This property is a listing of Preferred Properties. We toured the unit last week and it is really sweet. This unit has a valuable Transient License, but the unit has never been rented as such. So you will not see lots of wear and tear. Instead, you will find a getaway place that is almost pristine and it is just adorable. The large and open first floor living area has French doors that open onto an extra large and very private rear deck. Those two areas seemingly merge into one very large Key Westy living space. Upstairs both bedrooms have private decks as well. The master suite has a vaulted ceiling and the deck there overlooks the pool below. 418 Porter Lane is offered at $699,000. This unit is located at the far end of the cul de sac Porter Court. Off Street parking is right outside the door just beyond the white picket fence. The neighbors across the street are the large private homes of Truman Annex located on Front Street, and most of those homes are valued at $2 million price range and higher. 1006 -1008 Fleming Street - Old Town - Key West

I remember showing the two house assemblage at 1006-1008 Fleming Street when it was offered for sale in 2001 at $899,000. I remember one particular couple who loved the property and appreciated the rarity of having two houses located on such a large lot on one of the best blocks in Old Town Key West. The were lookers-not quite ready to buy. More about them later.

The house at 1008 Fleming Street had been redone. The renovation was less than professional in my opinion. Let's just say the place had its faults. I remember urging buyers to look beyond the mistakes of that existing renovation and instead to consider buying the property because of its great location and upside potential.

The front door of the second home at 1006 Fleming Street was located almost on the front sidewalk. That place was then used as a long term rental. I urged buyers to consider that building as a good spot for a guest house. Although the front is only 50 feet wide, the lot is deceptively large for Old Town. (It is 150 feet deep and includes a back parcel for a second Guest Cottage. The total lot is 9108 sq ft.) But the lot did not have a coherent flow between the houses or the pool at the rear. The pool was quite large. Palm trees sheltered the pool from the adjoining properties on the east, south, and west. The rest of the garden was pea rock and a few straggler plants. The large pool and yard had the potential to become a great Key West garden.

Fast foword ten years and a couple of intervening renovations. The house at 1006 Fleming Street is now the guest house I envisioned except it is totally fabulous. Treat your guests to a stay in this place and they will not want to leave. A front door still opens onto Fleming Street, but the real entrance is located at the rear where the guest house and The Great House meet at a common elevated deck. The front facade of 1006 Fleming Street has been dramatically altered. The front porch is more gentile and refined. The facade fits the character of the compound as a whole and blends with the other homes in the area.

The guest house living room (or library) is a large rectangular room with vaulted ceiling and bookcases on three walls. Window seats have been added as delightful perches where you can read or contemplate the art of living well. The bedroom is another delight. Large pocket doors create the illusion that the two spaces blend together as opposed to a typical door that closes one space off from the next.

The guest house bath is extra large. The walls are covered with incredible Czechoslovakian iridescent green glass tiles made in the 1950's. These tiles catapult an otherwise common space into another dimension. The glass tiles, bath fixtures, and lights make this space truly one of kind. In a town where so many styles are repeated and re-created, this is a space that will be forever unique. A Pullman kitchen rounds out the guesthouse which has a rear door that actually opens onto the welcoming raised courtyard which marks the entrance to the Great House.

Recall my criticism of the original renovation and how there was no cohesive flow between the houses. That problem has been resolved by the creation of an elevated courtyard that brings the two original houses onto a common platform where residents can go from Point A to Point B without walking on ground. Moreover, the buildings now share the same simple geometric design and work in harmony with either as a compound instead of as dysfunctional seemingly unrelated buildings sitting next to each other. The lines of the original house at 1006 Fleming were totally different from 1008. The new master bedroom addition mimicked the lines of 1008 and 1006 was changed to look compatible with 1008. The Guest Cottage at the very rear adopted the architectural look. The result is a unified design made simple by geometry. Moreover, even though the houses are old, they look totally modern even from the outside. It is as if time doesn't matter when you are creating something eternal.

The Great House was featured in Metropolitan Home Magazine a few years ago after the current owner renovated the property the first time. I mention this because the property just went through a new upgrading to make it more special and more fresh. So if you saw this home before, you must see it now.

You enter the Great House though large French doors into a very formal entry hall with a one-of-a-kind chandelier that attracts your eyes ever so briefly, that is until you look down toward the living room and then though the wall of French doors that open onto the large pool and garden beyond. A second guest cottage is secluded away at the far end of the garden.


