703 Eaton Street #2 Key West - Back on the Market with New Low Price

This is an update of my September 2016 blog about 703 Eaton Street #2, Key West.  I thought this two bedroom two bath BANK OWNED CONDOMINIUM was an excellent buy then and it is an even better buy now. It was under contract from early December until yesterday when it was placed back on the market as active at the REDUCED asking price of $387,900 or $386 per sq ft for this 1003 second floor unit.
Soon after I moved to Key West in December 1993 I got invited to a lot of parties and get-togethers including a cocktail party at 703 Eaton Street which was then a single family home owned by a local doctor and author. I met a lot of very interesting people that night - I mean a lot!  That is something new comers to town can look forward to. Key West is very welcoming to all who come here. You can be as big a member of the community as you want or you can be anonymous. There is room for everyone.  When I arrived I immediately noticed this home was not like the other old houses I had been in because it wasn't old. In fact the original house pictured above was razed in the 1970s. The current building was constructed in 1979.  The building is quite large and was converted into
condominiums after the good doctor sold the home several years ago. The photos below are of unit #2 located on the second floor.

The owner of this unit enters the grounds via gated entry on Elizabeth Street. The exterior stairway leads to a separate gated entry to the second floor balcony overlooking Eaton Street. You enter into the living room which has a fireplace on one wall. There is a large balcony which overlooks the shared pool below. The compact kitchen is located adjacent to the entry. The master bedroom suite is located on the west side of the unit and the guest bedroom is located on the east side.


The second bedroom is located on the opposite side of the living room. This spatial separation gives the owner and guests or roommates privacy.  If you have looked at some of the more expensive units in Truman Annex you'll appreciate what I am saying about privacy. Oh, and this unit has views of the pool from both the living room and the master bedroom. 
The guest bath is located at the end of the hallway and adjacent to the second bedroom. Both bedrooms have ample closet space.
703 Eaton Street is located two blocks from the Historic Seaport and two blocks from Duval Street. You and your guests can walk to everyplace you might need to go in a matter of minutes, well, almost everything. The new 24 hour gym is located one block away. Starbucks is two blocks. Fausto's grocery is one block away. I lived a little over a bock away for the first eighteen months I was in Key West. You can't beat the location for convenience. 14 Golf Club Drive, Key West - Bank Owned

New to the real estate market is 14 Golf Club Drive in Key West. This 1320 square foot Bank Owned town home unit is offered at $454,900. The listing Realtor describes the property this way:
"Beautiful views from your large screen porch and master bedroom overlooking Key West Golf Course! This larger townhome offers 2 bedroom and 2 bath home with extra room which can be an office/additional bedroom on main living level. Walking distance to one of the two community heated swimming pools, gated entrance and 24 hour security."
This home is located near the front gated entry into the Key West Golf Club Community. The smaller pool is located less than one block away. The view from the front porch gives this home a country club feel even though the gold course is public.  The view at the back is even better. This home was painted and cleaned before it was placed on the market.  The bank owner also made repairs to the exterior requested by the community homeowners association.
I have sold over thirty homes at the golf course over the years several of which are also 1320 square feet in size. Each has the first floor "family room" which many owners have converted into a third bedroom.  The room does have a closet and there is an adjacent full bath on this level. I sold a similar unit a couple years ago at Roosevelt Annex which was built by the same developer as the golf club. That unit had a new kitchen with upgraded cabinets and stainless steel appliances plus really nice baths. This home is really clean and will probably appeal more to the bargain buyer. But a new owner could easily spend a little money to achieve a really nice finished property.
 Two bedrooms on the second floor share one bath. While neither bedroom has a walk-out rear balcony, both have very nice views.   The screen enclosed first floor back porch offers really nice view of the golf course and adjacent lake.
 The smaller community pool is located about one block from 14 Golf Club Drive. The much larger pool and gym are located within a five minute walk. If you are relocating to Key West and have young children, the Gerald Adams Elementary School is located nearby. The community college (soon to be a four year college) is located nearby as well. Not too far away is a large CVS store, Burger King, Roostica Wood-Fired Pizzeria, and Hogfish Bar & Grill among others. I consider the Key West Golf Club Community to be one of the very best values in Key West. The grounds are always very well maintained. A good portion of the units are investor owned and are rented to members of the US military. Other homes are owner occupied. The military are an important part of our community and make excellent neighbors.  In a couple of months the many Royal Poinciana trees on the golf course are going to explode in color.

1911 Fogarty Avenue, Key West - Bank Owned

Just Listed - 1911 Fogarty Avenue, Key West. This is a Bank Owned property in a good Key West location. According to the Monroe County Property Appraiser this home was built in 1953 on a 5,000 sq ft lot (50' X 100'). The bungalow style house has 1195 sq ft of living space under air conditioning plus a large east poured concrete patio.
The two bedroom house was updated about ten years ago. The ceilings were vaulted, a new kitchen was added, and the house was given a new look in general. It shows nicely. It has sat vacant for a while is is offered "as is no warranties or representations".  The listing Realtor says:
"Bungalow is full of dade county pine, wood floors, beautiful kitchen and bath, gorgeous cove ceilings height throughout the home. off street parking and storage shed . The front bedroom has nice southern exposure. The windows look out to the patio which is this house is located of the front of the house near the gated driveway.  Most families may enter off the patio but there is a real "front door" entrance on the west side of the house as well.
The house has one bathroom which has also been updated. There is a laundry area attached to the house on the east side. Additionally, there is an elevated storage shed or workshop located in the large backyard. The yard is quite large and has plenty of room for a pool and a new rear deck. Alternatively, a new owner might want to expand the current house or perhaps seek permission to expand the storage area and create a guest cottage with a bath. It would not be permissible to add a kitchen to make that into a separate living unit. A licensed Florida architect or general contractor could provide more information on the development possibilities of this house and lot.  I am just offering suggestions.
