A big cruise ship was pulling into port as I took photos of the new Truman Annex Waterfront Park which is also the home of the new Truman Annex Amphitheater. Workers are still moving earth and doing whatever it is that has taken so long to get done. But it looks like they are almost done. The small roadway between the Shipyard Condos and the park leads to Ft Zachary Taylor State Park and Beach. Guests in the condo will love being able to walk to the beach in about five to seven minutes.

The Truman Annex Special Transient Licenses expire in 2025. Do you think they will be renewed? I hear a lot of grumbling from full time residents that TA has turned into a rental community.
Dear Anonymous, There is an sunset day (expiration date) on the special licenses. I cannot predict what the city fathers will do in the future. However, I have a good guess. I think they will not kill the golden goose that provides mucho denero into the city coffers all year long from the bed tax these condos generate.
This property ceased being a live in community years ago. I tell buyers that when we look. I tell them they probably won't know their neighbors much like they won't know their neighbors if they buy a place that is actively rented as a vacation rental.
These units serve a very useful purpose. A lot of the owners use these units as holding places for their money. They do produce predictable income every year. They do appreciate in value every year (except during the recession and the BP oil spill) when they declined. But they also came back and they also stayed rented.
And they are nice little places for the owner to stay for a few weeks each year in the place most owners plan to retire.