The freshly renovated kitchen is located to the left. The kitchen is bright and modern and is almost too pretty to cook in. (Why cook when you can walk for a few minutes and get great food and won't have to clean up after yourself later?)


A custom fireplace and entertainment cabinet anchor one end of the living room. A wall of French doors frame the pool and garden area but also help to create the special feeling you get being "inside" this incredible living space. Huge architectural columns are almost dwarfed by the soaring height of the fifteen foot ceiling in this truly great room.



The main house has two bedrooms. The master bedroom is quite large and has traditional Key West six over six paneled windows framed with bright white trim and crown molding. The master bath is larger than many master bedrooms in other homes. A second bedroom(with en-suite bath) is located in the front portion of the original 1008 Fleming Street house. This space has a subtle opulence.

A second smaller Guest Cottage is located at the back end of the property. A private porch provides sitting space where you can watch the people in the pool or the goings-on in the main house. But sitting there, you are away from the to do up front. This is a private space for the lucky duo who get to use this special space. The extra bedroom has a sitting area and dining area plus high vaulted ceiling. This cottage has another special bathroom and an outdoor shower. In my opinion, it is the view out onto the garden and pool that make this little retreat so neat.

If you read my blog often you know that I like to remind readers about the importance of location in Key West. This property is within a few minute walk to the Historic Key West Seaport or Duval Street. There are neigbhorood eateries like Azur and Cafe Sole. Michael's is a Key West favorite and it is located just around the corner. The A&B Lobster House is a few minutes walk. The new Old Town Bakery is down on the corner of Eaton and Grinell. The Monroe County Library is only three blocks away. The Tropic Cinema, The Red Barn Theatre, the San Carlos Institute, and The Waterfront Theatre are less than a ten minute walk. Various pubs and watering holes are nearby. Music is free most nights in many Old Town venues. And you can walk to almost every place you really need to go.

Key West Foreclosure Update and More


There has been a lot of discussion in the media recently over the large number of foreclosures. Below you can read my thoughts about what is happening in Key West.

I made my own inquiry in the Monroe County Clerk's online records for September 2010 and compared the results to September 2009. I did a very superficial review of two fields that show the filing of new foreclosures (which occurs with the filing of a Lis Pendens). I did a similar review to determine how many Certificates of Title were recorded. (A Certificate of Title is the document by which the Court approves after the sale of property at public auction through judicial foreclosure. (The judge basically looks at the file to determine the rules were followed and the property was sold to the highest bidder.)

There were 70 new Lis Pendens filed in Monroe County in the month of September 2010. Only 17 of those Lis Pendens were for properties located in Key West ( including Stock Island). There were a whopping 152 Lis Pendens filed in Monroe County in September 2009. I counted 42 Lis Pendens filed against homes in Key West plus 8 timeshare units in September 2009.

There were a total of 34 Certificates of Title issued by the Circuit Court in Monroe County in September 2010, but only 11 of those sales were for properties located in Key West. Furthermore, and definitely worth noting, 9 of the 11 Certificates of Title were for time share units. Only two of the Certificates of Title for residential properties in Key West. The number of Certificates of Title in 2009 for all of Monroe County was 64. Key West only had 18 Certificates of Title issued and 3 of those were for timeshares.

For the readers who want to challenge my take on what is going on, have at it. I do invoke the admonition of Lawrence O'Donnell of MSNBC who says you are entitled to your own opinion but not own facts. Interpret the data as you want.

Maybe I am missing something but it looks to me like Key West has made a significant recovery over the same time period a year ago. There have been a couple of items in the media over the last couple of days where it was noted that JP Morgan Chase and Bank of America are suspending new foreclosures for a while. I noticed (and previously mentioned) the reduced numbers of new foreclosure filings. This has been occurring for the past few months. The reduced number of Lis Pendens substantiates this. I really think we are beginning to see a decline in the real number of new foreclosures.

There will, however, continue to be new short sales and new bank owned properties. The Monroe County Circuit Court is slowly working its way through a large number of previously filed foreclosures where the owners are contesting the lenders' right to take back the houses or condos that were not paid for. Most of these cases will likely be resolved in favor of the lender and probably end up as bank owned properties. The decrease in new foreclosure filings does not mean an end to the foreclosure crisis. It just won't be as bad as it was.

