The front entrance suggests there might be two residences here. There aren't, but the second door does lead to the main floor front bedroom which might be used as an owner's lockout or an in home office. The doors are custom made wind impact resistant as are all the doors and windows in this home. The shutters are for decorative purpose only. The siding in Hardy Plank, a man made siding created to withstand fire and pests and which stand up to the tropical climate in Key West. Hardy Plank will not need to be painted as often as regular wood siding. Not seen but forever present is the tough engineering behind this house and the superior materials used in framing the house which result in very affordable home, wind, and flood insurance premiums. The front doorbell has iPhone connectivity which allows an absentee owner to see who is at the front door from anyplace in the world. Old look yes, but this is a house of the future.

Guest bedrooms 3 and 4 share the Jack and Jill bath. Notice the crown molding and detailed wood trim continue in this space as well. All water lines have home runs to the water supply source. This means the new home owner will never have a change in water pressure while taking a shower. By the way I need to mention our water tastes good.
The swimming pool includes a waterfall and LED light technology which provides endless underwater lighting possibilities. (The net around the pool is a safety feature that may be removed after sale.) AZEK decking was used on all four porches and the pool deck area. AZEK decking is a man made material that is resist scratches, stains, insects, moisture, mold, mildew, and fading. Yes or near it. I held a pre-listing open house last weekend. I had 101 people walk through the house. People raved at the look, the quality of construction, and the features.
There are not a lot of $2 million plus buyers. But one of them will see the quality of this house compared to others and buy it.

That's the handy thing about comps on a 4X2 mile island in the sea......you can use virtually any that come close in beds, baths and square footage.
The house was appraised and priced near the appraised price. The Galveston Lane is one of the comparable properties. There are not that many new houses in Key West so the appraiser used recently renovated. The Galveston Lane house is beautiful. It is a combination of an old eyebrow house and a new addition. By the way the owner who paid $2.3 for that house is living next door to an inhabited 40 foot trailer.
There is something magic about living in Key West. People who choose to live here do it for a reason. My guess is that whoever buys 1500 Albury Street will be looking for a home that does not need to be fixed and that is economical to maintain and to insure. The homeowners insurance on this house is $2800 per year including wind. Compare that to an historic wood home of comparable size where the wind policy will likely be around $10,000 or more per year. I have lost deals once buyers learn how much wind insurance costs. This house is super-insulated between walls, under the flooring, and in the attic. It will cost much less to air condition than most homes in all of Key West including most new homes. This seller went all out in building a structure that has enduring and repetitive cost saving features including the Hardy Plank siding. A lot of builders use Hardy Plan, but not many in Old Town can build an entire house of it because of our HARC rules. The same can be said for the use of impact windows and doors. This builder installed three custom made wood doors that cost $7,000 each to obtain the impact specification. They may look like a lot of doors, but they offer so much more in security and noise abatement on top of making this home much less expensive to insure.
Nag all you want about the price of this house. Some smart buyer (the kind of guy who has made a lot of money in life by being cost conscious) will see the value that has been incorporated into every aspect of the building process.

Yeah I put $1,500 brakes on my wife's 2007 Yukon so she'd be extra safe on the road and they'd last a long time. In the end, it's still a 2007 Yukon and worth exactly what those are worth. Move those doors to some enchanting Lane with a perfect 5,000 Sq ft lot two blocks from Duval smack dab in the center of town and then you've got that price point no problem. Oh and then make that house one that's a rare eyebrow from the late 1800's and was owned by one family and virtually untouched. Apples to oranges.
Would 1410 Albury be a comp? About 500 Sq ft smaller but only two doors down. $1,000,000 cheaper.
1410 Albury is no comparison for a lot of reasons. It looks like it is really nice home. I have not been inside. But the bedrooms appear to be smaller as do the bathrooms. The lot is a bit smaller but not by much. The house is about 600 sq feet smaller - about the size of a two bedroom on bath Shipyard condo.
1500 Albury will be open today from 12 until 2. Stop by and take a look for yourself. A fellow Realtor is having another open house across the street. Look at both.
