45 Spoonbill Way - Key West - Bank Owned

 

Recently listed, but not by me, a very clean two bedroom, two bath town home located at 45 Spoonbill Way in the Key West Golf Club Community.  This 900 sq ft two story town home has main level and second floor front and rear porches which seem to enlarge the living space dramatically.  All of the porches on this property are screened. This Bank Owned home is very clean and in basic move-in condition.  The listing Realtor describes the home this way:

Bank Owned - 106 Golf Club Drive - Key West


Just listed, but not by me, a two story Bank Owned townhome at the Key West Golf Club Community. 106 Golf Club Drive is a two bedroom home that was built in 1997. It has 810 sq ft of living space under air including what is called a "bump out" on the ground floor which adds noticeable extra room to the main floor living space. Both bedrooms are located on the second floor and each has a vaulted ceiling which gives each room a more spacious feeling. This home has first and second floor porches on both the front and rear. 
I have been inside a lot of bank owned homes in the past few years, and I have been inside a lot of Golf Club homes as well. I opened the door to this house and did not know exactly what to expect. I was pleasantly surprised to see a place that is, as the listing agent says:
"This 2 bedroom and 1.5 bath townhome is clean and is in move-in ready condition. Home has screened in balconies off the living room and the master bedroom. Property has views of the tranquil pond and rock garden and is steps from the main pool and fitness center."
The back of the house is located on The Butterfly Garden which has a small pond and walking paths that traverse the wonderfully landscape area. The views of the butterfly garden from inside the screened second floor rear balcony are magical. But it is when you get back into the garden itself your inner zen takes over. Just as I got ready to take a photo looking back toward today's home a monarch butterfly flew by me as if on cue. Too bad he got away before I could snap him.

As I got prepared to leave the house, I decided to walk over to the larger of the two pools owners at the golf club get to use. The walk took me maybe 60 to 90 seconds at most.  The fitness center is also located there.  Use of the fitness center is included in the monthly homeowner fees which are $333 (includes security, common area maintenance, and cable tv). If you are looking for a large home on the Key West golf course for a modest price, you should definitely consider the newly listed Bank Owned property located in The Sanctuary at 215 Golf Club Drive. The listing agent describes this home like this:

This house sold in May 2005 for $1,125,000, and it is now offered at just $464,900 or $291 per sq ft. The house has three bedrooms, two and one-half baths, a private pool, first and second floor front porches and rear deck or balconies, and a quiet location on the Key West golf course. The house is 1600 sq ft divided almost equally between the main floor and second floor. The main level has a bump out located just off the living room which could be used as a guest room, den, or office.

Upstairs you will find two bedrooms each of which has a door to the front second level porch. They share a bath. The master bedroom is at the rear and has an en-suite bath. The master bedroom also has a vaulted ceiling and a set of French doors that open onto its own large second floor rear porch with views of the pool below and the golf course beyond. I can imagine sitting out there in the early morning drinking coffee and watching the birds wake up as the sun rises and the sky turns from gray to orange and eventually to blue.

Newly listed, but not by me, Key West Golf Club two bedroom town home with a great view. This 780 sq ft town home is bank owned and priced to sell at $199,900 or $256 per sq ft. That is the lowest price per sq ft on a non-short sale property.


Downstairs you will find the small but efficient kitchen and open living and dining area that flows out to the deck which has great golf course views. Upstairs there are two bedrooms with vaulted ceilings that share a bath. This house has storm shutters for all windows and doors. There is a big side yard on the west side of the house. Both the side yard and back yard have a sprinkler system.


This place needs a fresh paint job and the stairway and bedroom carpet replaced. Other than that, the place looks pretty much ready to move into.

Just listed, but not by me, 50 Spoonbill Way at the Key West Golf Club Development. This is a Bank Owned beauty that I predict will sell fast and likely above the asking price of $350,000. The listing agent describes the property this way:

The side yard is large enough to accommodate a pool and garden both. There are front and rear porches on both first and second floors of this property.

This is a three bedroom unit with 2 and 1/2 baths. The main level has a guest bedroom opposite the kitchen which is located up front. The dining area and living room look out onto the golf course. Upstairs there is a large second bedroom with ensuite bath and covered front porch. The master bedroom with ensuite bath is at the rear, and it also has a covered porch with a terrific view of the golf course.


This is the good thing about this Bank Owned unit: it has not been messed up. It looks great on the inside and very good on the outside. While I would not call it pristine, it is almost in move-in condition. It is in better condition than most market value listings. So don't anticipate a lot of fix-up because I did not see much that needed fixed. (There are a couple of board that need repair, but nothing major.)
