The asking price on this very attractive 1351 square foot two bedroom two bath condo at 833 Eisenhower Drive (#D203) just got a lot better. The new asking price is just $599,000 or $443 per sq ft. The listing broker at Preferred Properties describes the unit this way:

This building was built in 1990 so I couldn't did into my old shoebox to find any before pics of the property. However, I did find one of the neighborhood. Look just below at the aerial photo taken way back in 1918. I noted where 833 Eisenhower Drive now sits.


Nearly a hundred years later the "water front" has been infilled quite a bit including the 833 Eisenhower property but other parcels on the water's edge as well. Unit #203 is located on the south side of this three story building. It has nice views of the Garrison Bight and the pool below. At night you can see the little boats bobbing up and down in the water and the city lights twinkling in the background.

I have previously written that I used to own a guest house in Key West. I'll never forget the phone call when a potential guest asked if Key West was surrounded by water. Yes, it is. Surprisingly, however, there are not that many homes with waterfront views here. More rare are homes in or near Old Town with waterfront views. Those that do exist normally sell at a premium over other properties. Unit #2 at Harbor Lodge Condominium (located at 833 Eisenhower Drive) is a wonderful two bedroom unit overlooking the Garrison Bight and within walking distance to downtown Key West. 1800 Atlantic Condominiums are located at the edge of the ocean. There is a private beach but most people prefer the huge pool and spa. The interior courtyard is a true hidden oasis. To some the exterior of the complex looks cold and foreboding, but the interior is lush and vibrant. The complex has tennis courts, covered parking and storage, and 24 hour security.

Look at the view of the tiki hut and the private boat slip that await the owner of 30 Hilton Have Road (Unit 1) in Key West. The asking price on this 2 bedroom 2 bath 1136 sq ft first floor condominium was just reduced to $325,000. It is offered as a Short Sale. This is how the listing Realtor describes this property:

The listing agent has some very good photos that show the front (main entrance) to the building and the parking adjacent to the unit on the south. There is a rear gate that owners can use to access their homes from the rear when bringing home groceries or walking down to the waterfront pool. The agent missed one critical pic and that shows an octagonal shaped room at the southwest corner. That room is currently used as a third bedroom but it would make a great study, den or fishing trophy room.

This property was built in 1999. The unit is on the first floor so you won't have any stairs to climb. The unit is thoughtfully laid out and makes good use of the interior space. Based on the new asking price of just $325,000 this unit is offered as a short sale at just $286 per sq ft.

Pelican Landing Penthouse - Key West Waterfront - Short Sale




The listing Realtor for the Pelican Landing Penthouse unit said it all when he wrote
"Current owner's loss is your gain! Here is your chance to buy a 4 bedroom waterfront income property on the edge of Old Town. This is a very large penthouse unit in a newly renovated building. Access to boat slips included! This is a potential short sale transaction that may be subject to third party approval."
The current owner purchased this property at the height of the real estate boom and paid $1,250,000 for the property. The market turned down and at about the same time the building underwent a major renovation (with jackhammers). Revenues were down and vacancies were up. That renovation was only recently completed.

The unit is located on the north side of the building so it is the furthest removed from the street traffic as it passes at the corner of Eisenhower at Truman. Pelican Landing is located across the street from Bayview Park, the main park for the City of Key West.
This unit would make a really nice permanent home for someone wanting a water view with a boat slip but it would also make a great getaway property for an investor that wants a waterfront property with a real water view with all the amenities I will mention below for a great price.

This unit has a transient license and is currently managed by the on site manager at Pelican Landing. The main floor area includes large living room with access to huge rear deck that overlooks the Garrison Bight Marina and the Pelican Landing boat slips below. Deep water access is at the back door and sunrises are available every morning from the living room and the very large master bedroom that also has the stunning early morning sunrise views. The lockout provides ability to rent the single bedroom nightly even while the owner is using the rest of this very large unit.

