The listing agent is right about the location. Most of the houses on either side of Johnson Street as it stretches from White to Reynolds are mini-mansions. All but a few of the houses are either new or have been substantially renovated in the past few years. This property is the lowest priced home in the Casa Marina area that is not a short sale or theat does not need substantial renovation. The Casa Marina Resort sits at the far end of Johnson Street as it meets Reynolds. The Atlantic Ocean and they beaches are two blocks to the south as is public tennis courts and Astro Land for the kids. The Key West International Airport is a five to seven minute drive and Old Town is within easy biking distance.

The asking price on 1120 Packer Street in the South of Truman area of Old Town Key West just got a little better. The price was just reduced to $998,000 or $498 per sq ft for this very large 2005 sq ft home. MAP

The listing Realtor at Preferred Properties describes this house this way:
"This is a rare four bedroom, three bath house all on one level on an extra large lot(6473 sq ft.). The owners renovated the historic cottage and added an impressive and compatible addition. This place is really fun to show. There are so many different areas outside where you can go cogitate or whatever you do by your lonesome. Those areas include two front porches, the front alcove off the kitchen, the rear deck off the living room, the deck off the master suite, the ruins from the old bakery (absolutely a killer feature-nothing like it anyplace else in Key West), and assorted benches placed in various areas around the grounds.

The two cottages are interconnected so you do not have to leave air conditioned space to go from one part of the house to another. Some compound type homes sometimes require the occupant to move from house to house in the pouring rain or beating sun. Not here.

Each part of this property has been smartly renovated and, like the outside, there are numerous interior nooks and crannies where one can go curl up to read a good book or take a nap. The master bedroom has a vaulted ceiling that gives the already spacious room an even greater feeling of importance. A set of French doors open onto the private rear deck that provides instant access to the cozy pool. The master bath has a vaulted ceiling as well. This room has a shower, separate bath, a large vanity and storage space that singles it out from the ordinary.



The living, dining, and kitchen areas are very informal but the interiors are not. There is a simple graciousness of about this place. Everywhere you look there is something to see but you are not overwhelmed by things. Instead you are awed by the simplicity of each component part.

915 Angela Street - Key West - A Homage to The Trouble with Harry

To quote Andrew's Idea "In Alfred Hitchcock’s world, nothing is more certain than death and attempts to cover up death." The author then goes on to explain that in The Trouble With Harry Hitchcock maintains his "critique of depraved humanity throughout the film, demonstrating uncannily the truth that he who hates his neighbor is guilty of murder. " But it is this line that makes The Trouble With Harry germane to today's blog about the cute little house at 915 Angela Street that is located directly across the street from the Key West Cemetery: "Turn away from death, and it’s as if it isn’t there." You will either love 915 Angela Street or you will hate it. Oh, you'll love the house. There's nothing not to like about the house. It's the neighbors. Let me tell you about the neighbors. The house next door to the west sits at the corner of Margaret and Angela Streets.

The neighbors to the rear are a couple of very large homes accessed off Canfield Lane. The neighbor to the east is a nice house at the corner of Grinnell and Angela. Angela Street is a one way street that runs from Margaret eastward to White Street. It is just one lane wide. Across Angela Street is the Key West Cemetery.

The big skies and bright sunshine from across the street will never be built upon nor will the neighbors to the west or east. The view that you see today is the view for eternity. Knowing the future in real estate is not necessarily a bad thing. The cemetery bothers the hell out of a lot of potential buyers.Some people refuse to even look at houses anywhere near the cemetery. I guess I understand. Maybe it has some of that "Turn away from death, and it’s as if it isn’t there" going on. This is why I really like 915 Angela Street. First, the place is really nicely laid out for Key West second home living. It is large enough for a couple that has a small family or friends that may drop in for an occasional visit. There are three bedrooms and two baths. The living room opens on the east to a beautiful pool. The living room also opens to the left onto a secluded deck with a hot tub. The master bedroom and bath also open onto that same deck. There is an incredibly sexy outdoor shower tucked away to the side. A second bedroom is located at the right front of the the house. The kitchen and dining area complete the main floor. There is a decent sized third bedroom or office on the second floor. There is enough separation between the rooms to provide the kind of privacy you don't see in many Key West houses. There are two separate off street parking spaces each of which is bricked. The house is just as cute as it can be. This 1350 sq ft home is offered at $998,000. This house is an easy walk to Duval Street or the Historic Key West Seaport. Both are about 5 minutes away. There is no commercial activity anyplace within sight. The Conch Trains and Trolley Cars can't go down Angela Street because it is too narrow. What a rotten shame! Boo Hoo! Locals don't use it as thoroughfare because there are speed bumps. Tourists tend to walk fast or run because, well, it is the cemetery after all. This place is super quiet. If you have seen this home before it's time for a second look. Almost every second home buyer dreams of having a second home in Key West wants the potential place to be located in Old Town. The reality is that Old Town does not have that many houses and it really doesn't have that many houses in the price range most potential second home owners want to pay. I always ask new buyers to tell me what they want in their dream home and what they expect to pay. When I show them what is available in the price range, most shrug their shoulders and accept they may have to accept less or pay more.