Sales at the Key West Golf Course have reversed course and prices are on the rise. Not by a lot and not in all cases. But prices are going up, not down.

Expect to see prices for single family homes in Old Town start to rise by December. Each year sellers put new properties on the market just ahead of the arrival of the snowbirds. Season (that time between Christmas and Easter) is prime selling time when buyers with money come to find new winter nests. Some bring lots of money and decorators. Others bring big hopes and the desire to get a good deal.

Most of the new listings I have been writing about for the past few months have been bank owned and short sales. I expect many of the new listings of nicer Old Town and Casa Marina area homes will be real world sales where the seller is not trying to sell a distressed property. You must remember that not all sellers are in trouble. These new sellers will add properties at higher price points. I know many readers follow our mls listings like hawks. Get ready for sticker shock. The supply of "nice" houses is low.

Houses that have not sold did not sell for a reason. It could be that they have been priced too high, but it could also be because of where they are located or that they required too many repairs. Nice costs more. Good location costs more. No work, very nice, great location costs a lot more.

523 Elizabeth Street - Old Town - Key West

Just listed, but not by me, 523 Elizabeth Street in Old Town Key West. This place was on the market before. Same house; same price; a new Realtor; a tightening market. It did not sell last time at the asking price. Will it sell now?

This is how the listing Realtor describes this property:
" When location matters look no further. Situated on Elizabeth between Southard and Fleming, the perfect Old Town Key West address! History abounds in this historic home with great detail taken to restore period details. Currently configured as a duplex, but with little effort could be turned into a spacious 4 or 5 bedroom single family residence. 11 foot ceilings, beautiful restored crown moldings and perfect Dade County Pine walls are just a few of the details that grace this Historic gem. Final touches could be made to the back yard and pool area to create a tropical oasis. One of the best priced homes in this area of old town for its size! Two balconies with beautiful foliage to relax and off street parking complete this package."

523 Elizabeth Street was built circa 1874. (See the black and white above photo taken in 1965 before the white paint was stripped). The house is a 2125 sq ft and sits on 4950 sq ft lot (45' x 110') just two blocks from Duval Street and three blocks from the Historic Key West Seaport. This block of Elizabeth is one of the more eclectic blocks in Key West-and we have man of them. The third oldest home on the island is across the street and down a couple of houses. The former Mayor of Key West lives a couple of doors away. A large house across the street is owned by a local architect and contractor. I say this kindly: that house is leftover hippie and I love it. There are fancy redos as well. They all blend together in the end. Two giant Royal Poinciana Trees frame 523 Elizabeth. A giant orchid tree is located across the street. The whole block is green and evokes a feeling of laid back comfort.

This is a large house. Maybe that's why it got cut up and made into a duplex. The pool in the rear was allowed to disintegrate and the yard went to hell. The exterior was all spiffed up and the interiors were very recently remodeled. There is one very large tree that appears to be growing into the right rear side of this house CLICK HERE. It needs an exorcism.

The listing Realtor got it right in suggesting that this "duplex" could be reconfigured back into a single family. I don't know why that didn't happen when the recent renovations were being done. The good thing is that this house is solid and symmetrical. A recent addition or renovation at the downstairs rear needs to be undone in my opining. That space needs reconfigured and opened out to the pool. The current usage just misses the mark. The lot is enormous by Old Town standards. I believe building code would permit renovation of the current pool. (It is built inside the current building code setbacks. Keeping the same location expands the other usage on the lot.) It needs it as it is falling apart. A huge tree has creepy vines growing down into the pool. Conditions like this scare many buyers. They shouldn't. We have lots of very capable architects, contractors, and pool installation companies that can "fix" bad planning concepts, repair or replace rooms from hell, and turn an eyesore into a thing of beauty.

There are fewer and fewer big houses offered for sale in Key West that are priced under a million dollars. 523 Elizabeth is being offered at $875,000. True, if you bought this house and did some of the things the listing Realtor and I suggest, your cost basis in this property would be higher. But you would end up with one very large house on a very large lot on a great (and eclectic) block in Old Town. This place is worth a look if you are seeking a big house. If you want income property, look as well. Keep the current configuration and use one unit for yourself and rent out the other.

