808 South Street #4 - Bank Owned Key West Condo

No matter whether you are a beach boy, party girl, loving couple, or just a single guy or gal looking for a nice home in a good location with a pool and private parking, the new Bank Owned condo at 808 South Street #4 in in the Casa Marina Area of Key West ought to appeal to you. This 640 Sq Ft one bedroom second floor condominium is offered at $375,000. The listing Realtor describes this Southpark Condominium this way:
"Enjoy a Bright, Airy, second-floor Southpark Condominium centrally located in the Casa Marina Neighborhood. This homes includes a heated pool, lushly landscaped grounds, front and rear porches, hurricane shutters."
 The Southpark Condominiums are a group of four World War II era buildings with four units in each building. All of the units were updated when the properties were converted into condominiums. Each of the units have been individually updated over the years since the conversion. There are two ground floor and two second floor units all of which are accessed via central front entry. Each unit has an assigned off street parking space adjacent to the building. The front and side yard of each building is tropically landscaped and beautifully maintained throughout the year. The community pool and garden is located at the rear where there is also a laundry room and storage facilities for each condominium. When you see the pool you will probably agree with me that it is one of the prettiest pools on the island. The gardens have a sprinkler system and are lighted at night. The entire side yard and rear garden area is totally secured. You cannot get into or out of the area without a key.
Unit #4 is located on the second floor. This unit, like all of the others, is a one bedroom unit. The unit was updated a few years ago when the kitchen and bath were remodeled. The unit had a central air conditioning system added as well. This unit is on the west side of the building. It has a large sunny rear balcony accessed off the bedroom. This is a perfect spot for private sunning or al fresco dining. There is even a retractable awning to keep the sun off.  The front balcony overlooks South Street. During the daytime there will be lots of people watching opportunities. At night South Street is lightly traveled after dark.
The living room runs the width of the unit and has two windows plus door to the balcony that provide nice light into the living area. A large wall of built-in shelves in the dining area offers places to display books or collectibles and add a bit of drama to the area. 
The kitchen has newish cabinets. Unfortunately, someone walked away with the kitchen appliances and cabinet pulls. The good thing about that is you will get the chance to own brand new appliances which you will have to purchase, of course. A doorway off the kitchen leads to the rear stairway down to the rear garden and pool area.
The bedroom is located in the right west rear corner. The bedroom space is quite large.  A 15 light door opens out to the second floor balcony which has a retractable awing.  Wood floors connect the bedroom, dining, and living areas.  
The bathroom was updated, but someone removed the lights, mirror, toilet seat, and switch plates from this room. I could write a book about people that pull this kind of maneuver, but I won't. Instead I'll just say a new owner can fix this unit up the way he, or she, or they want. If I bought this unit, I'd definitely repaint it to erase any vestige of the prior owner. I have sold three units in the Southpark Condominiums. This property is professionally managed.  The grounds are always beautifully maintained. As I understand it, the condo association undertakes one big project each year to keep the buildings in good shape. Each unit has hurricane shutters. The monthly condo fee is $425 which covers all building insurances, building maintenance, grounds and pool maintenance.  The association is qualified for new mortgage loans.

Just Listed - 816 South Street #404 - Key West

Just listed, but not by me, 816 South Street Unit #404 in Key West. This unit is one of sixteen condos located in the South Park Condominiums. There are four units in each of the four buildings that were built in 1958. See the vintage photo below that shows how the buildings looked in 1965. Today all four buildings are basically the same on the outside, the grounds (front and back are matured) and each of the sixteen condos are entirely different on the inside. The listing Realtor describes this unit thus:
"Rare second floor unit at lovely South park condominiums. Original oak floors, one bedroom with a 12' x 12' deck and retractable awning. The kitchen has corian countertops and a walk in pantry. There's even a small room used for over flow guests that has a washer and dryer. Swimming pool, storage and parking."

I have previously written about other Southpark Condos. They have a great location at the edge of the Casa Marina area and are also very near Old Town. Potential second home owners will appreciate the convenient location because you can still walk to Duval Street (three blocks west) or to the Atlantic Ocean (five minutes or so to the south). What you see from the street view is perfectly acceptable. What you cannot see from the street are the extraordinary gardens at the sides and rear. But it is the azur pool at the rear that makes this condo development something very special.

Each building is configured with two units down and two units up. Doors on the front permit owners to sit either on the main floor porch or second floor front balcony to watch the daily people parade on South Street. But it is the large downstairs main level decks and equally spacious second level rear decks that permit the owners very private outdoor spaces. You would be surprised at the privacy in such a close environment. (Compare that to units in larger complexes where your neighbors get to watch your every movement.) Unit #404 has a 12'x12' retractable awning where you can get that enviable Key West tan or shade yourself from our magnificent sun. 816 South Street is the easternmost building at Southpark Condos and Unit #404 is located at the very end. It gets good morning sunshine. Rear stairs take you right down to the pool. A cute cottage is located at the rear of the pool. It houses storage units for of the 12 condos plus laundry facilities. (Unit #404 has its own washer and dryer inside the unit.) Each unit also has a dedicated off street parking spot.

I sold a similar unit at Southpark Condos last year. My buyers love the place, their fellow homeowners, and the proximity it provides for everything they want to do. The grounds and pool area are always maintained so the owners feel proud of where they live and feel secure when they are at their other home up north.

808 South Street - Southpark Condos - Key West

Just listed, but not by me, 808 South Street Unit No. 204 in the Southpark Condos in Key West. The listing agent describes this second floor unit this way:
"Sunny and bright one bedroom condo located just blocks from the Southermost point of Historic Old Town Key West. This second floor unit offers wood floors, large kitchen, central air conditioning and a private balcony overlooking the large heated swimming pool."

While I have not been inside this unit yet, I can report that the Southpark units are each unique in that they have been individually updated over the years but they are also similar in that they have the same basic floor plans depending on floor level. The downstairs units have a large rear deck with quick access to the rear yard and pool. The upstairs unit have covered front balcony and a rear deck off the master bedroom for private sunning.


808 South Street Unit # 204 at 650 sq ft is almost equal in size to many of the two bedroom units at Shipyard. I think this place has a lot to offer someone who respects mid-century architecture and construction. This development has a feeling of solid construction that has weathered the test of time. There are only 16 units at Southpark condos and each has a designated off-street parking space. The four building complex has four units in each building with two units on the ground floor and two on the second floor. The front garden is always superbly maintained. And the rear gardens and inviting pool are just too beautiful.

I sold a unit here last year and my buyers love their vacation getaway property. They love the location and their neighbors. They absolutely love the kewl pool and the convenience of being able to walk to Old Town or the beach. It has all the amenities they wanted, a great price, and a very good location.