There is an alternative and that is to look for a new place that is nearby and that either has or could have most of the features the buyer wants. The listing a 1419 Eliza Street in the arts district just south and east of Old Town is such a property. The listing Realtor describes this house this way:
"Charming Conch Cottage, with many new upgrades, gourmet kitchen, custom cherry cabinets, granite counter tops. All G.E. stainless steel appliances, with a built in kitchen island/dinning table, with seating for seven. Double sinks and large shower in master bath. Plus a third large room in detached building in rear opening on to landscaped patio."
I recently showed the house at 1419 Eliza Street and was really impressed by it. The house has 1005 sq ft of very usable living space. The main two bedrooms are real-sized rooms that are comfortable. The master bedroom as an ensuite bath that is really nice. The living area and kitchen open onto each other so the cook is always part of the action. The kitchen is very attractive and is a major feature of this home. A set of French doors at the rear opens onto the bricked rear garden and the small cottage at the rear that could be used as a third bedroom. The asking price is $499,000 or $497 per sq ft.

This home is located three blocks east of White Street and one block south of Bayview Park. The park has an old fashioned band stand, public tennis courts, lots of trees and grass. It is the place where locals meet for all kinds of civic events and celebrations. The Tennessee Williams Home is a couple of blocks south. The White Street arts district, Fausto's Food Palace, Mo's Restaurant which has a very "eclectic menu", Island Gym, and The Coffee Mill are all within a few minute walk. If you are a boater, the Garrison Bight Marina is a nearby. If you like to play in the sand but are afraid of water, the sandlot is on White Street. But if you love the water, Higg's Beach and the Atlantic Ocean are a five to seven minute walk.

Most of the homes in this area date from the late 1800s to the 1930s. The Monroe County Appraiser says 1419 Eliza Street was built in the 1920s. But everything inside is very recent. So even though the records show that this house is an "old house", it functions like a new one.

1419 Eliza Street is a short sale. The asking price is too high in my opinion. This place will surely sell for less. The house is worth more and the location merits a higher price, but the reality today is that this house will not sell for the price it is worth because of the location and the current economic downturn. A buyer that wants a nice home in a good location ought to take a look at this little charmer. It has a lot to offer.

New listing last week and it will not last long: 1226 Seminary Street, Key West. This is how the listing Realtor describes this really sharp "condo":
"Bank Owned. Conch Style Cottage In Compound Setting. Tropical Landscape, Pool, Decked Yard. Open Floor Plan Updated Bathroom. One Block From White Street. Close To Old Town. Seller Will Credit Buyer Up To A Maximum 3% Of Sales Price Towards Closing Costs If Negotiated In Final Signed Counter Offer."
This cottage and the adjacent cottage directly behind share a common front yard entry, a common area in the rear and a pool. It's a mini-compound of sorts. The price is down right affordable at just $167,400 or $191 per sq ft. The house has vaulted ceilings, interesting architectural features throughout, upgraded fixtures, and a very serene location just across the street from the National Weather Service facility in Key West. The grounds are manicured and very attractive. The adjoining homes are very attractive as well.

The "cottage" as the listing Realtor calls it has 877 sq ft of living space made up of the great room (entry, living, dining and kitchen) plus the bedroom and bath. The place is sharp appearing from the street and even sharper when you enter. Your eyes are drawn to the ceiling and various architectural elements you just do not see in a home priced at $167,400. The drawback is obvious: you share a lot of common space with another property owner. This place will not work for everyone. But if you have people skills, this may work for you.

And there is one other thing: there is one big assed tree in the rear that has huge limbs that are kissing the roof of the cottage. The tree might even be lip-locked in a spot of too. I have no idea if the Key West Tree Commission will let the owner do anything about that tree.

There you have it. Close neighbors and a tree that could destroy your house that you may not be able to cut because of the Tree Commission. But you can buy the house for a great price and take your chances.

The listing Realtor told me on Friday she will submit all offers as soon as the property has been in the mls for three days. That probably means offers will be submitted on Monday May 10th. This really will be one of those "As Is, Where Is" deals. Lots of potential risk and potentially lots of reward.

The Best Buy in Old Town - Key West !






I have written several times about the house at 916 Fleming Street on Millionaire's Row in Old Town Key West. I wrote about this house before when it was offered pre-foreclosure at the original asking price of $3.4 million. This property is now Bank Owned. The local "bank" is in fact a local credit union that is itself in a "Conservatorship". The bank must sell this REO asset quickly. This property was reduced to just $1,550,000 on Friday. That is not a typo. That is why I say this is the Best Buy in Old Town.

This is how the listing Broker describes this truly beautiful Old Town renovation:
"Bank owned & Drastically reduced! Designer Old Town Home with 4 bedrooms plus an office and 4 full bathrooms & 2 half baths. State of the art amenities include beautiful coffered ceilings, wood walls, sophisticated gourmet kitchen, wet bar, detached pool house/office & a full finished attic. The house has got everything a discriminating owner could dream of owning. The former owner spared no cost in renovating this "ultimate" home. (Perhaps that was his downfall.) I can tell you this, you would have to spend a lot more today to replicate this house. But it would be very, very difficult to find a better location in Old Town. You may recall that I previously wrote about two of the estate homes located on this block that sold a couple of years back. The house across the street sold in 2007 for $4,340 million. The house two doors to the west sold for $3.6 million in 2006. All of the houses on this block are million dollar babies. Make no mistake about that!

