This house is a Conch style (simple one storey wood frame construction) which was expanded with a large 'mother in law' addition. The mls listing shows the property as having four bedrooms which would be correct if the living room in the mother in law unit were used as a bedroom. An interior doorway still separates (or could reconnect) the main living area from the mother in law unit. The interior of the original house is more typical of homes up north in mid-America than potential second home buyers for Key West cottages expect. The mother in law unit has vaulted ceiling that adds space and volume but also takes away a bit of privacy.


The the three big selling features of this property are the size of the home, the lovely yard, and the beautiful pool. I think a new owner might want to remove the current stucco exterior and replace it with a more correct wood siding. There aren't many houses in the Old Town or Meadows area with four bedrooms, especially nice homes with a pool and off street parking that are priced as affordably as this one. A new owner might redo the rear deck and pool by converting an existing shed into a pool bar. It's not that the place as it exists is 'wrong'. It just isn't as good as it could be.

This expansive home with 3402 sq ft of indoor living space was newly built in 1999,  The home is located on the Riviera Canal across from Little Hamaca Park and which has easy boating access to the Atlantic and Gulf. The listing Realtor at Preferred Properties describes the listing this way:

Second guest guest bedroom is located on the second floor on the canal side of the home.  The extra large master suite takes up much of the second floor. This area includes a sumptuous master bath lots of closets. Sets of sliding doors open out to the covered covered second floor porch and first floor veranda.

The two car garage has a second level mother in law suite complete with its own private entrance so she doesn't have to come through the house every time she gets home from yoga classes or writing seminars.
The outdoor living area at this home is wonderful. The covered veranda wraps around the area from the garage all the way to the guest bedroom on the far south side of the home. The outdoor kitchen is shown just above.

The first time I saw any house on the Rivera Canal was at Christmas in 1993. I went on one of the house tours and a canal house was included. I had no idea the canal existed and absolutely no idea who incredibly beautiful and peaceful the mangroves are. Over the years I have shown houses on the Riviera canal and others over in Key Haven. The difference between the two is remarkable. Canal houses on Key Haven usually have neighbors on the opposite side of the canal who can watch you in your pool or on your lanai. Not much privacy in that kind of situation. There are no neighbors with opposing views on the Riviera Canal.

Bank Owned - 1221 20th St - Key West


Attention Key West bargain hunters, this is your second chance at this Bank Owned house that just went back on the market on August 8th. It went under contract right after it was listed a couple of weeks ago. For whatever reason, the house is now available a second time. I took a quick peek this morning, snapped some pics, and I am here to report that I think this is a good deal. (Not that my opinion means that much.)


1221 20th Street is located on the east end of the island of Key West. It sits on a large lot (6,900 sq ft  (69' x 100') at the corner of Donald Avenue and 20th Street. This is a family area of Key West where most of the homes, like this one, are ranch style homes. This home was built in 1965. The Monroe County Property Appraiser shows this house as having 1,646 sq ft of living space under air. I suspect the living space is actually larger than that as a former carport appears to have been enclosed to create a mother in law apartment and a back porch may have also been enclosed to create the more recent laundry room.

The main house appears to have been recently painted and updated with new carpet in the master bedroom and a second bedroom. The main living area and kitchen have Salitllo tile floors.  The kitchen appears to have been remodeled and updated in the past few years. A nice pantry sits just off the kitchen. The house appeared to me to be in move in condition.

The mother in law apartment has a living area, mini kitchen, bath, and bedroom. That would be a great place for a teenager who wants his or her own space and would add a fourth bedroom and an additional bath to the property as a whole. If I am correct about the mother in law and laundry area not being included in the Appraiser's database, the square footage would probably increase by about 400 sq ft.

I think the really attractive feature of this home is the large backyard and pool area. There is a lot of space, a nice pool in place, and lots of room to create a really wonderful outdoor living area.  A lot has already been done, but it is not perfect-yet.  But it could be. See the photos below and imagine how you could embellish this property and make it your own.


The rear and south side of the property have a lot of potential for a new home owner with a green thumb. 846 Olivia Street in Old Town Key West was recently returned to the market at the new asking price of just $439,000 or $242 per sq ft for this 1871 sq ft home that sits on a 36'x58' lot. I found an old photo (above) of this old house (built in 1908) showing the way it appeared in 1965. The photo below shows a similar view in 2011. The listing agent says the building was originally a tobacco barn. The agent describes the current use this way:
"Truly an unique Key West Property with entrances on Olivia and Packer across from the Cemetery. Originally this was a Tobacco Barn which has been renovated with recycled materials. On the first level you have a living room, bedroom and a new kitchen with the newest energy saving stainless steel appliances, front porch and side porch. Upstairs there are two spacious bedrooms with a spa bathroom and a small terrace. There is off Street parking on the Packer side."

The house is divided between the main house and what I'll call a mother-in-law suite complete with kitchen and bath. The main part of the house has a slick and sparse look that totally surprised me. The rooms are spacious and comfortable. The galley kitchen is 'arty' and minimalist. The stairs to the second floor seem to float. The two bedrooms and bath are located up there. The house is located at the corner of Packer and Olivia Streets. CLICK HERE for a GOOGLE MAP view of the area. Packer is just one block long at this location. Olivia is a one way street that heads east on the south side of the Key West cemetery. Many folks won't consider a house that is located across from the cemetery. But they should. Homes on any side of the cemetery have great open skies views. And the neighbors are ever so quiet at night. There are no guesthouses, apartment buildings or commercial properties nearby so you won't have to fight for a place to park your car. The house has a parking space anyway.
