Gary another fine descriptive listing! One missing point is the upcoming new FEMA flood maps coming up around December 2019. This area along w many, many more are about to be SPANKED w new flood premiums. Unfortunate but rising sea levels are for real, and insurance companies are gonna recoup some of their monies.