712 Southard Street is the kind of property so many would-be buyers want. Now it is priced to sell. The asking price has been reduced to $699,000.

I have been selling houses in Key West since late 1996. Almost every buyer I have met with or corresponded with says the same thing "I want a place that I can eventually retire to. In the meantime, I would like to be able to rent the house and have it help pay for itself." Most potential buyers are realistic enough to realize that most properties will not totally cash flow and make them money. They just don't want the drain to be excessive. The house at 712 Southard Street has been recently updated. The house has 1026 sq ft of living space which includes two bedrooms, two baths, a new kitchen in the sawtooth addition at the rear. The house at 712 Southard Street would make a great monthly vacation rental. You can't beat the location. It is near everything but it is not next door to all the noise and commotion. People that return to Key West year after year know exactly what they want and how much they want to spend. 1305 Reynolds Street - Short Sale - Casa Marina Area - Key West




1305 Reynolds Street in the Casa Marina Area of Key West

I have written before about the house at 1305 Reynolds Street in the Casa Marina Area of Key West. I have shown the house several times. The property is now being offered as a short sale and the new asking price is $649,000 or $382 per sq ft. The new asking price seems like a bit of a deal to me. Read on.

The listing Realtor describes this house this way:
"Very spacious 2 story home located in one of the most desirable neighborhoods in Key West - the Casa Marina. The open floor plan of this home includes an entrance foyer, very spacious living/dining room with french doors to a large covered porch, a galley style kitchen, half bath and a laundry room. Originally the second floor was three bedrooms and two baths but is currently a master bedroom with private bath and walk-in closet and a large second bedroom and hall bath. The upstairs can easily be converted to 3 bedrooms if desired. Both bedrooms open through french doors to an oversized porch. Outdoors is a tropical garden with meandering pathway and a large pool and deck plus a separate storage building. There also is covered parking."
I think I have figured out why the house has not yet sold, and I have some suggestions as how a new owner might overcome some of the objections to the property. What I say is opinion. I may be wrong. I could be right. I am not trying to say anything negative about the property.

The house at 1305 Reynolds Street was built in 1976. The house is a CBS (concrete block structure) with what appears to be a stucco finish. There is a bit of gingerbread trim on the first floor deck and second floor balcony. The house does not seem to have any cohesive architectural style. It is part Conch-cute and the other part is late mid-century modern. In short, it doesn't know what it is.

The house has 1697 sq ft of living space with two bedrooms and two and one-half baths. The kitchen and baths are a bit dated. There is a little storage building by the pool that might make a a cute pool house. The remember the pool as being quite large and very deep. But I also recall that there is an abundance of concrete decking that seems blah and most uninteresting or inviting. The area gets quite a bit of sun. But there is also a shaded deck area to protect from getting too much sun. The rear area is just as ripe for renovation as is the inside and the exterior. The lower part of the house is hardly visible from the street. There is an old fashioned chain link fence in the front yard that is overwhelmed by tall greeny just behind it. A white picket fence flanks the front driveway. The two fences clash in style and function and both mimic the same dis-function elsewhere.

The inside of the house is very neat and clean but it comes across as very dated. The front garden hides the front facade and the rear pool area shows potential but potential always translates into the expenditure of money.

My suggestion is for a new buyer to develop a simple but current "theme" for the property. Since Casa Marina area has a mix of modern, traditional Conch homes, and arts and crafts styled homes, the house and gardens at 1305 Reynolds could probably go in any architectural direction a new buyer would want. I'm pretty sure a new owner would want to rip out the current kitchen and baths. The current bedroom and bathroom layout on the second floor is dated as well. The rooms are laid out in a linear fashion that is no longer "in fashion". Reconfiguring the bed and bath layout would do wonders for this house.

Finally, I would rework the whole exterior of the house. Nothing would be sacred. The pool is very large-perhaps too large. The concrete deck area is too big and unattractive.The rear needs to be redesigned to give the house a cooler and more intimate feel. The little storage building could become quite a pool bar. Maybe the concrete could be replaced with more garden area. The front of the property could be equally improved by removing all of the overgrown trees, shrubs, and chain link fence. The facade of the house could go modern or it could go "Conch" by adding Hardy Board siding to replicate the traditional lap siding we are familiar with in Old Town. The new owner could install a new CBS fence to insulate the house from street noise or go the opposite direction and put in a white picket fence to show off the clean new facade of the restored house. This would be set off with new and smaller shrubs and trees.

Of course all of the things I mention cost money. I don't do construction but I think a 1700 sq ft remodel ought not cost more than $200 per sq ft. That would be $340,000 added to the purchase price. The total price would be around one million dollars plus or minus. A good architect, designer, or contractor could give a better estimate of real construction costs.
