I borrowed the above photo from the Internet that the photographer called a "dilapidated" Key West house. That photo reminded me of another black and white vision from my past (our collective past, really), and that is of the Boo Radley House in To Kill a Mockingbird.
It's funny how a house can look so scary, so foreboding. Some places make people just cringe when they walk by scary houses. I, on the other hand, get excited about the prospect of fixing up old places to see what they could become if given a second lease on life.
The scary and "dilapidated" house at 700 Eaton Street with its enormous side yard is now available for sale at the asking price of $1,190,000. It will be interesting to see what becomes of this potentially great Key West property.
I got to see the inside and to walk the grounds of this relic a few weeks ago during Realtor caravan where we look at recent listings. I was just awed by the grounds. I took my time taking photos of the various vignettes scattered across the side lot and rear yard. I marveled at the charm of this place the way it sits. I wished I had a buyer for a place like this. But I knew that way too many potential buyers would refuse to even consider this grand old property just because it sits on Eaton Street-as if that is a crime. Damned fools! - I thought.
The house almost looks like it hasn't been lived in for decades. That's not the case, but it sure looks that way. Not much has been done to the inside. The place is full of Dade County Pine, old glass windows, solid doors with ancient hinges and door knobs that still work. I stood on the second floor front porch and took a photo of the Royal Poisianna Tree. Late this Spring that tree will be ablaze with tiny red flowers. What a view that will be from the porch.
If you are looking to redo a Key West house, please call me, Gary Thomas, 305-766-2642 to schedule a showing of 700 Eaton Street. I am a buyer's agent and a full time Realtor at Preferred Properties Coastal Realty, Inc. in Key West, Florida. This is worth your time!

Gary I assume there is a typo in the price. You show it as $1,390,000. You meant to say $390,000 correct?
The price is $1,390,000. That was not a 'typo'.
Gary
Can you sell me that claw foot tub instead???
Why would anyone assume a typo? $1,390,000 is normal for the area and this is a prime location.
Maybe I should rephrase this: why would any INTELLIGENT PERSON assume a typo.
Please readers - get educated on Key West real estate.
I'd say, Please seller - get educated on what is happening in the real estate market, including in Key West. $1.3 million for this mess is ridiculous. But good luck to you in any event.
With regard to Key West real estate let me say this; for that price, that house will never sell.
Sometimes it makes good sense for a seller to spend the money to have a certified real estate appraisal done before or during a listing. I often do this on my listings because it gives the seller an un-biased opinion of current market value based on recent sales and it can be used by the listing agent as support for the asking price when potential buyers disagree as to price.
For clarification the price of $1,390,000 is for both the house site and the separate sideyard site. There are individual listings on each and a combinded listing on the two.
I don't think any buyer would buy either property individually. But I do think the site and the existing buildings would make a wonderful renovation project if it could be purchased at a good price.

Is this the same property that Suzanne had the listing for for a long time? Very large lot that was totally overgrown the last time I recall it. Why not pay a couple hundred bucks to have the landscape cleaned up at least - would certainly make it more appealing on the superifical first look which often is very important.
Yes, the lot is the same but now the listing includes the house at 704 Eaton Street as well. All for one price. The lot does look good.
Gary
The asking price was reduced on 3-17 to $1,190,000 and I changed the price here.
Gary
You mentioned it wouldn't sell because it's on Eaton Street. What's the problem with Eaton Street?
Thanks.
Does a transient license convey with this property?
No. You would have to purchase a transient license separately. You would need to verify that the license can be transferred to this specific location. Some transient licenses vary, so you will need legal counsel to assist in the transfer process. Costs vary as well.
Gary
Y'all ain't going to believe this, but that property sold. The naysayers had no clue! A very nice North Carolina couple bought it.