1003 Casa Marina Court - Key West - Ocean Views



Even though our island is surrounded by water (yes, some people aren't convinced), most of the homes here do not actually have water views. Casa Marina Court is a two block long strip of homes with direct views of the Atlantic Ocean. The view from the house is pretty simple: public tennis courts to the right, Astro Land for the kids to the left, Salute on the Beach across the street, Dick Dock (CLICK HERE for a 1970s view of the pier) jutting out into the ocean, and the West Martello Tower (home of the Key West Garden Club) at the far left, and then the Atlantic Ocean. Casa Marina Court intersects Reynolds Street(CLICK HERE) where the Casa Marina Resort is located. White Street is the eastern terminus (CLICK HERE).

Most of the houses in this vicinity were constructed in the 1950s and 1960s, although many have been remodeled in recent years. There is even new construction going on today (CLICK HERE). There are some landmark houses in the area that predate the 1950s such as the George Reynolds house at 901 Flagler Avenue and 924 Flagler Avenue that was built just before the great hurricane in 1939. There are still a smattering on period houses that have not been significantly updated and those houses tend to get purchased fairly quickly because of their location in the Casa Marina area. The Casa Marina area runs from White Street west to the Casa Marina hotel and meanders to the back end of the Reach Resort. The ocean is the southern boundary, and I consider either Seminary Street or United Street as the northern boundary for the area.

The listing Realtor describes 1003 Casa Marina Court this way:
"This large two story beautiful home is located in the lovely Casa Marina neighborhood with a view of the Atlantic Ocean. The first floor features an elevator at the foyer entrance, 3 bedrooms, 3 baths, large living and dining rooms and huge kitchen which leads out to the rear downstairs patio with composite decking. The second floor features 2 bedrooms, 1 bath and a large separate office which is located right off the large upstairs covered patio. This home is great for both roomy living and entertaining."

I found an old photo of this property taken in the mid 1960s CLICK HERE. It appears the ocean fresh environment helped this house grow a second story. Most of the houses on this two block stretch are two story now. And most of the houses have sold at very high price levels because of the prestigious location and ocean views.

Most of the houses in the Casa Marina area are located on large lots. The house at 1003 Casa Marina Court is 5000 sq ft or 50'x100'. It is now offered for sale at $1,900,000. Perhaps a 5000 sq ft lot may not seem that large to folks up north. But in Key West that is a big space, especially compared to many Old Town lots. The streets seem wider in Casa Marina as well. In fact the whole area seems much less congested than Old Town. Many of the streets in the Casa area do not have paved sidewalks. But don't fret, 1003 Casa Marina has curbs and gutters and that million dollar view of the Atlantic Ocean. ( The former home of author Phil Caputo located at 1101 Casa Marina Court sold in July 2008 for $3,650,000. The house was 4406 sq ft of living space and occupied a 20,000 sq ft lot.)

Cover Girl - Key West Style

I wrote a blog about a Key West cover girl many months ago. That same dame is at it again-big time. I remember riding my bike past the eyebrow house on William Street many times. Then one day I noticed that construction workers were there ripping things apart. Later I noticed renovations were in progress. Months passed and the old eyebrow house that had look so much in disrepair looked like it had been on one of those extreme home makeover shows except that it wasn't made over. It was restored with grace. Four years have passed since the redo. And boy does this dame look swell.

But that's not the end of the story, no pun intended. (Read the click.) I just got back from trying to take some present day pics of the front of this lovely home. Today is overcast and a new group of construction workers are finishing up on a new storm sewer project that has been going on for months. Traffic diversions, noise, and nasty cement air has messed up our quiet little town. So the photos I hoped to take did not come out as intended.

Last year the owners of the above home featured in the article in Traditional Home purchased the house directly behind them on Pinder Lane. It got snapped up as soon as it went on the market. So when I went over to take my pics I needed to see what, if anything, had happened to the Pinder Lane house. Voila! To see, you must TWITTER.

I have been told the Pinder Lane property will become the guest cottage for the main house. The pool featured in the magazine story is gone. The backyard is gone for that matter. I can't wait to see the next chapter in what the owners and their very sophisticated designer and architects (and builders, too) create. Stay tuned.

You don't have to be rich and spend a kagillion dollars to have a charming house in Key West. I've seen a lot of very chabby chic houses that rely more on "how to" more than "how much". There are some great little houses and some big ones as well that are for sale. We are in the summer slump even though summer has not officially started. The serious buyers have gone home for season.

Preferred Properties Coastal Realty, Inc. just listed a very charming two cottage compound located at 1412 White Street in the Casa Marina area of Key West.