This property is priced offered at $650,000. The seller is obligated to pay about $70,000 for an unpaid special assessment to cover its proportionate share of renovation costs. I Like Ike ! Key West Waterfront

Key West is famous for renaming its streets to honor former Presdients. Located at the water's edge at the Garrison Bight the former North Beach Road was renamed Eisenhower Drive. Read "The Streets of Key West: a History Through Street Names" By J. Wills Burke for a colorful description of how many of Key West streets got their names. Of Eisenhower Drive, Burke writes "From Palm [Eaton] to Truman, Eisenhower Drive runs a straight line along the shore of the Garrison Bight. Burke wrote "His name sums up the man. Dwight D.Eisenhower's boyhood nickname, Ike, stayed with him throughout his life. It reflects an affability that put everyone in his presence at ease, and it lent itself readily to the "I Like Ike" campaign slogan that helped him get elected twice... Like the man, his namesake street is direct and unambiguous."

716 Eisenhower Drive Unit # 6 in the Paradise Harbor Condominium is very "likable". In fact when I recently showed it my potential buyers stayed much longer than expected. We first looked at the developer's unit in the adjacent building. After seeing that unit, they wanted to leave. I convinced them to stay since the listing Realtor had taken his time to show this property. Big enclosed garage and storage plus a private elevator to all four floors was the same as next door. But that was the end of the similarities.

Each floor and each room of this very special place was designed for easy and comfortable Key West living. This place has no pretense, yet it is so very special. You know from the get-go that the place was designed and outfitted with the very best materials. Everything works. There is no hodge podge and no skimping.

The living space is on the second floor which includes kitchen, dining and living room. Sliding doors on the east open onto the balcony overlooking Garrison Bight. Floor three has two good sized bedrooms and each has an ensuite bath. Both bedrooms have separate balconies with one overlooking the water and the opposite toward the city. The fourth floor is the master suite. The ceiling is vaulted (like in some of the great Old Town homes) so the sense of old Key West is not lost in this 21st Century waterfront townhome. Imagine waking up in the morning with sunrise views across the Bight and walking to the private elevator to take you down to the second floor for your morning coffee. The stairway works just as well.

Remember this property also includes a private boatslip. After that morning cup of coffee you can go out to your boat and enjoy the waters of Key West.

Licensed to Make Money - Key West Waterfront Condo




Just listed (but not by me) 1500 Atlantic Boulevard Unit No. 108, Key West Beach Club Condominiums. Besides being located directly on the Atlantic Ocean (as opposed to having a view), this 1500 square foot three bedroom two bath unit has a Transient License. That means you can legally rent the unit everyday of the year to help defray costs. Unit No. 108 is offered at $895,000 or $597 per sq ft.

This is how the listing Realtor describes this new listing:

Even though our office does property management, I always tell buyers that want to purchase an income property that they should keep the property with the current property management company unless they feel that company is not doing an adequate job or the personalities don't mesh. This unit is managed by another company that does a good job. I have recommended this company to other buyers. This is how the property manager describes Unit No. 108. "Unique oceanfront living sitting 65 feet from the Atlantic. Listen to the water as ocean breezes cool you. This elegant 3 bedroom/ 2 bath unit features a huge oceanfront balcony accessed from both the living/dining area and master bedroom. The unit features central heat/air, cable TV, washer/dryer, well equipped kitchens, 2 baths, security entry, and elevator access. There is one reserved parking space. Resort amenities include heated oceanside pool, tennis court, outside cooking facilities, workout room and sauna."

Rents on all transient properties in Key West vary depending on date and length of stay. Unit No. 108 rents from $340 to $520 per day and $2310 to $3640 per week. Experienced property managers have repeatedly told me that three bedroom units (such as this) tend to rent more quickly than two bedroom units because they can accommodate more people more easily.

Every time I take prospective buyers into a unit at the Key West Beach Club they are awed by the view. Each unit is located directly on the water. None of the units have a partial water view. Every unit has a dead-on up close view of the Atlantic Ocean. The beach is just below. The neighboring units do not have views of the balcony unlike many other condos in Key West. And the ocean view at night is just magical with the twinkle of little lights on boats far away.
