1800 Atlantic Penthouse Condo - Key West Waterfront



Recently listed, by not by me, 1800 Atlantic Unit C 439, which overlooks the Atlantic Ocean. The listing Broker describes the unit this way:
"Top floor unit with stunning views down Smather's Beach, vaulted ceilings and a transient rental license. Great location within a great location! Enjoy all of the amenities for which 1800 Atlantic is so well known and generate income to help with the carrying costs."

Loyal Readers know that just about every unit at 1800 Atlantic is 1357 square feet and has a nearly identical layout consisting of two bedrooms, two baths, eat in kitchen, shared dining and living areas, and a killer balcony that extends the length of the unit so that each room (except the baths) as views. The location, Dear Readers, is one of three factors that dramatically effects the pricing among units for sale. The two other factors are whether the unit has been updated and whether the unit has a transient rental license. Few buyers want a bad location or inferior view. Some buyers want perfection from the 'get go' while others are willing to accept any property as long as the price is right. Some buyers require a transient license so they can rent a unit as much as possible when they are not using the unit themselves.

1800 Atlantic Unit C 439 is a penthouse unit (meaning not only top floor but also that the unit has extra tall vaulted ceilings which add height and volume to the living room and bedrooms. This unit is the first unit off the ocean front. It has commanding waterfront views. Being second best works in this case. This unit has valuable City of Key West transient license which makes daily rental (every day of the year possible as opposed to a special Truman Annex transient rental license that has restrictions as to the number of weeks an owner can rent the unit on a transient basis). Finally, this unit is original which means the kitchen and baths are the same now as they were when the unit was built in 1984. In an age where almost everything must be 'new' to be good, being 27 years old may seem like it is less than perfect. That, Dear Reader, is not the case here. I have photos to prove it. Here's the deal: This unit should sell very quickly as opposed to other units that have been on the market for ages. When I took the photos on Saturday, four other agents were there doing the same thing for their buyers. Just listed, but not by me, 1800 Atlantic Condomium Unit No. A 208 which is a Bank Owned unit at an incredible price - just $272,250. This unit, like just about every other unit in the complex, has two bedrooms, two baths and occupies 1357 sq ft of space. It is located in the west building and has tree top views of the adjacent mangroves. The mangroves are protected. So the view you see today will be there forever. No need to worry about some new high rise being built there. It will not happen.

1800 Atlantic Condominiums are located at the edge of the ocean. There is a private beach but most people prefer the huge pool and spa. The interior courtyard is a true hidden oasis. To some the exterior of the complex looks cold and foreboding, but the interior is lush and vibrant. The complex has tennis courts, covered parking and storage, and 24 hour security.

Just listed, but not by me, 1800 Atlantic Condominium Unit No. B 218. This Bank Owned unit should sell very quickly based on the asking price of just $289,500.

The listing agent describes this unit this way:

This unit is located in the "B" building, the one that bridges the span between the "A" building that abuts the mangroves and the "C" building that is next to Bertha Street as it winds its way to Smathers Beach and the Key West International Airport. This unit is larger than nearly all of the units in buildings A and C which are typically 1357 sq ft. Unit B 218 is 1469 sq ft and has a full view of the beautiful tropical courtyard and the pool and ocean beyond.

I'll bet the condition figured into the pricing of this unit which is offered at only $289,500. I feel the need to repeat the asking price because it is very low. The unit is 24 years old. It is time for an update.
1800 Atlantic has its own private beach, but I must admit you would probably prefer to swim in the huge pool or take a dip in the giant spa. There are three tennis courts, a hidden and surprisingly beautiful interior courtyard, and covered parking with additional storage. Oh, Smathers Beach is located directly across the street from 1800 Atlantic.

1800 Atlantic Condominium - Bank Owned - Key West Waterfront



Just listed, but not by me, 1800 Atlantic Condominium Unit # A-109. There are several units for sale at 1800 Atlantic but this one caught my eye because it is "Bank Owned" and priced at just $375,400. Just a few weeks ago it was offered at the asking price was $650,000. Yikes!

This unit is located on the first floor (above covered parking) in the A wing (or the west wing). It has courtyard and partial pool and ocean views. The listing Realtor describes this bank owned unit this way:
"Lush Tropical Courtyard View. 2 Bedroom 2 Bath Located In The Most Desired Condominium Complex In Key West. Completely Remodeled From Top To Bottom, Kitchen And Bathrooms. Hardwood Floors, Crown Molding. Seller Will Credit Buyer Up To A Maximum 3% Of Sales Price Towards Closing Costs If Negotiated In Final Signed Counter Offer."
Now let's see how the previous listing Realtor descried the exact same property:
"Luxurious tropical courtyard view two bedroom condo. This exceptional condo has a City of Key West Transient License which permits the owner to rent on a short term basis.This property is totally remodelled, no attention to detail was spared, top of the line finishes, hardwood floors, Crown molding, Recessed lighting. This unit was designed by an interior decorator and is being sold totally turn-key. This unit is on a Transient rental program and will require notice to show if occupied by a guest."
I "borrowed" photos from the previous listing that show what this unit looks like when it is nicely furnished. CLICK HERE to checkout the current mls listing info and to view the current photos. I'm not faulting the agent, most unfurnished spaces do not show well. That 's why looking at pics of this same space can give buyers feel for what they can do with the same space. Except now the same space is priced much better.






(Remember, these are all photos from before this property became bank owned and do not depict what this unit looks like today.)

If you have looked at units at 1800 Atlantic before you know that some units have been remodeled and others are pretty much the same today as they were when they were built. The photos show that this unit has been remodeled. The air conditioner was replaced in 2005.
