and occasional rambling about some goofiness going on in Key West now.
