620 Thomas Street No. 281, Key West, Florida - Affordable Luxury

Many frequent travelers to Key West will recognize the address of 620 Thomas Street as being the location of the Shipyard Condominiums in Truman Annex. I'll venture that most wouldn't associate the word "luxury" with units that they stayed in however.  While 620 Thomas Street #281 does have a valuable Special Truman Annex Transient License which permits owners to rent units for 25 weeks each year, this home has only been used as a second home by this owner. Take a look at the photos and you may agree with my decision to call this unit affordable luxury.
This two bedroom, two bath unit is about 100 sq ft larger than most of the other units and offers owners more practical use. Having a second bathroom is a plus no matter whether a condo is used as a full time home, a vacation retreat, or as a getaway with income potential.
This unit has been beautifully updated with new wood floors, sound-proofing, smart kitchen cabinets and high-end appliances, and two luxurious bathrooms. I ask serious buyers to compare this kitchen and these bathrooms to what you will probably see in many of the other units offered for sale - original kitchens. There's nothing wrong in buying a workhorse kitchen and bath. But is that were you want to make your dinner or take a bath?
Unit #281 is located about 250 paces from the Shipyard swimming pool. Depending on your point of view, that's a long way away or just about perfect.  Units that abut the pool have immediate access.  Units a short walk away do not hear the noise.

Returning visitors love stay in Shipyard condos love the location because of its proximity to Duval Street and all that Key West has to offer. The new Truman Annex Waterfront Park is getting better and better as trees and foliage takes off. Ft. Zachary Taylor State Park and Beach are within easy walking distance for those who prefer salt water and sandy feet to sharing a pool. It all works out no matter what your preference.

Some are located on Sourthard Street which is the access in to Fort Zachary Taylor park and others are tucked away in this, the largest of  the six Truman Annex communities.

The special transient license allows 25 weekly rentals and multiple monthly vacation rentals of your choice throughout the year. Enjoy the unit yourself on the weeks you are not renting. The unit has an owner's closet in the kitchen to stash your favorite adult beverages and bathing suits. The pool is located just steps away down the path behind the unit. The assigned owner's parking is located directly across from the unit's front door. Both you and your paying guests will appreciate the convenience of being close to the pool but not right upon it. And you will immensely appreciate not having to walk through the complex carrying groceries or luggage - whether it is 80 degrees outside o raining. A big cruise ship was pulling into port as I took photos of the new Truman Annex Waterfront Park which is also the home of the new Truman Annex Amphitheater.  Workers are still moving earth and doing whatever it is that has taken so long to get done. But it looks like they are almost done.  The small roadway between the Shipyard Condos and the park leads to Ft Zachary Taylor State Park and Beach. Guests in the condo will love being able to walk to the beach in about five to seven minutes.

Just Listed, but not by me, 206 - 4 Southard Street, Key West. The listing broker describes this extra large two bedroom Shipyard Condominium this way:
"This updated Shipyard condo offers a fantastic investment potential with its Truman Annex special transient rental license. Perfectly located near the community pool, with tropical treetop views, flooded with natural light, updated kitchen & bathroom, and two balconies. The unit is offered fully turnkey and ready to rent. Walk to the beach, Duval St., the Southernmost Point and Hemingway's House."
Returning guests to Key West know the location very well. The gated entrance is located just two short blocks west of Duval Street.  And in the not too distant future, the location will also be know as being near the new Truman Waterfront Park. (More on that later in the blog.) The map below shows the location of this unit just a few feet to the east of the community pool. The map also shows the designated parking space is feet from the front door.

This second floor unit has a front balcony which overlooks the parking lot and a rear balcony with a view of the Shipyard community swimming pool. If you become the owner of this unit and decide to rent it, you will soon learn the value of this location.  There are around 176 units in Shipyard. Some are located near the pool and some are located a hefty hike. Some are located near the one designated parking space while others are located another hefty hike. While most vacationers don't cook a lot of meals, they do buy some groceries and probably some liquid refreshments.
In preparing this unit for sale, the interiors were updated with new furnishings. The place sparkles. I moved to Key West just about the time the last of the Shipyard units were being completed. They were built in phases and not all units are alike. This unit has 680 square feet of living space. Some units are 520 to 580 sq ft. That's a lot of space not to have. And that extra space ought to translate into repeat business year after year.
I walked from this unit over to the new gated entrance to the Truman Waterfront Park still under construction. The place looks great. The photo just above is the direct route over to Ft Zachary Taylor State Park and Beach.  Guests will love being able to walk to the beach or maybe attend a concert at the new amphitheater.  All the restaurants, bars, and shops on Duval Street are a five minute walk in the opposite direction.
